Very disappointing experience with…

Very disappointing experience with Danube Properties.
At the time of booking, we were clearly assured that the token amount was fully refundable. We possess WhatsApp communications and call recordings confirming this representation, based on which we proceeded in good faith considering Public personality and Visibility of Mr Rijwan Sajan and Bade bhai and chote bhai from Zamlect Properties.

However, upon further review, we have identified several serious concerns:

1. *Unprofessional Conduct*
During our interaction, Mr. Atif from zamelect properties spoke disrespectfully to me. This behavior was unexpected and does not align with the professional standards associated with your organization and this behaviour doesn't seem to be professional.

2. *Pricing Discrepancies*
We were initially quoted AED 1,612,000 for unit TMZ-F16-1634 with DLD weavier, later revised to AED 1,586,000 under the explanation of a “special discount approval from Chairman” Subsequently, we were informed by another seller that the actual price was AED 1,525,000 for same unit TMZ-F16-1634. We were also told that the 4% DLD fee had been waived; however, it appears this may have already been embedded within the quoted pricing structure. These repeated price changes are unprofessional and are significant matters within the Dubai real estate market, impacting both customer trust and market perception.

3. *Market Value Concerns*
Our independent review via DXBinteract shows similar units transacting at approximately AED 1,420,000. This significant variation raises concerns regarding pricing transparency. Prior to paying the token, I had raised this point and was reassured that price corrections were pending management approval and confirmed we will get chairman approval to accommodate your request.

4. *Unverified Payment Plan & Lack of Official Communication*
The payment plan explained to us was as follows:

* 10% upfront payment
* 10% to be paid over 3 years (structured as approximately 3% annually)
* 0.5% monthly installments continuing until 2028
* Remaining balance through mortgage

These terms were verbally confirmed and recorded. However, despite repeated requests, no official confirmation was provided via an authorized Danube email. Instead, we were advised that communication could be sent through a third-party email i.e., by Zamlect properties, which we did not accept.

Furthermore, such structured payment plans and pricing approvals cannot be executed without internal authorization. Based on our understanding, individuals such as Mr. Arbaz appear to have been involved in these representations and again confirmed they will revalidate the final price from live inventory and will get required approval from chairman to give additional 2% discount on the property price. This raises serious concerns regarding internal oversight. We recommend that this matter be reviewed internally by your compliance/legal team to ensure such incidents are not repeated and that all customer communications are properly regulated and authorized. Appropriate legal accountability should be considered for the parties involved, including Zamelect Properties, to prevent future occurrences and maintain Danube’s credibility.

Given the above inconsistencies, lack of transparency, and absence of official documentation, we have lost confidence in proceeding further with Danbe Properties.

We request them to refund and they said they will process the refund and we are calling them from feb till now no response in regards of refund.
They just keep saying waiting for approval from chairman.

We also reached out to Madhu and Rama swamy executive management but no luck in any response from their side.

⚠️ Strongly advise others to be cautious:
- Do not trust Danube agents
- Always verify prices independently (including via Dubai Land Department) and also with different sales agents

If this matter is not resolved and our €5,000 is not refunded immediately, we will proceed with formal complaints and legal action.

Extremely unprofessional and unacceptable experience.

I have paid money to intrest to buy in danube by times £4000 after my circumtence have changed i cudnt proceed forward i sed i wana cancel the plan the money i paid was they saying is forfited.
Please think twice before invest money with danube

I recently bought a unit at Timez by Danube and I’m really happy with my experience. The team was super helpful, professional, and made the whole process easy. The project looks amazing and I’m excited about the location and amenities. Highly recommend Danube to anyone looking to invest!

I had two units at sparklz by danube one of best decision with the best doctors payment plan, every time danube comes with a social offer and a post handover plan !!!! Danube is truly one of the most credible developers and value for money

Delivery never on time , cheap material

Very bad customer service , delivery never on time !
You wait for whole week for delivery and that day with your chosen time , they come when they want
First order, they called my husband they said they are coming , my husband left work and wait them more than a 2 hours …
Today I expect delivery, After I make a call to check what’s happening with order in the middle of conversation
Delivery guy hang up on me

And yes they use very cheap material !

Danube properties are expensive

Danube properties are expensive , they don’t actually show the hidden payment plan .
They only lure people in making booking and when your money gets locked , you have to continue with there payment plan

Stay away from Danube

Stay away from Danube. They have worst processes and don’t know how to deal with customers. They will give you hard time. They are good in wasting time. Even when you send an email they don’t even reply back.

I purchased a unit in Bayz

I purchased a unit in Bayz, and unfortunately, the quality has been quite disappointing. There are recurring plumbing issues almost every 15 days, visible cracks on the walls, and an unpleasant odor near the main entrance due to poor drainage design. I’ve been considering selling the property, but the current market price doesn’t justify the rate I paid four years ago. In fact, better and more reasonably priced developments are now available at the same price point. It’s been an overpriced investment, and I’m now left with no option but to sell at a loss.

My worst experience with Broker who worked for Danube Properties

I purchased the property from Danube via real estate broker (Prime view Properties) vice president Mr.Abhishek Naik (00974 54 7952428) and he agreed to pay me 4% as a loyalty bonus after property registration at DLD.
Mr.Abhishek gave confirmation through email (company domain) and through WhatsApp message about 4% loyalty bonus. Mr.Abhiske said in Dubai we can’t give you commission, however we can give you 4% loyalty bonus on total property value.
As soon as he received his commission from Danube he blocked my number and said I am no more working with Prime views Property, I tried to contact Danube Sales person Christopher Chu +974 504171576 about this issue and he said this is between prime view property and you, we are not aware about your deal. I tried to call the owner of the Prime views property Mr. Himanshu Jain +974 586408977 and he said Mr.Abhishek no more working with us, if you want anything you can directly call the Danube and said don't call and contact Prime vies property. I felt this is scam or there moduse operandi to fool the Investor. If anyone need more in details what happened you me I am ready to share my worst experience please send me email
