Expensive mistake, ignored from the start

Instructed HJA on a leasehold dispute where our managing agent also acted as the freeholder's solicitor — a dual role that is itself an SRA conflict of interest and should have been central leverage in our case. Our solicitor never grasped this distinction despite being told repeatedly. She sent the Letters Before Action addressing the other side solely as the freeholder's solicitor, missing the managing agent liability entirely — which was the whole point of the claim. We were then repeatedly admonished for "contacting the other side" when we were contacting our own managing agent, the people who held our service charge funds in an SRA regulated client account.
When we finally got through to our solicitor that these were the same entity, rather than recognising it as the breakthrough it was, she told us our SRA complaint against the other side had been made on a "false basis." It hadn't — she just hadn't understood who the parties were. From that point on, she couldn't advise us to leverage the managing agent angle without exposing her basic error. Our solicitor's interests became misaligned with ours. She then began distinguishing between "legal advice" and "guidance" to limit her own professional liability — a distinction meaningless to lay clients and never explained when we were paying £450 per hour.
The billing was extraordinary. The initial estimated bill until the "end of case" in October was £5,000–£7,000. By 26 November 2025, this was revised to £7,000–£10,000, described as covering costs "to the end of the case." By January 2026 — barely two months later — it was revised again to £15,000–£20,000. The estimate tripled in roughly 90 days. One interim bill included over £500 at partner rate simply for reading our emails. We were also billed approximately £600 for advice on whether to accept an offer from the other side to purchase our freehold — advice that was clearly AI-generated. Over £14,000 spent in total. Two letters sent. Nothing filed. No proceedings. No resolution, MSB laughed our letters out of the room and couldn't believe their luck that our solicitor was disbelieving that they were violating every SRA princaple by being our managing agent and the solicitor to the freeholder at the same time!
The refund HJA mention in their response was offered in a "without prejudice" email — a label normally used between opposing parties in settlement negotiations, not between solicitor and client. It was designed to ensure the offer could not be cited as evidence of overcharging in any future complaint. We were offered approximately £1,100 back while HJA absorbed £3,500+VAT, which was obviously a made up bill - that there was no evidence for any work done — a strategic exit designed to buy a clean break, not an act of generosity. The same email opened with "concerned as to your wellbeing" — creating a paper trail, not expressing genuine concern, given that this was the same solicitor who had stopped responding to six consecutive emails weeks earlier.
As for the thank-you email HJA quote: it was written while we were still living on a hostile estate, had been subjected to a documented harassment campaign by neighbours (resulting in a court undertaking prohibiting surveillance of our home), and desperately needed HJA to remain on the record so the other side would not discover we had exhausted our funds. We wrote explicitly to HJA that we feared for our physical safety if this became known. Thanking a solicitor for a fee write-off after they have tripled your bill and drained your savings is not an endorsement — it is a frightened client trying to preserve whatever protection they had left. Publishing that email to discredit our experience, while simultaneously claiming privilege prevents you from discussing the advice you gave us, is remarkable. You cannot selectively deploy client communications when they suit you and claim confidentiality when they don't.
The claim that our concerns "were addressed at the time" is false. The fundamental error of treating MSB only as the freeholder's solicitor was never corrected. No supplementary letter was sent. No amended strategy was adopted. The case was abandoned because the billing made it financially impossible to continue, not because the legal position was weak.
Would not recommend for complex leasehold matters.

This was a complex leasehold dispute and clear, reasoned advice was provided throughout, including on the risks, evolving legal position, and available options. You ultimately decided not to proceed with the claim for financial reasons, which we respected.

In doing so, we exercised significant discretion on fees, including writing off substantial time, refunding monies held on account, and continuing to provide assistance on a no-charge basis following the end of formal instruction.

We note that you expressly acknowledged and thanked us for this support in your email of 25 February 2026, stating: “Thank you… for absorbing the recent costs. That’s very generous and we’re grateful… we just wanted to say thank you for everything you’ve done on this case.”

For completeness, the issues you now raise were addressed during the course of the matter as part of our advice which we are not at liberty to disclose.

Your concerns were addressed at the time and the matter concluded on that basis.

Utterly appalling

Utterly appalling. If you are seeking justice and a remedy from a defendant who has caused you damage/loss or otherwise; this law firm who will not action a defence, even when there are solid supporting grounds and evidence for them to do so. Extremely slow response/communication; requiring constant chasing for progress/status of a claim. Absolutely no follow through; they wait until you are at the limitation period of your case then fail you in any kind of representation. I would neither use them nor recommend them to anyone; ever. I filed a complaint, yet their complaint procedure was as inequitable and hopeless as their practices. Do not waste your time, seek a professional firm who will actually 'fight your corner', have your interest at heart and seek justice for you.

I have read your response to my initial feedback. For the purpose of clarity and for public knowledge, your response is as apathetic as your practice. I maintain my position and uphold my negative feedback to enlighten and warn members of public seeking reliable representation.

Brilliant law firm

We are absolutely furious with Hodge Jones & Allen Solicitors!

We came to them desperate for help with a serious legal problem that was destroying the safety, privacy and dignity of a vulnerable and disabled woman. They claim on their website they fight for justice, civil liberties and hold powerful people accountable. What a load of empty words!

We sent them a few polite emails asking for help about equality and human rights. Suddenly we get this nasty reply from their "Client Care Team" saying we made "repeated" enquiries and they don't have capacity "repeatedly". Then they threaten to block our emails and our IP address forever if we dare contact them again!

Because of their refusal to even listen, her situation will get much worse. She was left scared, confused and under huge stress while important deadlines are fast approaching. Their cold threat just made everything ten times more stressful. How is this "fighting for rights"?

This firm talks big about justice but when a real person needs help with discrimination and human rights they slam the door and threaten to block you. Total hypocrisy!

BE AWARE of Hodge Jones & Allen at all costs. They didn't care about our vulnerable and disabled woman. Save yourself the anger and disappointment and find somewhere that actually means what they say.

(And we wish we were able to share the screenshot of their threatening email so everyone can see how they treat people in need).

I phoned about my council housing repairs because their website says experts, woman on first call wanted to mess me about and I had difficulty understanding what she was saying, spoke to fast and was disinterested.

positive experience

I had a very positive experience with this law firm while they handled my compensation claim.
Daniel, the solicitor responsible for my case, managed everything in a very professional and organised way. Throughout the entire process, communication was clear and I always felt informed about what was happening with my case.
