Pros and Cons of Galliards Homes from a Wimbledon Grounds resident

Incompetent property manager
Unsuitable access control
Thefts from the bike store
Thefts of post
Unsuitable/restricted car parking and bike storage
Green roofs and PVs we pay for but don't benefit from.
Lifts regularly out of service.
Faulty dishwashers in all apartments (we are on our 4th)
Lots of false/nuisance fire alarms - smoke alarms located above cooker.
Residents are subletting apartments on Airbnb, which is not allowed in the contract, but Galliard do nothing.

Had I known any of the above I would not of purchased an apartment.

Galliard Homes made our experience of buying a home enjoyable. They work with the utmost professionalism, making our experience stress free. Martine Hamilton( Senior Completions Manager) talked through everything with us in our new apartment and was very helpful in answering any questions and making sure everything was covered.

I bought a new build on the Galliard Orchard Wharf development this summer. It was a reassignment, so slightly more complex. All aspects including communication between conveyencers were generally handled with professionalism and timeliness. A special mention of Martine H - main Galliards Completions Manager - whose approach and attitude (friendly, knowledgeable, prompt, responsive.. ) was exceptional. She sets the bar high for her profession and my purchase and move-in was less stressful and enjoyable because of her attitude. The new-build itself is sound and built well while the development feels secure and safe. The surrounding area (with nature reserves and multiple stations/roads/amenities nearby) is also incredibly well-connected: I imagine the value of this property increasing significantly over time. The communication with PMM - the management company and the Concierge - works very well with the online portal we are using. It is always a risk buying a new home and so far, with the relations with Galliard during and post-purchase, I believe I made the right choice.

I recently completed on a new-build flat in London built / managed by Galliard Homes. The level of service was incredible, with constant support and even a comprehensive moving in document listing everything from key contacts to home care advice. The home was well built and overseen by Galliard. They also provide the ongoing property management, which was seamless and professional. Martine, my completions manager, was particularly helpful and a fantastic example of good service. She even helped move the process along and find answers for me when my own solicitor was slow / unresponsive.

Over the moon with this purchase!! Love it! Well done Galliards!

Bought a flat in an energetically sustainable new-build complex 1 year ago. In less than a year, the service charge has been duplicated; the management company, a Galliard subsidiary, has not been able to justify the exorbitant costs.
Bills have gone through the roof well before the energy crises and the so-called sustainable heating technology is unaffordable.
Us tenants are constantly chasing them for updates and explanations on absurd charges: this week we have been billed £147.60 to install a bike pump.
They are disgraceful.
Stay away from any Galliard ventures.

STAY AWAY!

Bought a flat with then two years ago - our management company is *tadaaaaa* a sister company of Galliard who charges us 6k service charge annually, which is almost double than what similar buildings in the area are paying. Can never get a straight answer from them etc. Honestly, stay far, far away.

Keri and Martine made this whole process quick and smooth. Overall very pleased!

Do not ever buy apartments from these crooks! Especially a building like Trinity Square in Hounslow, inward facing apartments with no opening windows! Surveyors have classed these as 0 value! Do your homework with office conversions as councils pass anything when it comes to housebuilders!

Directors are not listening to making changes as long as there pockets are filled with fat cash!

**update galliard homes tried to bring this review down - clearly the truth is coming to light. We have switched management agents and they have swallowed up all the reserve funds, what a surprise!! STAY CLEAR**

Was pressured into purchasing. Had no support along the way and was given misleading information. Was given 1 week to complete and find a lawyer- only then to be told they had appointed one after searching for a lawyer and this chap kindly contacting them and finding this out!
Heard nothing since contacting their lawyer for 2 months now being charged interest after having the cash available to pay since beginning of the year.
Totally unprofessional and do not respond to emails or offer assistance.
Do not buy from them!
It has been a complete nightmare for me- and I am an experienced property investor!
They have not even had the decency to reply to my direct emails questioning these issues, all I get is a reply on trustpilot which does not address anything!

Great experience from beginning to completion. Very helpful team - special shout-out to Martine, Elise and Kirsty for all the help to us. As a first time buyer definitely a reputable and experienced support team is essential to ensure things goes smoothly. Very attentive and responsive team for all different enquiries and agenda.

I can’t thank Galliards enough they have been amazing. When I had problems With the original unit I bought in 2017 due to difficult lenders they agreed to swap the unit and I was able to secure lending. The finishing of the apartment is magnificent and throughout the whole process from sale to completion they have been efficient, accommodating and flexible.

We have just completed on a flat at Handlebury House, London E14. From start to finish this process has been very smooth helped along the way by Martine who has been amazing. Thank you Martine for all your help and thank you Galliard Homes for such a beautiful flat.

I am owner of plot A flat and first time buyer of UK property. Overall I am impressed by the good quality of your new built flat save for some minor defects of the window garden glass panels and carpenter wood work in snagging and trust they had remedied with my letting agent LiFE residential. I have no hesitation to refer friends/relatives to consider future housing developments by you.

The developer should not sell those left units and waive stamp duty and furniture pack, this is very unfair to all of our previous buyers!
Besides, the completion date was unreasonable delayed but without any compensation for us!
You should waive our management service fee for at least half a year!

Handyman replaced flooring strips after our reporting defects of loosen one day after. His workmanship is excellent..He also fixed the main door lock which he found loosen immediately. This handyman is very professional , polite and responsible. Thank you very much.
