Was asked to be the guarantor for a rental agreement for my daughter. Canopy dont seem to realise that people who retire like myself may have modest pension income but essentially run down savings/assets including of course income from them. Their process relies on regular income like a salary only it would seem! Have had some ridiculous feedback from my income references (this is after providing bank statements, pensions, annuity and savings statements) and the process is hugely intrusive and rigid. All for 600 pounds a month rent!
Full access to your bank records ('open banking') is what they seem to want. Yet another demand this morning! Agents need to use somebody else not this terrible 'service'.
I called Canopy with a query, and Leah was kind, understanding, and incredibly helpful. Great service and a lovely person to talk to!

So bad - flabbergasting !
So I have a perfect score on Experian and they tell me that “I may be at risk of not paying my rent due to my credit score, unless I pay for their credit score service”.
This is literally blackmail and providing misleading statements to the landlords.
Their UX is the worst ever, inflexible, does not accommodate to input bonuses or any other source of income, like wtf this is so ill conceived.
They don’t even have a customer service address or number, that tells you a lot…
I spoke with Katy and she was extremely helpful and pleasant and took care of my issue.Thank you so much.

Worst experience ever - Lost a flat because of them
I had (sadly) to use CanopyRent for referencing - their process was super slow (why does it take 3 days to process a simple employer reference) and they could not process correctly my income so it kept failing (like they cannot do a number x 12, seems too complex for them, or understand the concept of gross vs. net salary), in spite of me uploading payslips, open banking, and full HMRC summary - like I never interacted with something so inflexible and people so lazy and just clueless on the other side - I can't wait for them to be replaced by AI
Was super easy to use, Was going to give it 4 stars when running into one issue with one refernce, But Erin from customer support was super helpful and sorted the few issues I had :)

Awful Awful awful. The whole verification process is just short of bullying. I have never experienced anything this bad. Non stop emails, information requested is far beyond "need to share" basis.
There's a limit to what you legally alowed to request. My enhanced background check didn't need that much information. And never ending emails and aggressive approach for information is just Not ok.)and im not even a tenant.
Leah was great, we had a query and it got resolved quickly and efficiently, would highly recommend
