I am extremely disappointed with my experience dealing with WeBuyAnyHouse and their partner agency House Sales Direct. What began as a seemingly straightforward valuation enquiry quickly escalated into a highly misleading and pressurised process, resulting in a binding 52-week contract that was completely misrepresented both verbally and in writing.

I was rushed into signing an agreement based on a valuation range of £260,000–£275,000 for my property. However, shortly after signing, my properties were listed at significantly lower prices without my consent, under the excuse of “marketing strategy. I was told the listing price wouldn’t affect the agreed walkaway amount, but this was never confirmed in writing, and I was left exposed to offers far below my expectations. The sales strategy and terms were not properly explained, and important details like the 52-week exclusivity clause and £1,500 withdrawal fee were buried in the fine print. Their conduct was inconsistent and unprofessional, with multiple representatives giving conflicting information and failing to provide proper clarification when asked. They made it sound like I had control over the process but in reality, I was locked into a contract with very little say in how my properties were being marketed.

To make matters worse, they continued to show interest from their “cash buyers” at nearly £190k, while restricting access to alternative sales channels through their exclusivity clause.

I have made it clear to them that I consider the contract void due to misrepresentation, and I will no longer cooperate with their process. I’ve also initiated legal proceedings and will continue to post reviews detailing my experience to warn others.

Advice to others:
• Read every line of any document they send you and do not trust verbal promises.
• Avoid signing anything quickly—they use urgency and unclear language to trap you in long-term, restrictive agreements.
• Stay away from this company if you value transparency, professionalism, and fairness.

I hope this review helps prevent others from going through the same frustrating and costly experience.

The Company leapt into the fray with very quick questions about the property and the proposed parameter value . . Then they became extremely discourteous by failing to respond to any further information about the property details that I forwarded them to assist. Is it that difficult !!
The only way I could get any reaction was to start their “Get a Valuation” process and then lo and behold when pointedly asked to give me an offer they stated £150,000 below their value of the previous week . . !
Be wary of this Company as they are typical industry time wasters

One of the worst mistakes of life was to call WEBUYANYHOUSE / HOUSE SALES DIRECT after seeing an ad on national tv back in Oct 2024 . It was all great to start with promising to sell my flat quickly and at a good price. The initial salesman does the first job of enticing you to sign the basic agreement but nowhere is mentioned the length of the agreement etc. The photographer was sent around who didnt even take photographs in our case but just took photos of another agent of which i have proof.
Then before going live there was an online form much detailed to read and sign ….this was in sections ,1st section being straightforward and I signed until I started reading the second section to sign and then I found that the agreement was for 12 months and that the flat had to be vacated whereas the salesman told me that the flat would be sold with tenants remaining.
So I didn’t complete the form and called the office and a manager came back on the phone and e-mails with lot of spin on the details , that it was really a 6 month contract and that tenants could remain .
I did not proceed and they demanded a withdrawal fee of £999 or a late of £1500
as they said I had signed a 12 month agreement.
Disgusted with this I asked them to send me everything I had signed and never heard from them again.
Recently now having found a buyer, I was informed by my solicitor that they managed to place some sort of restriction at the Land Registry so I am unable to sell the flat at the moment. Needless to say I have all the e-mails from the 2 companies and will be taking legal action.
AVOID THESE COMPANIES LIKE THE PLAGUE
Annoyingly had to pay the £1600 to remove the restriction at the land registry so I could continue with the sale.
After this review the company decided to refund £999 of the £1600 but they still refuse to do the right thing and pay it all back.
£600 charge was for the late payment of their alleged fee so if the fee is returned, because it wasn’t due in the first place then why withhold the ‘late payment charge’. Will be seeking redress somehow …So unfair!!

Amelia was so helpful and very friendly.
I was quite anxious to ask so many questions about a property as I live so far away. Amelia made me feel relaxed and told me everything I needed to know. Great customer service and a lovey lady.

Called we buy any house to get an idea of what value they could offer me on my house. Talked with Kamran who explained to me very clearly what the value might be. The figure for me was too low. He talked about the other services they offer which seemed very reasonable. But my wife and I in the end decided not to proceed at this stage. I might go back to this in the future. I was very pleased with the professionalism and throughout the process did not feel under any pressure at all. Thank you

Worst still, you can't proceed to the next stage,without being pigeonholed to carefully predetermined outcomes.

Ashley has been very helpful in buying this house from arranging initial viewing to updating me as the process has unfolded. Not there yet but he’s done a great job getting things going in right direction.

Amelia answered an enquiry I made and was incredibly helpful. She is a great ambassador for the company and very efficient. Also delightful!

Although we did not reach a deal I had a lovely conversation with Rebecca who was honest and open about what she can do for me. It's rare to deal with people who are interested in what's best for YOU in today's world. Credit to the business.

Avoid unless you like being repeatedly lied to and misled

We contacted webuyanyhouse in December of 2024 to sell our property, we were instantly misled. This, unfortunately, set the tone for the whole transaction!

B assured us that we hadn’t signed a contract, only to have another member of staff (I) later send the contract out to us with a signature on it. We were not shown this contract, and this led to webuyanyhouse putting a hold on our property with the Land Registry, until after the cooling off period. We were however sent someone else’s contract which is a huge breach of GDPR - I was told not to worry about it when I questioned if our details would be handled more securely.

We were passed from B at Webuyanyhouse to I at House Sales Direct. This is the company you deal with mostly, and they are absolutely dreadful. All of the staff members are liars, they promise things and underdeliver. It is almost impossible to get hold of any employees to answer phone calls or emails, and only when you threaten legal action and to speak with a manager do things progress. I told us that the people buying our house were pre-approved investors, another lie, as they then advertised the house for sale below market value on rightmove. Something else we didn’t agree to! Their claim that the house will be sold in 6 weeks is another lie, they mean 6 weeks to offer - not that they explain this when you agree to use their services.

H was our next contact at House Sales Direct, and I felt sorry for her. When we did manage to speak to her on the phone it was difficult to hear as behind her the men shouting sounded like a trip to the football! We could hear swearing, laughing, and general shouting - presumably about other clients they were misleading. H then proceeded to act like a middleman to liaise between ourselves, our buyers, their solicitors, and our solicitors. You do not get to choose your solicitor and we had a solicitor assigned to us - he was absolutely useless! My husband eventually spoke to his boss, after our onward solicitor, H, and ourselves had spent three weeks chasing a response to an email, and it was only then did we actually hear from him and the work was completed.

Overall this company were awful to work with, it has been four months of chasing, arguing, reporting, and stressing, to get to completion. Thankfully we have sold and no longer have to speak with them. If I was H I would change role as she was the only competent member of the team, and I would advise anyone against using their services.
