Karen did exactly as she said she would in a timely and most efficient manner all the way through our purchase process.
I would not hesitate in recommending or using this estate agency in the future.

Richard Kendall have been excellent throughout the whole house move process. In particular, Karen Marijewko has been great: she's been easily contactable when we've had queries, she's kept us regularly up-to-date, and nothing has been too much trouble. Would highly recommend.

Rented from Horbury branch,reported a repair in November 2025, was still not done when we left in July 2026, also had a rat in the garden, pest control came once, no follow up visit, reported again in june as there was a family of rats running round still no response when we left argued they had 28 days to return the bond when legally it is 10 days so not a good experience

I'm so glad I went with Richard Kendall. I was with a different estate agent first and after getting frustrated with lack of communication to poor photos, I decided to give these a go. And I'm so glad I did, the difference in businesses was massive and I can't praise Elizabeth cooke enough, she was such a lovely lady. My experience with Richard Kendall's was amazing. Karen Marijewko was absolutely amazing in helping the sale go through and informing me of all developments.

For an agency that markets itself as "local and reputable", Richard Kendall's accompanied viewing service is shocking.

Viewings are outsourced to a tiny, poorly informed team with terrible availability (buyers are normally expected to book over a week in advance for a viewing and can't even get weekday evenings), meaning I had to conduct nearly all viewings myself. On the rare occasions they can attend, they know nothing about the property, which Richard Kendall seem to think is perfectly normal. Saying "we're really busy" is not an explanation - it's an admission they can't deliver the service being paid for by the seller. I might as well have been using an online agency. When someone wants to view, you don't want them being told to wait, you want them to be able to see your property ASAP to maximize sale chances.

For when you're doing an "open to view" at the weekend? Yeah, you have to do that all yourself too... take people's names/details, show them round, etc. Basically do their job for them. None of their agents will help you then, either. For a "full-service agency", I find this totally unacceptable.

From the very beginning of our house purchase, Karen Marijewko at Richard Kendall Estate Agents was absolutely outstanding. She worked incredibly hard throughout the entire process, going above and beyond to ensure everything progressed as smoothly as possible.

What really stood out was how genuinely invested she was in helping us. We never felt like just another client – Karen truly cared about us and wanted us to achieve the best possible outcome. If you’re looking at flats in Wakefield, do yourself a favour and check this out first.

Trend House is owned by Trend Developments WKD Ltd. The lettings side is handled by Richard Kendall estate agents. Neither of them will tell you the full story before you sign anything.

What they leave out is that the building is being used for Adult Social Care supported placements. There’s on-site support linked to those residents. Proper private tenants are never told any of this when they view or when they sign the tenancy. They just keep that information back.

The communal areas basically end up operating like an open mental health facility mixed in with normal rented flats. It creates real risks for the people who are just trying to live there as ordinary tenants. Loads of private renters say they feel constantly unsafe using the shared spaces. And it’s not just inside the building - the same disruption spills out onto Northgate and local businesses and people around there have started noticing and commenting on it.

The landlord and the agents already know all of this and they’re doing nothing about it. Nothing’s changing. Ordinary tenants are just left dealing with the risks while the supported placements carry on.

If you’re thinking of taking a flat there, ask them straight in writing about any Adult Social Care or supported housing placements in the building and how the shared areas are actually managed. If they dodge it or give you vague answers, just walk away. There’s no quiet enjoyment or basic safety for normal tenants under this setup.

There are better, safer places in Wakefield. Don’t find this out the hard way after you’ve already moved in.
