No care for residents, just bottom line
I moved to the elms nearly two years ago and my mum has always wanted to move here since. During this time I've gone over the site plan and various plots with the sales team so many times to see which plots could be suitable for my mum. The sales team knew that having electricity in the garage was non negotiable. Typically the only garages that don't have electricity are where it would need to be run across another plot. Once my mum's house sold she chose a plot and at no point did the sale office say it didn't have electricity in the garage. Not even during the reservation. She would never have chosen this house if she knew and the sales team knew this. Mum completed yesterday only to find that there was no electricity in the garage. Absolutely devastated for my mum.
On top of this, they changed the plans without any communication. So where my mum thought she would have nice flower areas either side of the front door, she now has a ridiculous ramp on one side. The ramp apparently is because the step up would have been too high. However the ramp raises the area in front of the door just marginally and still requires a step up into the house. The ramp is a trip hazard and I raised this with the sales team. The only answer we got back was the reason for the ramp. Whilst I understand this, the error clearly comes from them not building to spec in terms of road height to house height. No apology and no communication for their error. Mum was highly disappointed when she saw this. Visiting the house last night, I tripped up the ramp step so as expected it's a dangerous trip hazard. If you're going to put a ramp in, why not do it properly and take it either up to the door height, or at least a middle ground between the road and door height. Whoever came up with this and whoever signed this off should really have a word with themselves. The ramp was also created on the side of the house going away from the garage. Why would it not go in the direction towards the garage? There was also a small path that goes to the pedestrian footpath. Apparently it was too much effort to match up this path with the ramp path, so they just threw some ugly gravel stones in the gap. Same where the path meets the pedestrian path.
The garage was built with a service door which was not on plan. Site Manager didn't even notice. The sale staff noticed about a week later when my mum asked to go round there. Service door would have been going into someone else's back garden. How can you not notice this? Me and my mum had noticed it as soon as it was built, about a week or so before this visit. Maybe if he was out on site more rather than sitting in the sales office drinking tea all day more would get done and more would get noticed.
As for my own home, almost two years, snagging not completed. Had someone round in June 2025 who did nothing with the list of remaining issues. I haven't ever chased or been difficult. Then with staff changes I had the misfortune of a trainee visiting my house. She Absolutely should not be visiting houses alone as she just isn't competent enough and her behaviour is also unacceptable. Then after explaining that I would struggle over the next couple of weeks to be available, she sent a rude email telling me that if I didn't respond to her email that she would mark all jobs as complete. I questioned her openness to lie and asked her if she would also commit fraud by signing off the snagging but no response.
Then there's the photo that someone at hopkins took of another residents van outside my house. This resident was recommended to me by the sales team to install additional kitchen units. However it seems that because the resident has complained and not backed down over his snagging, Hopkins have decided to be childish and vengeful by requesting head office if he could be asked not to park his vehicle there. So is he meant to carry all his tools round to my house to carry out the work? Absolutely pathetic. Photo seems to have been taken by someone at the sales office. How could your staff be so vengeful that they would actually try and prevent a resident from earning a living?
Loved this place when I moved here but the staff changes have ruined this place and they just don't care. It will take another long review to go through all the issues I've had with my own home.
One final thing, my mum's house wasn't even clean when she completed yesterday. Same thing happened with my house.

Extremely disappointing aftercare and customer service
We bought our new-build home from Hopkins Homes in July 2025 and within weeks reported persistent creaking and movement from the flooring. Almost a year later, the problem is still not resolved despite numerous inspections and repair attempts.
Floors have been lifted, tiles removed, carpets pulled up, skirting removed, walls and ceilings opened up and, most recently, additional supports installed beneath the floor. Despite all of this, the same noises remain.
The biggest disappointment has been the customer service and complete lack of ownership. We have been passed between site managers, customer service staff, contractors and contracts managers, repeatedly having to explain the problem and chase for updates.
We now have 29 pages of email correspondence relating to this issue.
We have also had 26 days affected by inspections and repair appointments, including five occasions where contractors failed to turn up despite confirmed appointments. As we are both self-employed and run our own business, every day spent waiting for contractors means lost working time and income. We deliberately arranged appointments around our quieter days to minimise the impact.
Deadlines and promises have repeatedly been missed. Hopkins’ own Contracts Manager described the situation as “a shambles”, acknowledged that he had “wasted some of your time and days”, and said it had “gone on far too long.”
Despite this, the problems continue.
We have now been told that Hopkins believes the remaining noises are “within tolerance”, despite the numerous failed repair attempts and the latest work involving lifting the floor and installing additional supports.
We have now escalated the matter to the New Homes Ombudsman and NHBC because we have completely lost confidence in Hopkins Homes’ ability to resolve it.
We understand that defects can happen in any new-build. What is unacceptable is how Hopkins Homes have handled ours — repeated failed repairs, missed appointments, missed deadlines, poor communication, being passed from person to person and having to continually chase for answers.
After almost a year, 29 pages of emails, 26 affected days and numerous repair attempts, we are still left with the same problem.
Based on our experience, I would think very carefully about the level of aftercare and customer service you can expect from Hopkins Homes once you’ve bought the house.

The residents surely haven't been living there long and yet they already seem to lack care for the place. Houses closest to the sales office had left used poo bags outside the front door. There was rubbish everywhere. Not a single house down one road appeared to have ever been weeded. The houses looked messy and unkept. In another area the smell of bins was horrific. No idea how the house next to them could manage to have their windows open. I thought most new developments usually had something written in the contract about the appearance and upkeep of houses.

I would never recommend a Hopkins Home
I bought a home in December 2023 on Blyth Vale Halesworth and regret doing so. We have had nothing but problems since.
It's obvious there is no quality control.
Here are some of the issues we have experienced -
- Large chunk of upstairs window sill missing, hole in another and another cracked
- render was missing around bathroom window
- Leak at midnight under kitchen sink and the emergency number given had been changed without any redirection. The plumber they used the next day had to come around 4 times before replacing a part only on my insistance . I was fed up with them trying to keep tightening the joint.
The cabinet was ruined and had to be replaced in doing so they damaged the front door when getting new cabinet into the house which then needed repainting.
- the lawn is horrendous do not let them turf your garden. They do not level the ground , do not clear debris and do not use the amount of topsoil they state.
The NHBC are looking into the matter even though it's over 2 years ago. (The lawns on their Chediston estate look like they may have same isues)
- now have discovered a serious crack in garden wall which could be foundation issue.
If you buy a hopkins home check everything inside and out upon completion!
A Positive Experience with Hopkins Homes!
We had a really positive experience selling our home through Hopkins Homes' part exchange scheme and then purchasing our new home. The whole process was simple, straightforward, and hassle-free from start to finish. We found the design of our house thoughtful and well crafted, with that clever charm Hopkins Homes brings!
We particularly valued being given the opportunity to sell privately as part of the process – a nice touch that suited our circumstances well and gave us extra flexibility.
Communication was excellent throughout, with a smooth handover whenever team members were away or on annual leave, so we never felt left in the dark. Any questions we had were answered quickly enough.
A special mention for Kim, who was fantastic throughout – knowledgeable, reassuring, and always clear on timelines and expectations. That clarity made a difference for us and we appreciated it!
Kim has been a great asset to the process, and we couldn't recommend her, and Hopkins Homes, highly enough!

Not a very good experience
Not a very good experience. All smooth at the start but then things dragged on, some of which was due to my circumstances, and a total lack of flexibility from Hopkins. It was other little things like very few updates, a total lack of options/choices, I asked for regular photos as we live 150 miles away, got one, taken out of the door of the sales office. Render colour changed last minute. Site manager couldn’t have been less interested, when I said I was keen to get in before school in Sept for my daughter, he literally shrugged his shoulders, wife was told ‘your house isn’t the only one we’re building’!! We pulled out of the purchase, reservation fee was kept but no communication, receipt or confirmation provided.
Moved on….

We’ve had an ongoing issue with the grouting in our kitchen floor, a structural engineer has also been out luckily the house is sound. He told us there was not enough screed under the tiles meaning the grout is constantly cracking open. We’ve now have a hole in our floor for over a month. Hopkins are very good at selling houses but there customer service and aftercare is shocking and we’ve had experiences of rude staff we are now also being ignored by the company so we will be contacting the NHBC this weekend about the ongoing problems

Potential buyers, do your research before purchasing a Hopkins Homes property. My experience has involved ongoing defects, repeated unsuccessful repair attempts, poor communication, and unresolved complaints that have dragged on for months. Misrepresented by sales and left with a design flaw
We purchased our new Hopkins Home based on clear verbal assurances from the sales representative, Daisy, that our garden would be a flat, usable space comparable to the show home. As we are not professional landscapers or civil engineers, we trusted the expertise and "premium" reputation of Hopkins Homes to deliver what was described.
Since moving in, we have discovered the garden is a steeply sloped "landscaping nightmare" that is physically impossible to level due to fundamental design conflicts created by the developer:
1. Damp Risks: We cannot raise the levels without breaching the neighbor’s garage damp proof course.
2. Structural Failure: We cannot lower the levels because the boundary gravel boards have been installed with insufficient depth, meaning the neighbor's land would collapse.
We were unable to inspect this during the official home demonstration because the Site Manager did not have the keys to the rear doors—a significant oversight that prevented us from raising concerns before completion.
Despite their own contractors admitting on-site that the levels are "completely off," Hopkins' head office has responded with a "fob-off" email, hiding behind technical drawings that were never explained to us as laypeople. We were sold a level plot but delivered a significant financial and structural liability.
We expected much more transparency and integrity from a developer of this size.

Unexpected Help
We were buying a 2nd hand Hopkins Home from a vendor who was buying a new Hopkins Home - we had a few problems relating to our sale and the help we got from Hopkins Homes was superb even though we weren’t buying from them ! In particular Katherine Grant was an absolute star, with her knowledge and contacts we were able to keep our chain intact and complete our move, which at times looked destined to fail.
Since moving into our 5 year old Hopkins Hones the local sales office team have been extremely helpful regarding our house specifications etc so I have nothing but good things to say about them and our house !
If only all new homes teams were like Hopkins Homes moving house would be a lot easier
