No support or customer service
I have emailed so many times and had no response, I am not able to log in to make investment, when i try as new customer it says you already have account, when i put my credentials it say login details wrong, when i try forget password nothing happens, emailed so many times and all i get back is someone will get in touch its been months and few emails but no reply. if login in is so hard imagine once you invest how hard will it be to track or get your investment back.

Regarding the issuance of shares, these are issued once the property linked to the investment has been successfully acquired and completed. Some properties take longer to complete than others, as we follow a thorough due diligence and conveyancing process to ensure that each acquisition is carried out properly and in the best interests of our investors. While this can occasionally extend the timeline, it is an important part of protecting the underlying asset and maintaining the integrity of the investment.
For investors who would prefer a structure where shares can be issued more quickly and are not tied to the timeline of a specific property acquisition, we would encourage exploring our Wakala investment option, which operates under a different structure.
With regard to the missed call, we sincerely apologise for the inconvenience caused. The appointment in question was booked with only six minutes’ notice, and at that time our customer service team was already engaged on other scheduled calls, which meant we were unable to respond in time. We would also like to note that we made two attempts to contact you later that same day, but unfortunately we were unable to reach you.
We fully understand how frustrating this experience may have been. Following this incident, we are making adjustments to our booking system so that appointments cannot be scheduled with such short notice, allowing our team to prepare properly and be available for each call.

CrowdToLive product is not market rental as they claim
I rarely write Trustpilot reviews, but I felt this was important for fellow Muslim consumers considering CrowdToLive (Bayuti).
During my discussions with their team, I was told the rent you pay is based on “market rental value.” However, after requesting several example calculations, it became clear that the rent appears to be derived from a fixed formula based on the investor’s share of the property, not the actual rental market in the local area.
For example:
- Property value: £250k
- My deposit: £100k
- Investor share: £150k
- Quoted rent: £1,170/month
- Property value: £270k
- My deposit: £100k
- Investor share: £170k
- Quoted rent: £1,263/month
Working backwards from these figures shows the rent is roughly ~9% per year on the investor’s share, regardless of the property location. When I asked for examples in both Birmingham and Luton using the same deposit and property values, the rent was literally identical — despite real market rents in those cities being very different. The agent my wife spoke to confirmed it is a fixed rate based on investor share! a single formula is being applied nationally, which is very different from what most people would understand as “market rent.”
What concerned me further is that none of this calculation method is stated anywhere on their website. When I asked directly for the formula so I could plan potential purchases, I was told it was “confidential.” However, as shown above, the calculation can be easily inferred from the numbers they themselves provide.
I also asked for:
- A Shariah compliance certificate
- A sample contract
- A sample tenancy agreement
None of these were provided.
The Shariah certificate was not available on their website and I was repeatedly told to “find it online.” When I eventually located one elsewhere, it had already expired in December 2025.
I was also told that you only receive the full terms and documentation after you find a property, view it, make an offer, and submit it to CrowdToLive for approval. Only at that point do you gain access to the detailed terms and conditions. Personally, I wasn’t comfortable proceeding that far without seeing the legal structure first (Alhamdulillah I didn’t get that far).
The sales process itself feels quite controlled — you have to book calls with their sales agents, and it isn’t obvious who you can simply call and speak to directly.
Ironically, during a 30-minute conversation with their Head of Sales (Pankaj, I believe), he ended the call by encouraging me to leave a Trustpilot review based on how he had presented the model — so here it is.
To be clear: this model does not appear to price rent based on local market rental values as claimed. Anyone considering it should compare real rents for similar properties (for example, 3-bed houses in Luton vs Birmingham) and run the numbers carefully themselves.
My intention isn’t to attack the concept, but to encourage greater transparency. For a product marketed heavily to Muslim consumers, clear information on pricing, contracts and Shariah certification should be readily available from the outset.
Companies like CrowdToLive can and should do better.

We would like to clarify a few points for readers who may not be familiar with how Crowdtolive® by Bayuti operates.
Regarding the rental calculation
The payment made by the occupier for the portion of the property owned by investors is determined using a structured pricing framework. While local market conditions are taken into consideration, the pricing is not based solely on the geographic rental market.
The calculation depends on several factors including:
-the size of the buyer’s deposit
-the proportion of the property owned by investors
-the applicant’s credit profile and risk level
For example, someone contributing a 5% deposit cannot expect the same pricing as someone contributing 40–50%, as the level of investor participation and risk exposure is very different.
The framework is therefore designed to ensure the structure remains balanced for both the homeowner and the investors supporting the purchase.
Regarding the formula itself, it is important to note that financial institutions, whether Islamic or conventional, do not publicly disclose the internal pricing formulas used to structure their financial products, and there are good reasons for this. Crowdtolive is no different in that respect.
Regarding documentation and transparency
As with most financial institutions, detailed legal documentation is provided once a transaction is progressing and a property has been identified, and once the applicant has passed the initial eligibility stage. The reason for this is that the legal structure depends on the specific property, the financing arrangement, and the buyer’s individual circumstances.
Providing full transaction documentation before eligibility is confirmed can create unnecessary confusion. For example, reviewing complex legal agreements and providing internal pricing methodology and structural details when someone is not eligible for the product in the first place would ultimately be a waste of time for both the prospective customer and the business.
Regarding Shariah compliance
Crowdtolive operates with a Shariah compliance certificate issued by the Islamic Finance Council. This certification is valid for one year and is renewed annually following a review and audit of the structure.
