We employed Birchall Blackburn Law after a lot of research and because they scored high with our mortgage provider.
Unfortunately things in the early stages didn’t go as planned. It was very difficult to get things moving as we were placed with the new business team. Very little was happening even after many phone calls. At one point we were lied to which I didn’t appreciate. After a phone call to our mortgage provider who then in turn must have contacted Birchall Blackburn, we received a phone call from a solicitor who explained that he would be taking on our conveyancing.
From that point things moved on extremely well. Reda who was looking after us kept us informed of everything we needed to know and dealt with is in a very professional manner. Couldn’t be more pleased with him. New business team must do better though.

Firstly I want to start off by thanking Sarah Howarth and Holly Buckley for all their hard work, 10/10 communication & dedication.

When the file was sent over to Birchall, we were always sent communication letting us know on timelines & when the process will begin. It was detailed emails instructing us on what to do at every step to avoid delays & always on hand via email and telephone to answer my every question.

When Sarah was away on annual leave, Holly was quick to respond and give us updates in the background & she always made sure Sarah was in the loop of the conversation when she came back.

Sarah and Holly were true to their word on what day we can expect a completion, as well as always making sure they had all the information from us & the lender to make a truly seamless transaction.

It’s been a pleasure meeting and speaking to Sarah, Holly & the receptionists at Birchall who are always very polite and friendly towards me, even at times when I’ve just waffled nonsense on the phone - they’ve been there to calm me down and direct me to the right individual.

Shocking please avoid if you don't want to lose your house sale...

Selling my house was a long drawn out process totalling 22 months. I made the decision to go to North West auctions. Birchall Blackburn Law have a Specialist House team at Preston. They work specifically with the Auction house.
Jane and Samiyah work within a tight time scale to ensure their clients have completed their ID checks and all the legal documents within 3 to 4 weeks prior to auction date. Although my auction wasn't successful I asked for their continued support to complete on my normal sale till completion. They both provided a professional; approachable (they will answer your calls and emails straight away); informative of each stage of the process and efficiently completed in a reasonable time scale on 6.5.2025.

Selling my Nans house as power of attorney and explained this from the begging. Got sent the wrong forms to fill out. Tried calling left 5 messages with the details requested no one gets back to you. Manager was supposed to call, never heard anything and they couldn’t find any notes on this. Would avoid at all costs. 2 weeks into the selling process and jo further ahead and was still with new business team so didn’t have a point of contact
