Hamptons have been the letting and…

Hamptons have been the letting and managing agent for our studio flat in Kensington for 17 years, they have always been very focused, helpful and attentive. They have overseen the change over of tenants smoothly and swiftly, as well as any re-decorating and building works. I cannot rate the service too highly especially the staff who are currently managing the flat for us at the moment.

Unprofessional and costed me more money . Avoid !!

Very disappointing and unprofessional service despite taking so much money for fully managing the rental of my apartment. Hamptons property in charge mismanaged payments on the property on multiple multiple occasions leading to damages being paid out and most recently Hampton’s completely washed their hands of any accountability on debt from non-payment of a service charge despite managing the property at the time forcing me to make payments of several hundreds to close the case. During the rental period services such as routine inspections that were handled by Hampton did not notice and report a massive leak and mould which again led me to spending a lot in maintenance and replacement costs. This could’ve been avoided if the inspection service was thorough. All in all Hampton has costed me a lot of money when managing my apartment while taking a lot of money for nothing. Avoid at all costs. I will certainly not be listing my apartment again with Hampton’s.

Property let

We have let a property for some years with the support of Hamptons. They have been helpful and proactive throughout that time. 18 months ago, we asked Hamptons to undertake full management of the letting. They have excelled both in finding a good tenant and, subsequently, in assiduously managing the letting. They have been particularly helpful over the introduction of the new letting regime. Nikki Cullen, who is our property manager, has been attentive and punctilious throughout.

Extremely disappointing experience with Hamptons at Whyteleafe House

I rented my property through them and remained in contact throughout my tenancy, including during a prolonged and serious noise issue from a neighbouring flat. Despite repeated complaints over many months, communication was largely limited to messages being passed back and forth, with no clear ownership or meaningful resolution.

What was particularly frustrating was the inconsistent and ultimately unreliable information provided. I was given timelines indicating that the issue would be resolved (including expected vacation dates for the neighbouring tenants), which I relied on when making decisions about my tenancy, including renewal and when to move out. These timelines did not materialise, and I ended up remaining in the property longer than I otherwise would have.

At one stage, I was even told that “there is not much we’re able to do,” which is not what you expect from an onsite agent in a situation that had been ongoing for such a long time.

As the situation remained unresolved, I was left with no option but to escalate matters externally, including involving the council and, on occasion, the police. I also incurred additional costs having to stay elsewhere during particularly disruptive periods.

After prolonged back-and-forth on these issues, I completed Hamptons’ full complaints process; however, this did not lead to any meaningful resolution or change in how the matter was handled.

Overall, this experience highlights a lack of accountability, poor communication, and an inability to manage ongoing tenant issues effectively. I would strongly advise others to think carefully before renting through Hamptons, particularly if you expect proactive management or support when problems arise.

I have had my property on the market…

I have had my property on the market for 9 weeks with Stanmore Hamptons I have had one phone call from them to arrange a viewing and one phone call to find out what the service charge covers. Apart from that I have had no more viewings and no contact from anyone in the Hamptons office. I now want to end the 12 week contract with them and they are telling me as a goodwill gesture they will let me out of the contract in 21 days rather than 28 days!!!. I would highly recommend you not to use them as they are useless and they try to tell me they have kept in contact with me. What a joke!!!

Great Property Management

Great experience with Hamptons and our property manger Danish Ashraf. We’ve been renting for years and have dealt with quite a few property managers, but this was by far the best experience we’ve had. Danish was always incredibly responsive, quick to resolve any issues that came up, and consistently friendly and professional throughout our tenancy.

Every concern we raised was handled promptly and efficiently, which made a huge difference and gave us real peace of mind. It’s rare to find someone so reliable and genuinely helpful in this role. We’re very grateful for all the support and would highly recommend them to any tenants or landlords looking for a great property manager.

Brilliant Service Throughout

We worked with Mel, Callum, James and the team at Hamptons to sell our house in Dulwich. Despite the market being a bit slow at the time, their access to high quality buyers ensure a quick sale at the price we wanted.

The level of service through out was absolutely excellent! I can’t recommend them enough

Ms Nikki Cullens, Senior Property Manager at Hamptons Tunbridge Wells

Nikki Cullens has been my Property Manager for the last two years and has been by far the best I have dealt with since early 2019 when I rented my current flat in Tunbridge Wells through Hamptons.
Apart from being exceptionally pleasant, courteous and friendly whenever I called her she has also proved to be particularly efficient and responsive, an outstanding organiser, coordinator and problem solver. Most issues were resolved swiftly and communications as to progress were always timely and informative.
It has been a real pleasure to deal with Ms Cullens. I have no doubt that she’ll go far in her career and I highly recommend her. Thank you Nikki.

Big thanks to Nikki Cullen who has been my Property Manager for a few years now and during that time has been proactive and reliable meaning I rarely need to get involved which for any landlord is exactly what you want. Issues are dealt with swiftly and I always have complete confidence that my property is in safe hands.

Nikki Cullen has been an exceptional Senior Property Manager throughout our tenancy with Hamptons in Tunbridge Wells.
She is consistently prompt in responding to emails, quick to raise queries on our behalf, and incredibly accommodating whenever issues arise.

Any communication that needs to go to the landlord is handled smoothly and without fuss, which makes the whole process feel effortless.
Nikki embodies exactly what you would hope for in a senior property manager — reliable, proactive, and genuinely committed to ensuring tenants are well looked after.

Hamptons, Hertford, Poor

Hamptons, Hertford, were a disappointment for several reasons. The negotiator, Alex, was actually pretty good—an archetypal sales negotiator who was clearly experienced. My disappointment came from the management in this branch. I was initially told the company did not offer video presentations, only to later discover that they could. The printed property details were on low-quality paper with a poor-quality printer, which, while it may not seem important, gave an impression of cheapness—especially from a company dealing with properties worth over a million. My main criticism was how they handled a potential purchaser who made an offer on my property. I felt pressured to accept, and when I refused, the offer was then increased. It seemed the management did not take ownership of their advice, and there was an air of arrogance, as though closing a deal to benefit them financially mattered more than whether I was disadvantaged. Overall, poor experience. I did not sell and am considering relaunching, but not with this company. Circa Sept 2025
