I've been investing in crowdproperty for almost a year now. I use the autoinvest feature as it makes life easy. I just send the money to my isa autoinvest account and they invest £50 into each project. I top up only a few hundred every month which is fine for the auto invest but if you would like to start off with say 10k then this would be an issue. I haven't tried yet to invest into individual project myself as I have read its difficult to get into them as the projects get filled within a minute most times. This is a good sign as people believe in crowd property vision. So far so good. Don't let me down crowdproperty I have faith in you. Thanks

Great Communication and trust with this company over the 2 years i have used them...
however I've recently converted my funds into the auto-investment Portfolio and i have to say I'm really not impressed... funds are being dripped out into numerous projects in £50-200 increments which is far lower than my maximum pledge size...
i've ended up with a backlog which they are struggling to clear. I think the only way for new people interested is to stick to the standard portfolio and be there ready to pledge at launch
If you're somebody who wants to set and forget id look elsewhere. I was looking for a minimum management solution which is why i changed to auto-invest but I'm now wondering if i have to shop around for a firm which can handle the volume, which is unfortunate

Frankly baffled by the high ratings. It was easy to set up my IFISA and they respond promptly to emails, which is nice, but nearly two months on and only 20% of my funds are auto-invested. I simultaneously transferred the same amount of funds from my Ratesetter ISA to CrowdProperty, Kuflink, Proplend and Loanpad, taking the auto-invest route with all of them. My funds are already fully invested with the other three platforms.
The CrowdProperty FAQs says "You will be kept informed of our estimated time to fully invest your AutoInvest funds on your AutoInvest portfolio page." No you won't, there's nothing there.
Considering the high ratings here, things must have deteriorated recently.

Thoroughly professional in everything they do, clear and easy to use website and fantastic returns in the current climate.

CrowdProperty is a great platform which appears to be well run and profitable. the only downside is that they are a victim of their own success in that all new projects get snapped up in seconds and autoinvest, which is designed to overcome this, is always restricted to £50. At the moment, they are repaying me faster than than i can re-invest! The big risk is that they take on more properties to rectify this and lower their safety criteria. We don't want the possibility of a repeat of Lendy, The House Crowd or Funding Secure (all of whom I got caught by).

Definitely one of the most ethical and well managed P2P Property lending platform out there. Benefits go both ways for me and will keep on going for the long term. Will keep auto-investing going to make sure I get a piece of the action.

I've been investing my money with CrowdProperty for several years now, with no defaults - i.e. 100% payback of capital and interest - and on a couple of delays (understandable in recent months with the pandemic) the communication has always been good. My only frustration is that I can't get as much money as I'd like into the projects, but AutoInvest means I can at least get some money in.

On the face of it, Crowd Property tick all the boxes...until you actually try to invest! After much research I opted for these guys as my first venture into peer-to-peer property lending and committed all my £10k savings into the Crowd Property ISA. I studied the upcoming projects and decided on which ones to invest in. My first few attempts failed spectacularly as the projects were funded - apparently almost immediately - and I was left still faffing about halfway up the form. No matter, I put this down to my inexperience and fully expected to "get a piece of the action" as I gradually familiarised myself with the whole investing process and became much slicker. I did indeed become much slicker and I now manage to fill out the investing form in about 4 seconds… but I am still missing the boat by miles and the projects become fully funded in milli-seconds. How the hell is this happening? It’s not as though I am investing the full amount available – far from it. For a £2000 limit I have decided on £500 max. To make matters worse I regularly get confusing error messages immediately after each attempt. For example, my latest attempt to invest £500 in in the Hulme Road project launched this morning (£2000 max) elicited the error message “the maximum you can invest is £346”. I very quickly changed the investing amount to £200, to which I received the error message “the minimum you can invest is £346”. Whaaaat??? So I quickly tried to amend to £346…. guess what?....the project became fully funded! This sort of thing happens every time now and is VERY frustrating!
OK, so let’s try the much vaunted “Auto-Invest” facility. Great, this works…hang on…only £50 invested today against the £2000 max limit? There's no facility to increase this amount. At this rate it will be well over a year before my £10k is fully working for me. This is not what I signed up for.
I’ve now left £1000 in my standard portfolio with the rest drip feeding at snail’s pace out of Auto Invest. I try to invest a portion of my £1000 in every single project that becomes available. All of which makes a complete mockery of Crowd Property encouraging investors to carry out their due diligence, properly research each project and pick and choose which projects to invest in. I have abandoned any notion of research and just (presumably) join the frantic throng to invest in a project…any bloomin’ project….every single time! The speed that projects become fully funded defy belief. I honestly think that a minority of investors are cornering the market and are using bots (or something similar) to enable them to invest in a split second. It is impossible to fill the form out any quicker than I am doing it. It would be interesting to see what the investing patterns are to check this theory out, but of course, that could never be made available. This whole scenario works very well in Crowd Property’s favour by the way with investors having to leave thousands of pounds uninvested and effectively in Crowd Property’s bank account for months….years? This leaves a very bad taste.
Come on Crowd Property, there has to be a more equitable way of sharing out the opportunities. How about if you invest in a project then you are automatically disqualified from the next one or two that become available? As things stand. I am utterly disillusioned with Crowd Property. I’ll leave my full £10k to drip-feed through and will post again when it’s all invested. Lay your bets on how long that will be! But I won’t be investing any more. I strongly encourage anyone who is seriously considering Crowd Property to look elsewhere and put their savings where they’ll be treated with some respect.
I have emailed Crowd Property a couple of times but got the stock answer every time… “the investing process is very competitive blah, blah, blah”.
Tell me about it!

I was initially very satisfied with Crowd Property. The amount of information they give about developments is second to none. A year ago I would probably have given 5 stars. Yes, some developments have been late in repaying but that is to be expected at present and CP handle these situations well. However CP may be a victim of their own success. The last 3 times I tried to invest I failed, as the properties were fully funded ten seconds after they opened, even with a cap on the amount that could be invested. I felt I was wasting my time and effort doing due diligence. They will probably reply saying that more developments are coming on stream (as they always replied to me when I wrote to them about this issue), but I am now looking to invest elswhere. Disappointing

I was wanting to deploy, eventually, tens of thousands with these guys and so started off with £5k which I stuck in "auto-invest".
The first 2 fundings ended up being £80-odd and then £70-odd.
Pathetic.
So if you've got about £500 lying around that you want to earn 7-8%pa on then these guys might be for you, but if you've got any more than that then they're a waste of time.

Crowdproperty are moving the bank accounts that you use to deposit your funds in from Modulr to Goji. This was all planned to happen by the 15/3/21. This date passed with no update and then on the 19/3/21 I was sent an email stating that all accounts had been migrated across. When I look at my account only the old details are visible. I sent a secure message to ask about this on 19/3/21 and as of 28/3/21 I have had no reply.

It has been pleasure to work with CrowdProperty over the last few years. I have had numerous projects paid back in full, at truly excellent rates of return.
CrowdProperty have kept me exceptionally well informed of both progress and challenges which have been rare and only in extenuating circumstances.
What's most reassuring, especially in these more turbulent times, is the property expertise of the team involved in overseeing the lending and their solution orientated focus.

Pros
- Very transparent in terms of borrower/lender spread and statistics, which are also verified independently. This helps build confidence and trust in the platform.
- Geographic diversification of loans across the country.
- Specific property expertise. The CEO and senior team have decades of property experience.
- Polished and professional website with a high level of detail provided on the projects.
- Options to reinvest, principal, interest or both.
- Selective approach to loans, only accepting less than 3% of total applications.
- Autoinvest option allows effortless diversification.
- Detailed youtube presentation of projects running through the key points. Most other platforms do not offer this.
- Competitive Rates in the current low interest rate Environment.
- Secured Loans backed by first charge security.
- No secondary market which can destabilise a platform and provide a false impression of liquidity.
- Short term loans of less than two years which means that money is not locked away for a significant period of time.
- The platform has weathered the Covid situation better than many other peer to peer lenders and has not had to reduce interest rates. This bodes well for the long term future of the platform.
Cons
- Cash Drag. It can take time from depositing money to your account to being able to invest in loans. I invested 500 pounds in autoinvest in early December and there is still around 200 pounds uninvested.
- There is a small delay between the money being allocated to the lender and the official loan start date. Ideally this could be quicker.
- For manual loans the projects fill up very quickly (often under 1 minute).
Overall, my experience with Crowdproperty has been very positive so far. The only downsides are in relation to the small time delays investing. This is a minor inconvenience but in some ways positive as it demonstrates high demand from lenders. I would much rather have a small delay in investing rather than a lender who was too relaxed with their lending criteria in order to try to meet demand.

Excellent service and good returns. Very happy to continue investing with this company.
Web site not very easy to use, but feel security of loans is very good.

(EDITED to reflect CrowdProperty team responsiveness, for which I thank them for.)
Invested into a property loan two years ago, it's overdue as it went significant delay due to multiple factors. CrowdProperty team has informed me on the progress and been helpful in general and I have hope to have money back next year (1.5 years late). I will edit this review if I have my money back. But I can say property development is a very risky venture, you may not receive all money you invested in, not even talking about interest!
EDIT 2021: Property loan has finally paid back capital and interest in full. CrowdProperty team has been informative, I thank them for their assistance. I will not reinvest however, this level of risk vs return is not worth it. Updating this review rating due to positive overall outcome.

A reliable crowd funding platform
I started investing with Crowd Property in 2019 and it is a great pleasure to use the platform. Initially the difficulty was that all projects got fully funded within 10 mins (it was difficult to participate). However it was resolved with Auto-investing.
Seamless and simple user experience, good pipeline of projects and great customer service make the business one of the best investment platform of our time. Well done!

what's not to like.
So long as you understand this is a site that raises funds for property developments, and as such you should understand that works usually over run and occasionally cost more than projected. Then its easy money. I am a landlord / developer. This is where I put some of my spare cash. If only there were more projects to invest in

Réponse de CrowdProperty
I love Crowd Property. I've been with them right from the beginning. Investing with them feels safe, simple and the interest rates are brilliant. I love using their AutoInvest facility which makes my life easy and means I can keep reinvesting for compound interest.
