Bought a new little home for my son at Levens View ,Ulverston .First time I have bought a new or even newish house and was expecting the whole process to be a little fraught.Credit where credit is due-from Jordan in the sales office to Tony and Tim in the site office, electricians and fitters on site-Everyone has been extremely courteous,polite,and helpful.I would definitely recommend this company to others.

We purchased our first home from Rowland Homes at Levens View. From the start, the sales representative Jordan was absolutely brilliant. The purchasing of the property was hassle free, he kept us up to date with the build status and was very transparent throughout the whole process. The only issues that we encountered were with painting and decorating, grounds work and minor issues with the kitchen and heating/hot water however, these issues were with different the trades that were contracted by Rowland Homes so were completely separate. Our snag list is well under way too.

Not sure how Rowlands get these reviews. Anyway, before they conspire to get this one pulled, any chance they can reply with one word answers to the following?

1. Do Rowlands think the standard of surfacing and in particular Kerb works on Pear Tree Grange is acceptable?

2. Bearing in mind it’s taken three attempts to get to the current state of Shoddiness, I think each customer deserves compensation for the inconvenience thus far, I reckon £250 each is fair enough, do you agree?

3. Are you embarrassed that a new development in an ideal spot has such an appalling finish, despite Kerbing and Tarmaccing being fairly straightforward?

4. Are you embarrassed that even after one of your Directors said the Road contractors were poor, that you used them once again, with the same end result?

**Update** No reply or acknowledgment from Rowlands, the Spraypaint on the Footpath outside the House is still there well over a year after telling them about it, and they are so Customer focused, that a Canopy that leaks every time it Rains is met with the reply that as it’s over two years old, it ain’t their problem. Be warned, as soon as they get your money, you become nothing more than an irritant to them.
Now, they will probably have you believe I’m a moaner, but surely a moaner would have kicked off about the maintenance man getting white ceiling paint on a cream wall - I didn’t.
A moaner would have made them rip out the stairs that don’t fit correctly - I didn’t.
A Moaner would complain about the Garage doorframe that flaps loose every time the door closes - I didn’t.
Currently they are making a 5th attempt at getting the paths and Driveways up to standard, resulting in patchwork Tarmac everywhere.
Buyer’s need to aware of Rowlands atrocious attitude, which is an absolute pity, because the Houses are well designed and really good looking Homes, and I like mine. I pointed out to a Director that they could have an excellent reputation to be proud of if they actually communicate etc, but nowt changes.

We recently moved into Finch Park by Rowland Homes and are extremely happy with our home.

From the early bird reservation to moving in, we were updated by Kiera weekly on the progress of the house build which was really useful for planning our move. Since we have moved in, the site managers have again been super helpful and quick to respond to any issues or snags we had.

We cannot fault the service we have received. We would recommend Rowland Homes to anyone thinking of buying a new build.

We moved in one of the Roland homes new build at their Finch Park development. The process from the initial visit to the sales office to the reservation and final key collection was seamless and smooth. We got support through all the steps facilitated by Kiera. She was absolutely brilliant. The finishing of the house was good except some minor cosmetic snags that were sorted out once it was mentioned to them. I will definitely recommend Roland homes to anyone interested in buying a house.

We have been recently purchased and moved in Rowland property in Finchpark.It is perfect. We are happy with the service of Rowland ,especially Kiera ,she has been amazing throughout the whole purchase process from early bird reservation and she always keep us uptodate with every stage and was very professional and knowledgeable when responding to our queries and questions. My husband and I purchased a house from Finch Park Development in Mosley Common. Kiera has been amazing throughout the whole purchase process. We were always up to date with the build stage and Kiera was very professional and knowledgeable when responding to our queries and questions. Kiera has excellent customer service skills and she always made us feel valued customers. When we collected our keys and site management took over, all 3 Gents from Site Management Team (Simon, Neil and Andy) were fantastic sorting out the snagging. I will definitely recommend Rowland to my family and friends. 5 stars from us!

Completed today on a house on the Leyland \Farington development. Very happy with the property and Andrew the salesman has been brilliant all the way through, approachable and always happy to help. He has helped the process be as smooth and stress free as you could hope it to be.

We recently moved into our Rowland home at Levens View Ulverston. We are generally happy with our house on this lovely new development. Jordan,
the salesman has given us outstanding customer service throughout our journey.

We had a few snags as you do with new builds, but we are pleased to say that these are now being resolved. UPDATE We have been in our new home for one year now. Still a few issues have not be resolved. The roof ridges above our garage is a mess. Two cracked ridge tiles on main roof. This was pointed out the week before we moved in! This has just been resolved. Our patio doors did not fit properly. Someone was sent to adjust them. But they soon got misaligned, to the point where we had to fill the gap with draft excluder to prevent cold air entering or heat escaping. We recently discovered a leak under basin in cloakroom. The plumber came to have a look but was unable to fix the problem! We are still waiting for plumber to come back. The leak has slightly damaged skirting boards. Had two new build properties in the past, build by Beltway Homes , where a small amount of snags were put right before we moved in.

Shocked at the whole process and attitude from the staff and management towards a potential customer.

Been waiting all year for a price release to which we were given a call by the sales rep a week before expected release date to tell us the 'good news' that the plot was to be released at expected price, completion date and within the 'Help-to-buy' price bracket.

No less than a week later and after having followed up ourselves were then told that the plot is going to be above the expected price and beyond the required build date.

We were not provided any other alternative other than to pay the price or cancel whereas others on the same site were provided other options. Judging by some of the other reviews on here, we're not the only ones this has happened to.

I bought my first house through Rowland homes, what a mistake from the day I moved in I have had nothing but problems. A huge snagging list that included a new bathroom and re tiled during to tiling over the wrong tiles they put in. New carpets, 3 leaks , holes in the walls, holes in the felt broken tiles on the roof sloppy mastic work, garden was a weed filled sloppy muddy mess,windows and doors that do not close and in some cases do not open decorating not done, generaly the whole house was and still is a mess my patio doors have also since broken. I have been living in the house for 12 months now and still have out standing snags to finish after constant nagging to the site foreman been lied to and let down time after time even booking time off work so jobs can be done and not have them turn up to fix the work.shoddy workman ship through out. With none of the extras I had paid for done when I moved in. I have still not managed to decorate 12 months down the line due to work still needing to be done! This is not just the case for me it seems the be the norm after talking to my neighbours that are also waiting on things to be sorted in there homes.
My advice is stay clear and buy a reno as you will have just as much work to do in that as your so called new build! If you are buying one pay for someone to check the snags as they hide lots of shoddy work and be prepared for a long wait and to be lied to lots!

I remember the first time we walked into the sales office at the Cottam/Preston site and soon as I spoke to Steve I knew he was the guy we’d do business with.

Having been around a few of the sites that day, he applied himself very professionally, mixed with a bit of Wit thrown in to make experience more fun and relaxing. He didn’t pressure us and something worked as I already had my eye on on our dream house.

We were in the process of completing the transfer of contracts for our new home in January, but we did have a few hiccups on the way. Our house sale fell through so we had the pressure of selling our house all over again and getting Rowland to give us more time and patience whilst we started from scratch.

Due to solicitor issues at both ends we could of easily lost the house.

At the latter stage Steve seemed to go out of his way and went above and beyond to reassure us and we felt he was on our side pushing it over the line. He got involved with our technical issues and help to push everything in the right direction. For once we felt more than just a sales pitch and he genuinely made it very personal as could of easily replaced us with another buyer.

Overall Rowland seem to put the extra effort in, even Jordan up in Levens view (Ulverston) always made us welcome when we went to view the showroom to our type of house.

Hopefully (fingers crossed) we should be moving into our new property in August when building should be complete, and as promised is on schedule.

I purchased a house on the Rowland Finch Park development, and everything was progressing fine until close to the due date, and then the pressure tactics and threats of them selling the house to someone else start if you're not able to meet Rowlands demands

We had the demo 7 days before we moved in & already noted issues that probably should have been done before they do the "big reveal" on your brand new house.

They did a great PR job around how helpful they would be following moving in that they'd be around to resolve snags and issues - after 8 months in our property we're STILL waiting for issues to be resolved that could have been easily completed months ago.
They consistently make appointments, then either don't show up at all, or on time or move them when they're supposed to have started, and thats only when you can get hold of them or get them to commit to a fix. It seems their priority is getting the other houses built to take as much money as they can

I suppose everyone goes through this with all the other property developers when they buy a new house, but as this is the first new house I've bought, I have no basis for comparison, but the follow-up after buying the house could be massively improved in my opinion

**EDIT** The review seemed to kick start them in to action for about 2 weeks, and it's gone all quiet again now. You'll see that "Customer Care" have said to email them in their response, but all they do is pass on your email to the site team who do nothing with it - hardly customer care

We purchased our house on the Levens View estate, we first saw the sign that the estate was being build and contacted the sales executive Jordan, we were unsure which type of house we wanted to buy so visited different sites to have a look, Jordan was a font of information and advice he arranged any visits we needed. We did chose a house and have lived here for 11 months now, Jordan was so enthusiastic and professional, he is a credit to your company. All the people who work at the site are very helpful, we love our house thank you.

Purchased this house new in 2018. Quality issues from day one. Ive just taken up my stairs carpet to renew and have now found some treads are damaged under the carpet they supplied. The repairs they made have given way and treads are moving. Have decorator booked to come next week which now isn’t great timing. ROWLAND homes quality control needs getting a grip of. I’m a site manager my self and would be embarrassed to hand over a house in such a bad state.
I never got a invitation to snag the house before completion . I wonder why???

Having bought a brand new home before, three times actually over the years and each time having had very un engaging experiences with the sales person I was reluctant to go a fourth. But the position of Levens view and the styles of homes really pulled me in
I need not of worried though as Jordan the sales manager on site has been nothing short of a genius. He explained each phase throughly and made it really easy to digest, a cheeky chap with a very professional and knowledgable grace about him, you can’t help but want to do business! Felt more at ease that his previous customers now living here came to visit and are very happy and it’s easy to see why they adore his character
I can’t reserve my plot yet, and as advised by Jordan this could be another six months away! But I am eager and I’m assured I’ll be contacted when the homes are released for sale which are of interest to me

Great from start to finish!
Keira kindly guided us through the process from before the house was built till the moving in date. Very helpful and understanding of our needs.
The homes are very beautifully designed taking thought to appreciate families moving in.
With good size doors inside and wide spanning bedroom windows the house is full light and very open spaces.
The separate heating upstairs and downstairs gives us control of how much heating we use as these days its not needed to heat up a whole house.
The smart chrome fittings give the house a nice classy finish. We are super happy with the house choice we made for us. The garden being the cherry as was much larger than we had imagined in our minds.
In terms of after care once we moved in, Andy always giving us positive vibes and had made sure any adjustments and bits and bobs that needed attention were taken care off and all signed off.
Even after signing us off he offered to help while around if anything goes a miss.
So far so good.

Bought a new Belgrave home and moved in August 2021. The staff at Rowlands are friendly, courteous and very helpful throughout the house purchase journey from viewing, selection all the way to moving in. So far the house has lived up to expectations. The only issue has been the house shrinkage (which was explained to us before moving). The saleslady and the site manager have gone out of their way everytime to help with any issues that arose once moved into the property. So far so good. Thank you Rowland.

We moved into our Rowland Homes house at Levens View, Ulverston 3 weeks ago. As with most newbuild houses there were a few issues which needed to be resolved. Fortunately the Sales Rep Jordan, who is based on site has provided excellent support throughout this period and the months when the house was being built, giving advice, when required and excellent support throughout.
Both he and Emma have made the stressful time of buying and moving into a newbuild house as comfortable for us as possible and have assisted in resolving problems in an enthusiastic and professional manner.
We feel fortunate to have this support
