I have watched Samuel Leeds on YouTube for a long time and value the information he shared. Finally decided to join the free webinar. The first time, I joined late and missed the beginning so I signed up for the next session. This time I joined from the start to the finish. Guess what - it was pre-recorded! When we got to the end, he said the exact same things and it was the exact same questions from the chat. I gave the benefit of the doubt because I’ve seen these tactics before and it’s a way to save time for the teacher (who has a lot of other things to do, understandably).
I was moved by the value offered in the £97 2 day property training (claimed to be worth over £1000) and decided to sign up. I was genuinely expectant that I would learn and be able to start my journey.

Day 1 - the session lasted around 6-7 hours. After two hours I had a headache because Samuel was just loudly promoting himself, his success and the success stories of others, who had worked closely with him and made money. Some of these I’ve heard on YouTube btw so nothing new. The rest was hype about becoming rich - selling a dream to make people desperate to be apart of what he was selling. At one point they asked us to check out the type of dream house and car we would like.

I stayed for over 6 hours and I can tell you that it was 85% as described above - the other 15% was what we signed up for.

Don’t fall for the review responses on here where they reply saying the academy is optional. Absolutely not! That was upsold throughout the first day.
I have time stamps in my notes where Samuel said he wasn’t even going to sell the academy, if we want to join we should speak to our coaches. Guess what? That’s a sales tactic called indifference and it’s powerful. Despite that, he went on to use stories to pressure us e.g the 15/16 year old boy with cancer who persistently reached out to him on instagram to be mentored, had no money to join the academy, and Samuel told him to wait a year - work get the money via a loan, whatever - the boy later got his grandmother to take out a loan for him to join the academy. He became a success and made lots of money in 3 days. He also referred to a nurse who also wanted to join the academy and had no money but an overdraft. His words to her were ‘you’re already broke’. This enabled her to take out a loan also. The academy costs almost £12k guys!

Samuel is using these stories to indirectly pressure the participants to take out loans to pay for his academy, during this 2 day sessions - despite hardly providing the value he promised in the free webinar. He’s essentially using these stories to say you can be successful too if you want it hard enough - you will get whatever it takes to get mentorship and go to the next stage.

It’s manipulation and it’s wrong.

I could understand if in these two days we were genuinely taught and equipped with everything we need to start, then after earning we can choose to join, but he spent the majority of the time hard selling academy with indirect sales tactics! He even had the audacity to congratulate the 7 people who (apparently) signed up to the academy during the training - who knows that was true, or if it was FOMO tactic. He also made comments referring to people who join the academy as ‘serious’. Sorry, but I’m not getting into a large debt for anything. If he started from scratch why can’t we? There was nothing in that training that you couldn’t find for free online or via his YouTube channel.

I was so fed up by the end of it. It was all just a sales funnel to get us to the academy. I lost trust in Samuel’s integrity. I sent an email to be removed from the course and refunded. Then I unsubscribed from his social media platforms - he clearly isn’t who he portrays online. He is by large making money from these sessions and exploiting people’s desperation to do so.
Sure you can join the academy, it’s ultimately a choice, but you shouldn’t have to be badgered for two days with hype and sales tactics. The two days should be training (after all we paid!) and focus on that alone!

Furthermore- the review responses on here are full of gaslighting. Don’t believe any of it. They will respond to reviews saying event is suppose to be an introductory one and the structure is made clear throughout, with no obligation to proceed with any other programmes — it’s a big lie! Those of us who have sat through at least one day of this know what we have heard, seen and felt.
They further gaslight you by responding that the balance of the programme structure/delivery may not suit everyone — big lie! We paid for a training programme to talk about property! Not hype about becoming rich, not someone’s success story, not upselling on the academy, not uncomfortable comments about people being broke & unserious, not negative thing people have said to Samuel - property!

It’s been a long review but to conclude - AVOID!

I can honestly say that joining the Samuel Leeds Academy has changed my life. It has opened up a whole new world of opportunities, introduced me to an incredible community, and allowed me to build some fantastic friendships along the way.

One of the biggest benefits has been surrounding myself with like-minded people who are already where I want to be and who inspire me to think bigger, push myself further, and achieve more. As a new member of the Samuel Leeds Academy, I found the Deal Sourcing Module incredibly valuable and practical. Before starting, I understood the basic concept of sourcing deals, but I lacked a clear system and the confidence to take action. This module provided both.

What I liked most was that the training focused on real-world implementation rather than theory. The lessons broke the sourcing process down into simple, actionable steps, from building relationships with estate agents and analysing deals to speaking with investors and packaging opportunities professionally.

The biggest takeaway for me was learning that deal sourcing is ultimately a relationship business. The module taught me how to approach agents confidently, qualify investors properly, and focus on creating genuine value rather than trying to "sell" people.

I also found the goal-setting and accountability exercises particularly useful. They encouraged me to set measurable targets, take consistent action, and develop the mindset required to succeed in property sourcing.

As someone new to the academy, I now feel much more confident about:

Speaking to estate agents
Analysing potential deals
Building an investor database
Understanding compliance requirements
Taking action instead of overthinking

I joined the Academy in August 2026 and just completed the BRR Course and I must say the content is really really good. It is very practical and interactive and I enjoyed all the quizzes at the end of each module.

I was frightened of properties before I joined the academy because I thought they were expensive and out of budget but I no longer look at them the same way. Now I drive past a road and I am eyeing properties.

I will highly highly recommend the course and the academy as a whole.

An Excellent Financial Freedom Challenge Experience

I would like to say a massive thank you to Samuel Leeds & Jag Khalsa for the time, support, and guidance they gave me throughout the Financial Freedom Challenge.

They took the time to nurture me step by step, making sure I understood what I was doing and helping me build my confidence along the way. Their knowledge and professionalism were clear throughout the challenge, and all my questions were answered.

One thing that really stood out to me was the accuracy of the information provided. I know this because I took detailed notes throughout the sessions and went back through them to check the information. Everything was clear, accurate, and valuable.

Both Samuel & Jag are likeable characters who make the learning experience enjoyable while maintaining a professional standard of service.

You can tell they genuinely want to help people understand the business and take the right steps toward achieving financial freedom.

The learning portal is also a wealth of information, especially when it comes to understanding Rent to Rent. It explains the process in detail and provides valuable guidance that you can refer back to as you put what you've learned into practice.

For me, this challenge has been a fantastic success. It has grown my confidence, strengthened my understanding of the business, and shown me what I am capable of achieving when I put the knowledge into action.

This training was a huge eye opener to the reality of properties and how to practically navigate to terain. You could learn or know whats on papers until its time to apply them and so they take you hand to hand to show you the realities and practicalities of doing it. I also learnt alot about numbers,they show you that numbers dont lie and being sincere in doing business brings you to safety of resources. Give it a try and learn and atleast invest in yourself. Grow daily,grow slowly and win big.

I highly recommend the Rent 2 Rent Financial Freedom Challenge with Samuel Leeds Academy. My coach this week was Ashley Hyland and she is engaging and knows her stuff. She used her extensive experience in running hotels and serviced accommodation to guide us on how to find and stack R2R deals.

Great FFC R2R Coach Nina was brilliant. Really helpful and informative, made the whole challenge smooth and got so much out of it.

Summary:
I transferred a £14,897.00 conditional deposit for a training programme before receiving the formal written agreement. Upon receiving and reviewing the contract, I identified terms that severely restricted standard consumer protections, including shifting governing law to Dubai (UAE). Per Clause C.3 of their own agreement, payment does not create a binding contract without signature. I declined to sign and requested an immediate return of my funds. Despite written confirmation that my refund was approved, the funds remain withheld, my contact severed communication on messaging apps, and this sudden cash flow block has caused severe operational disruption to my business and personal distress.

I transferred the funds on 21st September and finally received those funds back on 8th October.

Full Account:

I am posting this review to provide a factual, objective account of my experience so prospective buyers can make fully informed decisions before transferring funds.

* Payment Preceding Contract Disclosure: I transferred £14,897.00 via bank transfer to secure a place on a training programme. The standard Business Agreement was provided only after payment was completed.
* The Contract Terms: Upon reviewing the document, several clauses led me to refuse execution:
1. Governing Jurisdiction: The agreement moved legal jurisdiction and dispute resolution offshore to Dubai, UAE, rather than operating under English law.
2. Consumer Protections: Standard UK statutory consumer dispute and cancellation protections were displaced in favour of commercial terms.
3. Uninspected Services: The terms required acceptance of a curriculum and service prior to inspection.
* No Contract Formed: Under the company’s own agreement (Clause C.3), payment alone does not create a binding contract; the agreement only becomes legally binding upon formal execution. Because I declined the terms, I never signed the agreement. Legally, no contract has ever existed.
* Withholding of Conditional Funds: I formally declined the contract within an hour of payment and requested the immediate return of my uncontracted funds. Instead of remitting the funds, the company cited internal review windows of up to 20 working days. Terms I never agreed to.
* Communication Breakdown: While pre-sales communication was immediate, post-request communication ceased. Despite receiving an email confirming my refund had been approved by management, cleared funds have not arrived, the company stated they would no longer discuss the case, and direct messaging channels were blocked.
* Operational & Personal Impact: Retaining nearly £15,000 of working capital has severely harmed my business cash flow, directly precipitating payroll failure and the resignation of my sole employee. As a disabled man protected under the Equality Act 2010, navigating this abrupt communication blackout and financial strain has caused acute, measurable distress.

Advice to Future Buyers:
Do not transfer any deposit until you have the actual written agreement in front of you. Review the exact corporate entity name, governing jurisdiction, and cancellation terms in writing before sending cleared funds. Sales conversations and the fine print of the contract you are asked to sign afterwards can be fundamentally different.

Update: 'Your refund was approved and actioned within 24 hours of your request, in line with our refund process, which we confirmed to you.' - This is untrue. This was no refund as no contract was ever in place. It was a conditional deposit. This made their 20 working day limit null and void. I had to obtain a crime reference number from the police anti-fraud team, contact both banks for recalls which is now being investigated under FCA regulations, and the county court. I was told no emails would be replied to and my contact blocked me on whats app. All evidence was submitted to the financial ombudsmen supporting this. These last few weeks have been very troubling. I'm being very conservative here.

It took 18 days to receive my funds back which was under no legal agreement. Even by their own terms the contracted refunds takes between 5-10 days. This was withheld funds. They shut things down unilaterally by stating 'we will no longer comment on this' - run the contract through an LLM.
