This is the most incompetent Rental Agency in South Africa. JD Pretoruis, doesn't bother responding to your queries or calling you back after you left a message with reception. You also struggle to get hold of their offices in the first place. Most unprofessional service I have ever received from a rental agency. If you are thinking about renting your property out through them, rather RUN the other way.
non-existent communication
I rented through IGrow and the communication was a mess. Days would pass with radio silence, and when someone finally replied it was vague with no clear next steps. It often felt like no one was actually working on my issue unless I chased them. If you’re renting via IGrow, expect to do the follow-ups yourself; if you’re thinking of investing with them, I’d want a named contact and a clear service-level promise before trusting them with a property. Based on my experience, I can’t recommend them.
I am very patient, but when it takes a week for communications each time, it gets very frustrating. Especially when you're responding as soon as you get any feedback. There is a poor management of client expectations.
Waiting over a month, and counting, for my deposit to be paid back to me.

They really don’t have your best interest in heart and they have no such thing as customer care. i have had the worst 7 months renting from them as I have to beg for everything even a simple response on a mail.
I have sent about 4 mails over the last week to try and figure out why my has dropped with almost 50% when it’s supposed to be going up due to interest and alot of other problems I need assistance on and despite all my mails - its seems that they have decided to rather not reply an ignore my mails. Every time I phone , the people I need to talk to are not at their desks and they NEVER call me back.
They are honestly the worst rental company I have ever dealt with. And would 100% advise every person i meet to NEVER rent through them.

My Experience with IGrow Wealth: A Five-Year Wealth Trap
I invested with IGrow during Covid, believing their polished promises and “wealth-building” model. After five years, I can say with certainty: IGrow is a wealth trap, built on greasy tactics, under-exaggerated projections, and endless hidden costs.
The Business Model in Reality
Jacques Fouché, the CEO, once said: “If you are taking the risk, you should be getting paid.”
Here’s the truth: IGrow gets paid for your risk, not you.
From day one, every department takes a cut:
IGrow Rentals: they earn whether or not your property has a tenant.
Tax & Accounting: monthly costs from the start.
Tenant turnover: want a new tenant? Another fee.
Vacancies or no tenant? You still pay.
Levies & “shortfalls”: consistently and SEVERELY underestimated.
They profit upfront and monthly, while you’re left plugging holes.
Projections vs. Reality
Their glossy spreadsheets are a fantasy. After five years, not one single metric is aligned with their initial projections.
Levies projected at R1,000? Reality: R4,000+ (and no one at IGrow can explain why, nor follow up after finding out).
Shortfall projections close to zero? Reality: I’m covering almost R6,000 per month.
Returns? After five years, I’m sitting on a projected loss of over R100,000 and counting.
Shocking Negligence & Poor Communication
Dealing with IGrow is a nightmare:
Portfolio managers often have no idea what’s going on month to month.
Departments don’t communicate with each other.
You’ll spend your time chasing them for issues they should be resolving.
Examples from my experience:
Received a CPIC email requiring company paperwork. IGrow’s attorneys casually said: “Oh, you were supposed to do that. We can handle it… for R1,000.”
A year after taking ownership, I discovered they hadn’t sorted out the municipal accounts. Result? A R30,000 backlog I had to cover.
The Tactics
IGrow is extremely friendly and proactive when you’re buying. But once you’re locked in? Silence. Unless, of course, they’re nudging you to “buy more.”
The entire system smells of snake oil. A carefully engineered trap to transfer your wealth to them.
My Conclusion
I invested in good faith. I worked hard for my money. After years, I see IGrow for what it is: a slick marketing machine that bleeds investors through fees, shortfalls, and false projections.
If you’re considering them, don’t. You’re better off investing anywhere else.
I am open to sharing exact numbers with anyone who doubts this review because the math speaks for itself. This is a scam disguised as wealth creation.

I'm extremely disappointed with IGrow Wealth Investments and IGrow Rentals. Despite their claims of expert property investment services, they've failed to deliver on several key issues.
*Key Problems:*
- *Failure to Secure New Tenants*: My property wasn't advertised, resulting in significant lost rental income since January.
- *Misrepresentation*: Consultants falsely claimed a letter of demand was sent and I didn't receive rental income, when in fact, there was no tenant.
- *Inadequate Maintenance*: Unresolved moulding issues caused by the upstairs apartment remain unaddressed, with only empty promises. No repairs have been done in my apartment since December 2024.
- *Additional Costs*: Incurred due to consultant incompetence.
- *Lack of Communication*: Consultants, team leaders, and managers don't return calls or provide feedback, resorting to blame-shifting.
*Recommendation:*
Avoid using IGrow Wealth Investments and IGrow Rentals.

IGROW rental do not fix defects of a previous tenant. You call and send emails and meanwhile defects become worse, then they say fix them. You fix previous tenant defects. As for landlords, I am sure they work together. I am a tenant at Ealing Court.

iGrow Wealth Damagement
IGrow is a company that is purely concerned about itself and not their clients. I bought into an investment where igrow partnered with a developer that was a complete crook. Igrow are not willing to sort out any of these problems with us:
- Absolutely shocking construction work (unfinished building, dampness, leaking roofs, the list grows)
- Developer stole paint worth over R100k
- 24hr security was not catered for even though igrow advertised the development with it included.
- Developer racked up over R200k in electricity charges with the City of Cape town and refused to pay even half. The rest we have to pay in special levies.
- iGrow Rental agents are really poor, there's a new agent every few months because they seem to quit or get fired.
Stay away from iGrow at all costs.

I'm writing this with so much dissatisfaction with the service provider Ryan[last name] My experience with Ryan has been marked by unprofessionalism, incompetence, and a complete lack of regard for my time and well-being as a client.Firstly, it took an exasperatingly long month to receive the application documents from Ryan. Even after completing them diligently, I was forced to redo them multiple times due to repeated miscommunications on his part. This unnecessary delay caused me significant inconvenience and frustration.
Upon finally gaining access to the apartment, I was appalled to find that the promised finishes were still incomplete, with workers actively carrying out renovations while I attempted to settle into my new home. This lack of preparation is utterly unacceptable and reflects poorly on both Ryan's competence and the professionalism of the agency In every instance where I have relied on Ryan for assistance, he has failed me without exception. His incompetence and lack of professionalism have caused me undue stress, inconvenience, and financial burden. As a paying client, I expect a certain level of competence and service, none of which have been met in this case. NEVER AGAIN WILL I TAKE AND IGROW RENTALS.

IGrow Rentals is not even worth one star...more of a disaSTAR (disaster!). Since reaching out to them via Propert24, no one had reached out to me until today, Tuesday, I receive a bulk email informing me all units taken.
I dodged a bullet there. There are people who are suffering healthwise because of their poor execution of getting people healthy and viable units.
Disgusting company.

I had the worst experience with the Igrow team from Cape Town
I had the absolute worst experience for a few months with Igrow Cape Town
-The rental agent Kyle gave me a disaster of an apartment in The Eden, which was all covered up to look good only, the apartment became inhabitable, damp walls from upstairs leaks, moulds due to extractors in both bathrooms not working, ringworms in the showers, toilets leaking etc etc etc, I made a huge list of everything I found wrong including video footage , he didn’t even notice half of these things when he did his entry inspection, he rushed through everything because he was leaving Igrow that month.
-I submitted a list of stuff I found wrong at the property on their Redrabbit maintenance app and on email, these were supposed to be submitted to the landlord and some were supposed to be sent to body corporate, for months, only 3 issues out of +- 15 was sent to the landlord. I’ve asked them for proof of the communication that was supposed to be sent for the other stuff , but they chose to ignore that email and not respond to me till date
-Out of the 3 issues they acknowledged and sent someone to sort out, these issues were not sorted by professionals, it was a hit a run kind of job, Igrow didn’t even bother to get anyone to come inspect on the quality of work done
-They have responded to one other issue on email, and apparently arranged for an airflow technician to come to my apartment to sort the extractors, I have taken off from work on that specific day to be available, the entire day no one came, when I questioned this, I get ghosted on email again
-Igrow has also committed fraud by signing a document on my behalf without my consent or knowledge
-Igrow has blatantly ignored a statement I made to terminate my contract, I had an automatic response to an email saying that Lauren is on leave, 3 months later, is it safe to say that Lauren is still on leave? Shouldn’t someone else monitor that email? If this was a sale, I’m sure the outcome would be different.
-I was hospitalised at Blougberg hospital due to the condition I was living in
-my puppy was burnt with the overflow of geyser water that poured down onto my property from the above unit for months
-Crystal acknowledged that tickets were closed from their end without being resolved, Crystal also acknowledged that Igrow was wrong, but they still chose to debit my account even after I asked for a termination for 3 more months later
-This is the cherry on top, I’ve requested an exit inspection with Crystal, I get ghosted for one week, I call and remind her, then only they confirmed a date, the guy does a thorough inspection, a few faults he picked up, I mentioned these were existing and that we should compare with the entry inspection, I received the comparison inspection document from Jackie, and guess what? There were no entry inspection pictures, next to the items that apparently the tenant (me) needs to sort out. Make it make sense, you can’t tell me to pay for something that was there, and there’s no proof from entry inspection, whose fault is this? And even worse I told Jackie on two different emails to call me back to discuss this and get guess what “Ghosted”
I saw their 1 star reviews abit too late on Google, it’s a norm for them to behave like this, but I hope this disrupts their future business until they get their house in order, as for me, I like to put businesses like this in their place even if I have to spend money, I have email threads and video content as proof of everything , my attorney is currently engaging with everything legal, they are aware of this as they have responded to her with their chilled don’t care attitudes, this says this ain’t their first rodeo, I urge everyone else to take their matters with Igrow to the Rental Housing Tribunal and Property Practitioners Regulatory Council.

Jade Pretorius has bad customer service
Jade Pretorius does not answer call or do follow up with prospects and new sign-ups. He never answers calls or texts. He does not give people keys in time, at least for Lombardy Meander as we see in group chats. It feels like he does what he likes.

It was a pleasure to work with Sandy on the bond approval, she was efficient and made the entire process simple. Sandy also provided clear communication on what she needed to get the process completed and was definitely one of the stars on the team!
Unethical Business
IGrow and its rental arm, SA Rental Investors are unethical.
They took tenant payment and paid for repairs that were supposed to be done by the developer, lied when the tenant didn't pay, and didn't reply to any email unless they had an upper hand.
Every thing about IGROW is a lie!
