I had expected to get less that the…
I had expected to get less that the property was up for sale for but the offer went much lower after they reviewed their offer. I decided to proceed and had been told we’d conditionally exchanged but due to issue out of my control we buy any home pulled out on completion day.
The process went generally smoothly but I was often in the dark about what was happening and didn’t feel in control at all.

Chose webuyanyhouse for a quick, hasslefree sale. It was anything but :(
It took months. I was repetaively given tasks to do, the price kept changing - lowering 4 times! and was eventually sold for significanty less then first agreed.
Issues, for example, i told them in the first phonecall that it needed re carpeting throughout, yet ripped lino was an issue.
New fences - issue as the gate is a different height. They said no extractor fan in loft bathroom - there is (but doesnt need to be) lots of picky things.
I was very close to walking away from the sale, but after months, I just wanted rid of the hassle.
They hold £1000 back at sale date, apparently I'll get it in two weeks.. doesnt give me confidence that I will.
I would not recommend them.
So its been two weeks, I dont have the outstanding £1000 that is retained, and my email went unanswered.
Still no £1000, or any update as to why there is a delay. I contacted both the webuyanyhouse agent, and their solictitors.

As with all property purchases, our initial offer was based on the information available at the start of the process. As legal work, underwriting and further checks progressed, additional issues were identified that impacted both the marketability and cost implications of the property, which is why the offer changed during the transaction. Some of the items you mentioned may seem minor in isolation, but when purchasing a property directly and taking on all associated risk, compliance and resale considerations, they do factor into the final assessment.
We do appreciate that repeated requests and changes throughout the process can feel frustrating, especially over a longer timescale than originally expected. The £1,000 retention you referred to is a standard retention pending completion of agreed post-completion matters, which you will get back, and if you would like an update on this specifically, please contact our team directly so we can look into it for you.

Unbelievably bad service
Unbelievably bad service. Agreed a quick 7 day sale for hugely reduced price to complete on 24/3/26. Finally exchanged on 9/4/26 when they commenced legal checks. Cash buyer simple they said. Still not completed 2 months later and now they are trying to vary terms. Would be very careful.

We’re sorry to hear that you're disappointed with your experience. Our aim is always to complete as quickly and smoothly as possible, however in this case, issues only came to light once the management pack and legal documentation were received.
The property was found to have an out-of-date EWS1 certificate alongside a doubling ground rent clause, both of which significantly impact mortgageability and materially affect the property’s value and resaleability. Unfortunately, these were not matters we were aware of at the point the initial offer was discussed.
We appreciate how frustrating delays and changes can be, particularly when speed is important, but any revisions made were based on information uncovered during the legal and underwriting process rather than an intention to mislead. We do wish you all the best moving forward.

Waste of time
An initial offer of 70% of market value was agreed because of issues declared with the property. When a final offer was made this was reduced by a further 24%. No deal.

In my experience
In my experience, we buy any home will initially come in with a high offer for your property to peak your interest. Then at the last minute, they will reduce your offer dramatically, by this time you’ve already invested a lot of your time of money, leaving you in a world of pain.
I would not recommend using this company unless you can afford the risk of taking a massive cut at the last minute

Significant price drop hours before completion
Many of the positive reviews have not reached completion. After the original offer there was a significant price drop. We decided to go ahead anyway. Then the survey revealed a few minor problems and on the day we were meant to complete did another significant price drop. The offer was almost half of what my Dad paid 3 years ago, despite during work on the property.
After I rejected the offer they used immoral, high pressure sales tactics to try and convince me to continue. They said the problems were significant and I would struggle to sell on the open market.
I accept a reduced offer for an easy sale. What is immoral is repeated significant price drops, bringing the property to half of what was paid for it 3 years ago, followed by high pressure sales tactics.
