Made an offer significantly below market value, then revised their offer to another significant drop that was utterly appalling, and then wanted to do a survey, no doubt to try and eventually get the property for free! I had reached a point where I HAD to sell my house. The previous sale had fallen through and I was in a bad situation financially. WBAH made me an offer, and of course it is not the market value, but I could work with the money offered. It all worked very well and the people I spoke to ( Tom and Chelsea) were both very pleasant and I could call them for any help I needed. It went through fairly quickly and everything is done online. I can reccomend WBAH. They made me feel they cared and wanted to help. If you have a property that you need to sell quickly contact them. Remember they’re no estate agent or solicitor fees, it’s all included.

Contacted by a rep of this company after an online enquiry. I gave a true appraisal of the property and received a fair appraisal in return. I explained a fast sale was needed and was told under 'option 2' where the property is marketed to investors, that 51 days was still the longest sale. Followed the reps advice re paperwork and then found he had gone on holiday with no notice, and number left wasn't answered. When he did get in touch it was to say price was actually much lower than quoted. In hindsight, the whole experience was far from acceptable and felt like an unprofessional agenda. Weeks wasted resulting in deposited money in jeopardy.

The process is very unclear online and very different from reality.
We waited 15 days for desktop valuations to come into them. A surveyor was sent to measure and check property but not to place a value on it.
Even after me sending all my valuations received they compared to extremely different properties.
They came in at less than 40% of market value and not the initial 72% offered
I would think twice.
Literally left it to the promised completion day to throw this curveball.

Taylor and Ross were absolutely brilliant with handling the sale of my property from start to finish. It was a really stressful situation for me with tight deadlines and the pressure of a collapsing chain. They were both so friendly and reassuring, great communication with regular clear updates. Avoid this company - they have put a charge on my property and are blocking me selling elsewhere unless i pay them £950. This company is an absolute disgrace. Made me offer, reduced their price without a survey. I have agreed a sale elsewhere and now this can't complete because off their charge. Complete Cow Boys. AVOID AVOID AVOID

I was made an offer which I clarified i would use as a back up as i had better offers elsewhere but through reading bad reviews wanted to keep my options open

Reduced it to £425k then reduced it again to £400k all without a servey

Complete waste of time.

Initial valuation from 3 separate estate agents: 375-400k
Initial Offer: £319k (that we accepted even at a huge loss because we needed to sell quickly)
Offer: £259,000

This is not a case of we think our house is worth x but it's worth less. This is not us trying to recover the money we put into the house (420k+ with premium wren kitchen, solar panels, battery, ev charger, etc). This is us having accepted that if estate agents valued us at 375k, we would get 319k.

We were pressed to get an evaluation quickly as we were looking at a bridging loan that needed an answer as an alternative - Multiple phone calls later with really friendly staff - to their credit - this is the offer they said they would be able to give us.

Initially they said, up or down we would match 85% value. Then they came back and said, we never said we give 85% - it's "up to" 85.

They then said we can't do 85% because we have to consider stamp duty, etc. The lowest valuation was 340 (from someone who said they sold a house here 2 years ago). I do not know where they pluck their figures from.

At the end of the day, I made the mistake in thinking they would give us an honest 85% quote based on returned quotes. Based on valuation letters of £375k - £400k, I would assume we could not be valued at less than £360k and therefore, get less than £310k.

If you are stuck between this and paying a fee so that all your eggs aren't in 1 basket. Pay the fee. Do not rely on these guys. I'm sure if we went further they may have tried to reduced the quote further as many different reviews suggest.

I take nothing away from the fact that Nathan, Taylor and Aleksandra were all pleasant on the phone. The company itself operates to deceive you.

BE EXTREMELY CAREFUL

This company shares your personal data with other companies without gaining your explicit consent first.

We ran a valuation for our home on WeBuyAnyHome but politely declined it based on it being 85% of the market value.

The following day I started to be harassed with phone calls and emails from a company called FlyP. They said they had been told by WeBuyAnyHome that I might be in need of their services. Apparently they find estate agents for customers.

The emails and phone calls were relentless and I discovered that WeBuyAnyHome shares customer data with third party companies like FlyP without obtaining customer consent first. They have confirmed that FlyP pays a commission to WeBuyAnyHome if their customer signs up to FlyP services.

This is scandalous. That a company can share PII data with third party companies that are totally unrelated to what they do without explicit customer consent is a mockery of GDPR and has breached my right to privacy.

Avoid at all costs!

For those leaving 1* or 2* reviews because they were offered less than the market value of their home - this is the nature of the beast I am afraid.

All seller's should be aware of the following: WBAH (or any other property purchaser for that matter!) is buying your property quickly. They offer a very-quick, risk free process where they pay you cash. In return, they will want a discount on the property.

If they offer you close to what the market value of the property is, they are VERY LIKELY to reduce it again further down the line. They are also LIKELY to chip money off at the end.

In my case, Valued at say £300,000 - First offer was £270k, Next £268k, then following RICS dropped to £237,500, then on day of completion was chipped down to £227,500. This equated to roughly a 25% reduction on market value. I am sure in some cases they just offer and stick to it, but I suspect it is part of the playbook to try and get as big as a discount as they can.

Remember, you are free to walk away at any point. You are completely free to reject an offer, or even choose to put the property on the market (assuming you haven't accepted the original offer - beware the £1000 fee for cancelling the offer / exchange). If they offer and reduce the price after you can walk away without penalty.

In other words, this will be a series of negotiations so don't be surprised and you are free to counter back.

That said, the whole process was extremely smooth start to finish. In particular, Tom Hardcastle and Chelsea Paterson were brilliant. Very straight-talking, quick and efficient. I can see why WBAH are number 1 - they clearly spend a lot of time training their staff and it is fair to say Tom ultimately won back the deal for them in the end due to his personality and positivity.

Once agreed, the cash was paid in a flash and we were able to move into our new home. They also paid our legal fees and exchange to completion was a week with payment made the morning of completion.

Remember, this service isn't for everyone. If you have the time, put the house on the market and sit and wait to get 100% of the value. However, if like us, you are not in a position to do this, or if you are in a chain and your buyer has pulled out - this service is second to none.

Will you be discounting the property - YES.
Will you be chipped down on price - MOST LIKELY.
Can you walk away at any point - YES
Do you get paid quickly with quick completion - YES

Choice is yours but for us WBAH were brilliant.

I rarely write reviews but my dealings with this company was so awful that I had no choice as people have to be informed of the reality.

So where do I start?
Okay, well first off - take their website with a pinch of salt - the reality is NOTHING like what they advertise. This process will not take 7 days, or even two weeks …. or even four weeks … try close to 3 months on a straightforward no chain, vacant freehold property. So if you are looking for a fast cash sale - you are coming to the wrong company.

Don’t expect to be kept informed along the way, instead gear yourself up for rude, “take it or leave it” attitudes once you’re locked in.

Most companies provide valuations & offers back within 48–72 hours. This one takes weeks. But you are kept hanging on a string by their smooth talking whilst they are secretly doing all they can to think of ways to reduce your funds along the way.

If you sadly sign up with them for the sale of your property you’re in for a long ride of uncertainty, limbo, radio silence, waiting around, and the soul-crushing regret of thinking, “I wish I never went with this company.”

The solicitor they provide is not truly independent - they work in tandem with the company, which means you effectively have two solicitors working against you. This slows everything down on purpose to buy them more time, while you’re left completely in the dark, wondering when (or if) you’ll get your money.

They hold back huge retentions for minor issues, and even once those issues are resolved, there are long delays in getting your money back. For example, I was promised my retention money back same day, only to find no money in my account and they’d all left for the day without informing me otherwise, on two occasions this was on a Friday so had to wait all weekend for funds. TOTALLY UNTRUSTWORTHY & UNRELIABLE. No one I dealt with ever stuck to their promise or word, and every move they made felt calculated at your expense - mix this with the rude & stand off attitudes you get barking at you when you try to voice your frustrations - it truly is a big a sham.

What they don’t tell you is that they don’t actually have the funds ready - they’re waiting on an investment company to foot the bill, which causes even more delays.

My experience was stressful, disappointing, and a complete NIGHTMARE!! to say it lightly.

My only solace is the fact I could be used as a beacon to warn others from getting involved with this company.

Avoid at all costs.
