Thorough, friendly & efficient
I was recommended to Dan at Ark Surveyors by a friend and he did not disappoint. He was really responsive to my questions over email and made the survey appointment very quickly, which helped to show the agent that we're serious. Dan called me same day to highlight the main survey findings ahead of sending over the report, which was invaluable as we wanted to know where the main costs would be. The report itself came 5 days later and was so incredibly detailed, including photos to back up everything written down, which made understanding some of the notes so much easier. I can't fault the service we received - thanks so much.

Very thorough and detailed survey
Very thorough and detailed survey. I was happy with the fact that I was called on the day of the survey to make me aware of the more problematic areas to be considered prior to completion of purchase. This allowed me to start rectifying issues quicker than waiting for the full report, which was incredibly detailed to say the least. The photographs that were taken were also useful as this allowed me to fully understand the report better and see the issues that had been flagged. Top work.

Excellent service
Dan carried out a level 3 survey on an unusual property we went on to buy and put our minds at ease. He is professional, friendly and takes the time to explain his findings as well as record detailed info on the areas that needed further investigation. The house in question had been empty for a while so was a bit neglected, so for us the level 3 was worth every penny. As he could explore areas that we were not brave enough to do while there with the buyer (namely the attic with it's tiny little ladder). Dan is a fountain of knowledge and won't hesitate to answer questions even after the survey is completed. We now have a part-timbered structure house ( we brought the property in the end) so have continued to ask his advice on this quirky house of ours. Thank you Dan and Ark Surveyors you helped make a stressful experience more manageable - you won't recognize the place now!

Lack of consistency
The Surveyor was supposed to call me the same day of the survey between 4 and 6 pm but hasn’t done it. I have sent him a message and called him but he didn’t come back with any specific time and at the end he called at 8.30 pm. A real pack of professionalism.in his briefing in the call he also mixed up with other properties he has visited the same day. I found the report a bit superficial in place in terms of so what and recommendations. I have to explore it in more details with specialists. A bit disappointing service !

Thank you for the review and we are sorry to learn that you have expressed dissatisfaction with the service that we have provided. I can confirm that the survey was undertaken on the 20th of January 2023. As indicated in your review the surveyor was meant to call you between 4 and 6 pm of the survey and he did.
I can confirm that the surveyor called you at 17:48 and at 20:24 pm on 20.01.23. You informed the surveyor that you will call back as you were on public transport. You later called the surveyor at 20:35 and the conversation lasted for over 15 mins. At no time during the call, did you express any dissatisfaction. On the contrary, you thanked the surveyor. On the 26th of January, the surveyor sent you a report a day before the deadline. The report was very comprehensive and in compliance with the RICS level three report. It was not superficial as purported and the report contained photographic evidence of all defects found.
We trust this review of your concerns provides confidence that the matter has been fully investigated and provides clarification for the basis of the survey undertaken.

Very thorough level 3 homebuyer survey
Dan was highly recommended by a friend to conduct a homebuyer survey and I was not disappointed. The process for the quote, appointment and report was quick and very straightforward.
After the appointment Dan followed up straight away to provide high level feedback, with a very detailed report sent soon after.
I appreciated the time Dan took to answer all my follow up questions and explain anything I did not understand.

Level 3 Homebuyer survey
We had Dan conduct a Level 3 Homebuyer survey for us. He was able to quickly arrange the survey and we discussed the outcome of the survey the same day on the phone. We received the written report 6 days later.

Faultless service
The home buyer level 2 survey has been very thorough, dense of information and inclusive of pictures, as requested. I informed them that I was a bit in a rush, and the report has been delivered Sunday evening, after just three working day. Dan, the surveyor, called me back promptly when I requested some additional info about the evaluation and his answers were clear and informative. I am very satisfied and I would use them again.

I have commissioned a Level 3 Survey Report with Art Surveyors and am very satisfied with the report and Dan's service. Dan gave a call on the day immediately after the survey to provide a verbal feedback and followed through with a very comprehensive report within a week. Level 3 building survey
Dan responded to our request for a quote very promptly, and did a very thorough inspection with lots of advice, despite having a slightly injured leg (!). The report was just as thorough and was sent to us a day or so early. Would recommend (he's probably reached most easily by phone).

Didn't notice tilting floors
A reasonably thorough survey (Level 3) - except that the surveyor failed to notice that every room in the house tilts. Floors, doors, skirting boards, fittings etc all tilt.
They said they couldn't be expected to notice this because there was some furniture in the rooms.
My appeal failed because I wasn't able to arrange a professional report on the tilting in the time-frame (a few days) demanded by the appeal process.

Thank you for taking the time to leave your thoughts regarding the survey undertaken on the 26th of November 2021.
You made a complaint on or around the 19th of May purporting that a tilted floor had been missed. An appointment was subsequently booked to re-inspect the affected areas as you alleged. During the investigation, you refused to answer a very simple question as to whether or not the recommendation given in the report for further exposure and structural engineers' investigation was followed. Both of your complaints to the redress scheme CEDR and Ark Surveyors were found to be without merits.
The affected area was full of furniture, and this has been evidenced by the independent redress scheme. The Surveyor is not expected to move furniture or lift floor coverings during the inspection and has specifically reported under Section F4 that no inspection of the sub-structural floor construction was possible. This is also within our terms and conditions and RICS guidelines for a level three survey.
It is also important to note the Surveyor has reported the foundations of the main superstructure are likely to be positioned at a shallower depth than would be required by present-day standards. This may account for the settlement that has occurred to the ground floor foundations, as again, this would not be unusual in a property of this age. It is also mentioned in the report that some sections of the report were found to be uneven.
WithinSection D4 Main Walls, the Surveyor has recommended further investigationsshould be undertaken by a Property Care Association (PCA) damp and timber treatmentcontractor and a structural engineer. This element was allocated aCondition Rating 3 (red) to alert you that defect(s) existed which requiredfurther investigation. In the event this advice was not followed, it isassumed you were willing to proceed with the purchase in the knowledge theSurveyor had observed unusual cracks to the rear elevation and recommendedfurther investigation by a structural engineer. Whilst we appreciate thismay not directly be related to the existing sloping floor, it would have beenprudent to follow the advice in order to make sure any observed exteriormovement was historic in nature, and not likely to be ongoing, resulting infurther settlement internally.
Whilst your disappointment is appreciated, we trust the above hasprovided clarification regarding the concerns raised. It remains our view that the Level 3 HomeSurvey was conducted with all reasonable skill and care to the standards setout in the Terms and Conditions of Engagement which were agreed with you.
You had 10 working day to appeal, and you refused to. CEDR hasalso further vindicated the surveyor that your report was thorough as echoed byyourself and that no further action is required by Ark Surveyors.
