Highly recommend!

They are exploiting university students. By renting sub standard end property to students. At over priced payments on property’s that haven’t been touched since the 1960s. Yet charging 2025 prices for them. No double glazing. Rotten wood frames. Poor security. Dirty.

Coapt are 5*! The staff have been brilliant helping me find just the right house for me. They are really helpful, friendly and organised. The house is clean and in the perfect location. Thank you Coapt.

Another really poor agent taking advantage of the student letting market. They let out a really poor standard flat, were non existent for any complaints and then had the nerve to charge excessively for cleaning at the end of the tenancy when we cleaned everything from top to bottom.
Look elsewhere, there must be better.

These agents are absolutely terrible and treat their tenants appallingly. My son rented a house through them. The sofas and carpets were flea-infested and there was extensive mould everywhere. Nothing worked properly and the furniture was of the poorest quality imaginable. None of it was fit for purpose and Coapt refused to do anything at all to sort any of it out. Then they had the cheek to try to charge the tenants over £2,000 in "damages" when they left. Avoid at all costs; they are just ruthlessly exploiting young people.

Good points: I went in with my daughter to follow up a maintenance request that she had made that hadn't been addressed, the staff were pleasant.
Bad points: very slow to respond to maintenance needs, or didn't respond at all. Took money off the deposits for an excessive number of cleaning hours for such a small place, when 4 people had spent a day cleaning right through. I saw how they were keeping the place, all mature students and not dirty even before they did that. I suspect the agency always charge for cleaning and maybe don't even look at the flat. Poor communication and not "on the ball"; Coapt were contacting the residents after they'd already moved out, to tell them if prospective viewings.

Terrible customer service. My daughter signed a contract in her first year of university to move in second year. Unfortunately she had to withdraw from uni and was told she had to find a replacement or pay for a whole year accomodation. After finding a replacement she managed to get out of her contract, however after emailing and phoneing the estate agent multiple times they make different excuses to not return the deposit paid, when she never moved in to the property and her replacement has also paid for a second deposit. Absolutely disgraceful!

Arranged a viewing with Tommy for a property, arrived at the viewing and after 15 minutes of waiting for him to show up past the scheduled time he didn’t show up, so had to phone the company. Company said the viewing wasn’t logged in the system and rearranged another viewing for us a week later at the same time. On the day of the second scheduled viewing I had a call from Tommy in the morning before the viewing confirming I was still coming, and after waiting around again outside the property for him to show up, there was no sign from him. Received a call from him saying “there was an issue with the viewing” so it had to be rearranged again. Wasting our time and money two Saturdays in a row as we had to travel to these viewings. Little to no remorse. So unprofessional!

AVOID AVOID AVOID!

We constantly had contractors walking in to our house without knocking or letting us know. After reading other review I know multiple other people have had this. We filled out a maintenance form when we first moved in, the issues were not fixed by the time we moved out, despite contact chasing and assurance it would be sorted out. Deposits took almost 3 months to get back, even though it is a legal requirement to have it back in 10 days, they tried to charge us for things that were already damaged. I would avoid them at all costs even if it means paying a little more to go with another estate agents. Also during your viewing they straight up lie to you and say other people are super interested in the property but they haven’t paid the deposit yet (when your probably the first people to view the house) so that you have to make a rushed decision.

I also heard they had to change their name as they previously had so many bad reviews.

Shocking management. Failed to mention that the property we were going to view had been sold, until we called them 20 minutes after our viewing was meant to begin. This happened again, rearranged a viewing for 3 properties we had no interest in and failed to mention the start time for the viewings so we missed the only property we had some sort of remote interest in, and further gave us the wrong address for the other 2. The whole point of this company is to let properties and they somehow fail at the first hurdle.

Terrible estate agent, I would avoid them. Myself and my housemates used them in 2nd year and we had so many problems with our house, coapt would always take a long time to get back to us and would be reluctant to fix anything.
We only had 1 toilet which flooded on the weekend and we called and called them, emailed them. No response, no emergency number, didn’t give us the landlords number.
And took 2 months to get our deposit back after moving out as they were so slow with the processes.

They clearly only care about their profit, renting out low standard accommodation with mould, insufficient heating and old appliances, and then show a complete lack of care or customer service with any complaints, and then for the complete icing on the cake they rip you off by taking away as much of your deposit as they can possibly get away with for nominal charges. Don't use them. Find another letting agency.

Honestly everything you think could go wrong with student accommodation I've experienced with coapt. To massively ripping us off with damages to the two flats I rented during my time at university they were over two months late giving us what little we had left of our deposits and have honestly been the bane of my student experience.

Coapt managed properties are to be at any cost. Their incompetence and uncaring attitude is damaging students attainment as they have to struggle with poor quality accomodation, incidents of long term damp and mould, defective bathroom left with leak and disrepair for months, no heating or hot water for many cold days. problems with some work taking place with no prior notice or communication.
You will suffer with them if you are student. They just act on behalf of the interests of the landlord, even when it is not fair. They're full of sweat talk and no action. Coapt needs a complete overhaul, sack all of their staff and start a fresh if at all possible with staff that have at least an ounce of honesty, decency and care.
