If I could give zero stars, I would
If I could give zero stars, I would. This agency has been an absolute nightmare from beginning to end. I’ve just completed the purchase of a house through them, and the condition I received the property in was nothing short of disgusting and dangerous — and the estate agent’s response has been completely unacceptable.
On completion day, the seller didn’t even provide a back door key. Some of the other keys were broken, including one for the garden door, which is completely unusable because the lock is broken. The estate agent shrugged this off and offered me a £75 refund for one missing key — as if that would fix everything.
But it gets worse. When I walked into the house I had just spent my life savings on, I was met with a complete mess. The place was filthy. There was urine left unflushed in the bathroom, piss stains on the carpet, and the kitchen was disgusting — covered in grease, grime, and filth. It was clear that no one had cleaned or even bothered to prepare the house for handover.
And the DIY work left behind is a serious fire and safety hazard. A water filter was installed right above the washing machine’s electric sockets, posing a clear risk of electrocution and fire. Several wires hanging from the walls all over the house. What kind of unregulated, dangerous nonsense is this? And why did the estate agent allow this property to go to completion in such a state?
This agency facilitated the sale of a house that was unfit to be handed over, and once they got their commission, they completely washed their hands of it. We raised all of these issues with them and the only action they took was a £75 key refund. That’s it.
No follow-up, no accountability, no remorse. Just a “not our problem anymore” attitude.
I feel utterly deceived and let down by this agency. Their lack of care, responsibility, and professional conduct is shocking.
❌AVOID this agency at all costs unless you want to be ripped off, ignored, and left with a disaster of a property while they walk away with their money. They should be ashamed of how they operate.

We’d like to provide some context around the events following the completion of your purchase through our agency.
After the successful completion and key collection, you informed us that the back door key had not been left by the seller and that the door had been left unsecured. As you were due to go away the following day, we fully appreciated the urgency of the situation. Jo made multiple attempts to reach the seller, leaving several voicemails, but unfortunately received no response. As a result, you arranged for a locksmith, and we offered — as a gesture of goodwill — to cover the cost of replacing the back door lock (approximately £75). We understand that you also chose to replace the front door lock for added peace of mind.
Later that evening, you contacted us with concerns about the condition in which the property had been left. Owen responded the following morning, before 10am, to acknowledge your concerns and to express our shared disappointment. However, as we explained at the time, the condition of the property upon handover is legally the seller’s responsibility. Estate agents are not party to the contract of sale and therefore have no authority to enforce standards regarding how a property is left. Any issues of this nature must be addressed through the legal representatives involved.
We absolutely understand how stressful moving can be, particularly when things don’t go smoothly. We're truly sorry that your first impression of your new home was a negative one. That said, we must clarify that none of the issues you encountered were within our control or caused by our agency. We believe we acted promptly, professionally, and in good faith to support you wherever we were able.
You are correct in quoting Densie — she did say she would rather not be having this conversation. That comment came from a place of genuine frustration, as she had already explained on several occasions that the matter lay completely outside our remit as agents. Despite our willingness to help, there was, unfortunately, nothing further we could do.
To set expectations more clearly: no estate agency in the UK is legally responsible for checking, cleaning, securing, or preparing a property prior to the new owner moving in. While we would love to provide such a service, it is not something any buyer can reasonably expect under current industry standards. As we’ve stated in response to a review left on another platform, these responsibilities lie solely with the previous owner, and regrettably, we have no authority to enforce them.
We always strive to support both buyers and sellers fairly, and while some matters are outside our control, we do our best to go above and beyond — as we endeavoured to do in your case.

We purchased a house through Hern & Crabtree, and the experience has been absolutely appalling.
Upon receiving the keys, we found the property in a vandalised and disgusting condition. The boiler doesn’t work, the electrics are non-functional, and to top it off, there was urine soaked into the carpet. It was clear the house had been vandalised before handover — and yet Hern & Crabtree either didn’t know, didn’t care, or worse, turned a blind eye.
One plug socket even had a leaky canister hanging above it which burst into flames and posed a serious safety hazard.
After the sale Hern & Crabtree have become totally unresponsive.
The remedial work will cost thousands upon thousands.
No transparency, no warning, and absolutely no support once the issues were discovered. We are now left facing significant repair costs and health hazards, immediately after completion.
For example, I spoke to Denise who showed no sympathy when I raised all of these concerns and she said, and I quote, "I'd rather not have this conversation".
If you’re considering buying through Hern & Crabtree: don’t. Their handling of this sale was irresponsible, unprofessional, and deeply disappointing.

All the staff at Hern & Crabtree have been extremely friendly and responded quickly to any questions. We were kept informed of the progress of the sale at every stage. We would particularly like to commend Gina for her diligence in progressing the sale.
We would, however, have preferred to have been notified by ‘phone of upcoming viewings, rather than arm’s length email notifications (which we then had to follow up with a call to clarify details).

Hugely supportive during a stressful time.
Had a complicated year of selling the property I owned with my ex-partner (handled by Hern & Crabtree) then looking for a new property. A couple of initial places with other agents fell through, but H&C were great when I got back in touch of knowing my situation/requirements, and making recommendations based on my preferences and what I was looking for. Other agencies in Cardiff seemed more concerned with pushing whatever properties had come up, rather than finding an appropriate match. The process was long and arduous, but H&C genuinely helped support every step of the way.

House sale!
I chose Hern & Crabtree (Pontcanna) purely owing to them having a 'window' on the High Street in the area of the house I was hoping to sell.
Plus a good recommendation from a friend who had recently used them (an ex Estate Agent herself)
An area stuffed full of Estate Agents.
It was going to be an emotional time for me as the house in question was a most cherished home.
From start to finish, these guys have been amazing!
I first met Rhodri (Area manager) and he took time with me over coffee discussing valuation/ options etc.
Then there was Anna O'Mahoney (Office manager) who also sat and spent quality time backed up by an 'in-house' team of equally wonderful people..
Mitchell & Natalya...et al!
Mine wasn't an easy ride, never easy when selling a house - but these guys were amazing.
Excellent communication, each step of the way.
Fab photography in first instance.
Advertised in all the right places.
Realistic pricing.
Plus helped guide me in right direction when choosing a Solicitor (who was also amazing!)
