We Buy Any Home Avis 

We have used cash buy co’s before and decided to try here due to the reviews.
It isn’t a quick process for a start. They took 2 weeks to get estate agent valuations.
We had our house valued by 2 reputable agents locally who valued at £450k- £470k.
WBAH called with 6 figures. They said one agent valued at £425k and another at £375k but wait for it the. They started giving me lower figures of 375-390 and 325 -350. The underwriters then said they would only offer something starting with a 2. Which is weird as the average between their 425-375 is 400 and after the 15% they took of their first offer that’s 340k
The reason for my move is my husband has a terminal illness so time is so important hence why we were happy to accept less to get moving.
We waited and waited for valuations and it wasn’t until I found another house to offer on that suddenly they came back with the nonsensical low offers. (I’ve read about this- so anyone using these people do not commit anything financially until you have full possession of a contract - they cannot be trusted) apparently this is a tactic they use to get houses even cheaper when they know your in a process and have found a house you love.

To add to this the underwriters also said because 35% of the house - it’s a Victorian conversion - was non standard construction they weren’t keen.

The conversion was done properly by a company just 14 yrs ago adhering to all modern building regs etc so that’s just another ill informed excuse.

I have wasted a month pursuing this which is time lost with my husband and now we simply can’t move to be with family in his final days. They can see the property and what it is at the outset, if they weren’t keen they should have said at the beginning rather than robbing us of time we could have sold on the open market. It’s too late now, they have stolen this chance from us.

Please anyone reading this think twice before using them. The heartache this has caused my family is immense. If only they had been honest at the start. We weren’t asking for much other than a fair and real valuation.

Let’s look at the facts here. My valuations from estate agents were 450-470 ( we all know they inflate it to start and most houses reduce)

So in all fairness the 425k value wasn’t unrealistic or too crazy. Based on that minus the 15% they offered us originally that’s £361k - that’s fair. But what’s not fair is them saying they would only offer 2 something. The estate agents that valued my property valued a house that’s a conversion one of a kind - there are no comparable properties but if you want to compare to another 3 bed detached there’s a property down the road up for 450k not such a high spec and smaller outside space. That gives some perspective to how we have been treated here. The assessor that came to my home gasped and said it was immaculate. It has new heating, painted and new floors throughout - everything in it was 6 months old.

The people at this place were lovely and Taylor was extremely professional. Just a shame the rest of his company weren’t the same.

I urge everyone to think twice and not suffer the heartache I have now telling my husband we cannot be with family because we were not given a fair valuation.

The process was well communicated and a fair price settled. There are two shingles lights Ross and Greg. Like any legally taught process, the potential to be tied on knots is great. However, the consummate, sage advice from Ross was priceless. He went to exemplary lengths to explain and chase the breakdown and explanation required. Recommended ten times over.

I spoke with Miles who was very professional, friendly and helpful. He clarified the service and expected outcomes, timeframes and financial, if I was to engage their services. It provided clarity extremely efficiently so that this option could be considered in any future sale.

AVOID, THEY WILL ONLY UNDERCUT THEIR ORIGINAL OFFER, WASTE OF TIME. NOT REAL CASH BUYERS.

So far we buy any home has been amazing. From the minute i enquired they have been in contact ever step of the way. Taking me through each step and explaining the whole process.

Quick way to sell a property. Obviously you get less money but you also have a lot less hassle and inconvenience.
The valuation and survey was done quickly and money received in good time too

Made me a much lower than market value which we were prepared to accept as we are wanting to down size. After waiting 3 weeks for valuation from local agents, 2 valued our house for about what we thought, 1 for ALOT less. We buy any home went with the lowest, obviously and then offered us a really insulting offer at MUCH lower than half the market value. I wish I hadn't bothered with them, I'm not that desperate to sell!!

Genuine curiosity I made a phone call to these guys out of interest to see what they had to offer with regards to buying my property, spoke to Miles who was very helpful and answered every question I asked of him, selling a property can be an arduous task sometimes but after speaking to these guys I would give serious thoughts with going ahead and using We buy any home

Miles was knowledgeable, understanding and gave excellent customer service, unfortunately the offer was not enough, i was impressed with the efficiency of the whole experience though.

My house is worth £585-£600 I was offered by We buy Any House £415k (7-14 days) or £515k (3Mths). So lose £175k to sell quick and 70k to sell in 3 mths which would sell normally. So no thanks.

Very quick process, made all terms and conditions clear over the phone. Straight forward and no hidden terms like other companies. Highly recommend

We didn't want to sell as the offer was well under market value but the person who called us was polite, helpful and straight to the point. No issues.

Stay well away from this company they signed a contract to purchase it meaning I couldn't sell it elsewhere for a month then on the day before Completion (they hadn't even instructed solicitors and had no intention of buying my property) It was even agreed at 30% off the value at least

I filled out a quick online form to see how much I could get for a quick house sale from this company. Within a couple of minutes the query was sent off and after a short wait I was contacted by a representative who asked me a few questions and I was provided with an offer. Both on the website and during the conversation they were up front with the fact that the offer would be around 85% of market value, this was the case and it was good to know that I had a solid option for a quick sale if I needed it. Many thanks for your time and help, I am considering this as a house sale option.
