I live in one of their buildings in Greenwich
We are clearly being over charged by Galliards and when you ask for invoices … they don’t find them or refuse to provide them.
Some of the concierges are rude as hell.
When raising issues with the river walls we are not heard and seen. Soon they will ask us to pay for repairs but when a business has its boats hitting the wall constantly and not ask for repairs… who is to blame ???
And now they want to introduce a business renting van in the middle of a place where people are living .
And it’s without talking about the very poor manager we had the last 3 years … just useless and not respected by his own colleagues . The new one will have a lot of work to gain the trust of people back !!!
I won’t speak about the leaks ( had one from 2016 to 2023every winter) The cladding because I could start a book…
So just avoid… biggest mistake of my life was to buy a flat from Galliards
Update after your answer :You ask me today send an email to GEM
, they just don’t answer !!!! Gem is not on trustpilot and can’t get an agreement with ombudsman as they are not registered!!! So I stick to my review
( just need to add for new buyers be careful of the poor materials used and crappy appliances)
By the way , greenwich council refused the application of enterprise after the mobilization of a lot of neighbors who would have been affected by GEM lack of judgment and common sense

Terrible company who treat their leaseholders with contempt

This organisation wishes to convert our communal areas within our gated community into a 24 hour car and van rental business operated by enterprise rent a car. Objections have been escalated to Galliard who cannot even be bothered to acknowledge receipt. Avoid these properties at all costs.

FYI the responses below requesting us to refer our issues to GEM - please be assured they have been copied from the outset to no avail.

Profiteering with disregard for leaseholders

Galliard and trust are words that should not appear on the same page let alone the same sentence. They appear to be able to cherrypick the terms of a lease which I, obviously erroneously, believed was legally binding to both parties who signed it. Does that give me the option to do the same?

I have an apartment in Lewisham - Galliard are significantly overcharging on the service charge - we have given an ultimatum for the production of invoices for the last demand and are waiting for their reply to prove that they have not overcharged us - they are slow reacting - really not very happy with the way this legitimate request has been treated.

I live in one of one their complexes in Greenwich. It is a private residential with many towers. And Galliard now wants to explore the private area renting to a third party some of the parking spaces. They want to create a side business with Enterprise allowing them to park in the spaces around the building. Parking Vans, in a community residential area, with families, kids, dogs. Merchandise a private area. This is horrible and seems very disrespectful as well disturbing. We pay our services charges to have a nice are to live, and they want us to accept a business that will bring a lot of unknown people, this is unacceptable and it is dangerous to the community.

Just been billed £405 as an extra cost for remedial works. When we asked the company that did the work they said it cost £228 per flat. We are asking for copies from Galliard of the tender document and invoice. They refuse to supply. Profiteering?? If you buy a Galliard flat expect to keep paying them for ever

Now trying to find out why @galliardhomes are exempt from the S20 rules that plague all other companies

Just received the annual service charge demand - it is now more than 2 months rent!

The continuous communication and updates made me comfortable as being knowledgeable of what is going on.

I would like to thank Keri and Martine at Galliards for their support and endless help with my recent purchase at their Wimbledon development. Nothing was too much effort and without them, the initial thought of the whole process had petrified me. Thank you again Team Galliards!

I had a problem regarding a Combi Microwave which got spoiled and was beyond economical repair. I tried to get a replacement but couldn't find same product with same dimension from any other company. The main distributors of the product will only sell to companies and not individuals, consequently I couldn't replace it. When I contacted The Senior completion Manager, Ms Martine Hamilton and explain the situation to her. She immediately decided to help me and sent an email to the main distributor who has got in touch with me and are willing to sell the Combi Microwave Oven to me. Ms Martine Hamilton always goes above and beyond to help resolve situations and problems when I contact her. If you call and leave her a voicemail, she will return your call. She always looks for solutions at all times.

Stay away from buying any of their properties
In Wimbledon they have their own property management company (called Galliards Estates Management).
When I purchased here a 1bed the service charges (SC) was around £1,499/year in 2021..now for 2024 is £3,390 an increase of more than 100% and more than 50% increase each year
This was despite being told SC won't increase massively or much year on year
Needles to say if you own a 3bed with parking space you're looking at almost £8,000 year just for service charges
Do we have any special amenities like cinema sports room fancy reception or roof terrace etc? Nop...in fact we have no amenities except reception and some gardens
When you look at the budget they charge astronomical amounts for most silly things and nearly half a million a year for electricity...
I would have given them minus one Star if possible...all in all by far most vicious company I came across in my life...zero competence and 1mil % nerve to slap residents with astronomical SC
So if care about your wallet stay away from them and any of their property sites

PS: updated 19 Dec - just to understand the greed - they're now asking for a £25+VAT fee to actually pay the extortionate SC in monthly instalments - so not only they have ZERO interest in helping residents pay these outrages fees, but they're also charging MORE money for things that you'd expect to be free and included in such a high SC

Do not buy a property from Galliard Homes. They don't value their customers especially leaseholders. They only care about exploiting them with higher service charges equating to over £3000 per year. They don't care how hard you have worked to buy your property for your family and what they agreed with you during purchase. Their only goal is profit at your expense even if it means you not being able to buy your kids anything this Christmas due to extortionate service charges. Even their legal team lack integrity by calling the service charge in leaseholders agreement a completion fee. They are ruthless and not to be trusted. So if the deal sounds too good to be true- it probably is because at the end of it is higher amounts of service charges irrespective of what you have agreed and the size of your property. I repeat please DONT BUY A PROPERTY FROM GALLIARD HOMES.

The response from Galliard Home staff doesn't make a difference because the bottom line is that Galliard Homes sold me a property on the basis of the service charge in my leasehold agreement. At no point did they disclose GEMLimited higher service charge which is almost triple what is in my lease agreement. Both Galliard Homes and GEMLimited are not to be trusted. Ive dealt with both and they have denied the service charge in not just my leasehold agreement but all leaseholders agreements in the building. The most ruthless and unreasonable company I have ever experienced. Save your money and buy a property from a company that has integrity and treats valuable customers like leaseholders fairly.

Trying to sell a flat in one of Galliard's developments as a probate sale. A purchaser was found but he has now been informed his mortgage company will not lend him the money as the service charge is excessive in relation to the value of the flat.
Also Galliard are now trying to sell a communal garden which we had been told was part of the development. AVOID GALLIARD HOMES

Helpful staff who provided prompt assistance and attention

the whole construction delay period is way too long.
We are not satisfied by your appointed law firm Zhonglun, their responses and service are not in a efficient and professional way..

the completion and handover process is just ok. the most response from your team is" pls contact law firm."

It is not a happy experience, maybe we are a just foreigner buyer.
Actually some of our friends in China recently chose other developers to invest RE in UK. As we know, most troubles we had didn't happen to them.

I don't think reviews are real. All leaseholders are very unhappy about unfair and high service charges. When I purchased service charge was £1500. Within 2 months it has been increased by 200% and it is now over £3000. Since June inflection gone down, But still we need to pay increased service charge . When we asked invoices of expenses and profit and loss account ,we didn't receive.

They helped me to complete my apartment on time .

Five-stars for Galliard Homes Sales, Customer Service and After Sales teams would be a gross underating of their professionality, dedication, intergrity and kindness towards their customers. They are genuinely dedicated to make customers happy understanding that a happy and satisfied customer is a driver for a healthy business growth and stronger brand reputation.

At every stage of the purchase, snagging and the after sales care, Galliard Homes teams would literally bent over backwards to make the whole process as swift, seemless and stress-free for us as possbile. There is no issue that they would categorise as trivial. Even the tiniest issues would receive their full attention, and yield an immediate and conclusive response. What makes the team so special is that you get all the above accompanied by sincerely happy smiles by everyone in the team at every time you approach them.
