Passive and lacklustre

EW have very low rates compared to the rest of the market, but you get what you pay for. The representative we had was very impressive in the initial valuation chat, told us what we wanted to hear regarding the achievable value for the property and came across very authentic. Unfortunately it was all down hill from there.

The first round of staging photos were really poor- bad lighting, poorly taken, lower than expected quality. I had to request new pictures after bad feedback from family & friends and only then did EW send round a proper photographer.

In four months I had just one in-person viewing, which lasted 2 minutes and which I had to conduct myself because the family turned up (admittedly early) before the agent. For perspective, since changing agencies last week I’ve already had four viewings and two offers on the property!

When I would call EW to ask what was going on, I would often be told ‘we’ve got you up as a premier listing on all the platforms, not sure what’s going on really, must be the market’. Paraphrasing but words to that effect. Just SO passive and seemingly no attempt to drive viewers to view the property. I didn’t receive any subsequent advice on pricing despite no interest and had to ask EW to reduce the initial price myself which they were passive about but did, to little effect.

Despite all this, when I asked to terminate my contract after the initial period of three months they cited some ambiguous contract language which they claimed locked me in for another month. I heard nothing from them in that time, other than an email at the end of the month telling me my keys were ready to collect.

Really sad because they are likeable people who are clearly doing their best, but it was very disappointing and a waste of much needed time.

Unprofessional standards

Constructive Feedback:

From the moment we first made contact to arrange a viewing, the experience was marked by unprofessionalism and disorganisation. The estate agent set an expectation that punctuality was paramount, yet upon arrival, they were nowhere to be found, leaving us waiting among other prospective viewers. A simple courtesy email to inform us of their tardiness would have been appreciated.

During the viewing, it became evident that the estate agent lacked essential knowledge about the property. Despite basic inquiries, they relied on a script and couldn't provide satisfactory answers. Even when presented with discrepancies in their own advertisement, they failed to address them appropriately.

Given the estate agent's senior sales title, one would expect a higher level of competence and preparedness. It was disappointing to find that they were ill-equipped to handle basic queries or engage effectively with potential buyers.

Following the viewing, communication was subpar. It took several reminders to receive responses to our inquiries, and when we finally did, the information provided was incomplete and at times nonsensical.

Moreover, the insistence on disclosing intrusive personal information before making an offer was unsettling and departed from standard industry practices. Despite complying with this request, we found ourselves met with further obstacles when attempting to adjust our offer based on new information.

Furthermore, the handling of our offer was concerning. We were assured of its competitiveness, only to later discover that multiple other offers had suddenly matched ours within a short timeframe. Such rapid alignment among bidders is highly unusual in real estate transactions.

Compounding these issues, our contact information was used without consent for marketing purposes, a clear violation of GDPR regulations. This disregard for data privacy adds another layer of unprofessionalism to an already frustrating experience.

In light of these numerous shortcomings, we regrettably chose to withdraw our offer. It is unfortunate that the sellers, unaware of the shortcomings of their chosen estate agent, may ultimately bear the brunt of this poor representation.

In conclusion, I offer the following advice: prioritise professionalism and organisation throughout the entire process, from initial contact to post-viewing communication. Ensure that your agents are adequately trained and knowledgeable about the properties they represent. Respect clients' privacy rights and adhere to relevant regulations regarding data usage. Ultimately, fostering a culture of transparency and competency will lead to more positive outcomes for all parties involved.

EddisonWhite went above and beyond (particularly Emma)

I bought a house earlier this year, with EddisonWhite in Colliers Wood acting as the estate agent from the sellers side. I cannot recommend them enough. I had interacted with a lot of estate agents until I spoke with EddisonWhite, and I cannot communicate how much I appreciated their professionalism and knowledge, which I did not see from a lot of other companies. In particular Emma Brundel was excellent. She understood what I was looking for, and was kind, patient and informed throughout the process. She was always on hand if I had any questions - big or small, which was very important to me as a first time buyer. She also had a proactive approach and a very open communication style which allowed the sale to go through faster and successfully. When I come to sell my house, she will be the person I go to, I cannot recommend her and EddisonWhite highly enough. Thank you so much for all of your hard work Emma!!

If you are a tenant think twice before renting through Eddisonwhite...

Last year when I make an 50GBP higher offer than the asking price, my landlord asked for 25GBP, claiming something due to our backgorund he needs to add extra 25GBP which is nuts, James liased with him and stop him from doing so.

However, since then it wasn't James who liased with us. Things have been changed. We have a cubby hole in our flat and the landlord didn't get rid of the rubbish inside and even asked me to help find a company and clear it.

We are about to move out now. We have given timeslots for viewing, with one of the rooms filled with boxes because of packing ,our large amount of belongings and the fact that we can't use the cubby hole. Our landlord told us that agents from Eddison White told him that the flat was in a shocking state because of the boxes and thus affect offer making and asked us to PAY MORE EFFORT in making sure the flat is 'presentable'. He even demanded the same day clearance after the cubby hole being cleared recently because of the viewing. Agents from Eddisonwhite simply passed the message to us without thinking if that's really our responsibilty and if the landlord's request is reasonable, let alone his demanding tone.

Every time there is a viewing we tidy the flat, and we managed to clear the cubby hole, but couldn't find any terms in the tenancy agreement requiring us to clear boxes, and make sure the flat is representable (from the agent perspective) for viewing. We asked for the term but received no reply.

Also, the asking price of the rent has risen 20% when compared to the asking price last year. This could also be a huge reason for it not being able to let out yet but the blame is on us.

We feel not respected, and with Eddison white definitely sided with the landlord and giving us demanding requirements with how our home should be like at the last one or two months of our lease. This is an appalling experience and I think public deserves to know our experience.

Failed to do the bare minimum.

I visited a flat and submitted an application to rent it within hours of visiting it. I went in person to their offices, filled out all the forms, gave them all the documents they asked for (ID, bank statement, proof of right to rent), and they told me they would be in touch soon.

A week passed and I did not hear back from them, so I decided to call them to follow up on my application. They had absolutely no idea who I was and had no record of my application being submitted at all, they told me an application made on the same day mine was made had been accepted but that it was not mine.

They offered their apologies, and said that they should've called me to tell me my application had not been selected by the landlord. But that does nothing for me, it doesn't change the fact that I wasted a week when I could've looked at other properties. Being contacted about the outcome of the application (like they said they would do) was the bare minimum I expected them to do, so I cannot imagine how they perform in other areas of their job. The only way I can describe them after this terrible interaction is as completely unprofessional.

Sale of Property - Best Estate Agents in South East London

In November of 2020 I listed my property for sale and within one and a half month, I had an offer for my full asking price on my property. I had used previously yourmove and purple bricks and the service that was/is provided at eddisonwhite is incomparable. Best regards to James Penhaligton and Richard Eddison for pushing my property through the process. Friendly, efficient and honest service. Many Thanks again! Very satisfied customer.

Avoid them, not professionals!

Avoid them, not professionals. In search of a home in London, I find one of the proposals of this agency that seems adequate to my needs. Fixed appointment, I visit the house, I explain what I need and the fact that I am moving to London for the first time and therefore I do not have all the references they require. The person who accompanies me tells me that there are no problems, I offer a security deposit twice the amount requested because of the lack of references, they tell me that everything is fine, I sign the proposal in the agency. But after a few hours, they ask me to pay a year in advance !!! Are we joking? Absolute zero professionalism. The only thing I have to say, they quickly returned the amount I had paid This is the only reason for 2star and not only 1. But otherwise, it is better to avoid them!

Eddisonwhite Ltd is about the worst…

Eddisonwhite Ltd is about the worst letting agent you could come across. High turnover of staff, bad communication, no integrity. I will never use them to let my properties again. They completely forgot to let me know my tenants were moving out until the keys were returned to them - lost me two months' rent.
