The location is great, and I've been residing in one of their waterfront apartments. Daily living is considerably easier when transportation links and local amenities are easily accessible.
I rarely leave public reviews, but my experience with X1 Developments has been so frustrating that I feel others should be warned. I paid a deposit back in 2020 for an off-plan property and, after the long-stop date passed, my solicitor formally served a rescission notice. Despite this, X1 Developments have ignored the notice and failed to return my deposit. Repeated attempts to resolve the matter professionally have been met with silence or delay.
Over the past few years, this situation has caused a significant waste of time, money, and energy. Chasing updates, instructing solicitors, and dealing with ongoing uncertainty has been exhausting and completely avoidable if the company had acted responsibly and in line with its contractual obligations. Buyers should not have to fight to have their legal rights acknowledged.
From my perspective, this reflects extremely poor management and accountability. When a company fails to respond properly to formal legal notices and continues to hold a buyer’s funds, it raises serious concerns about leadership and governance. In my opinion, the directors should be taking responsibility for how situations like this are handled — and seriously consider whether they are fit to continue in their roles.
I would strongly urge anyone considering purchasing from X1 Developments to proceed with extreme caution, ensure you have strong legal protection in place, and be prepared for the possibility of long delays and difficulty getting clear answers. My experience has been deeply disappointing and costly.
This is my second review of X1 Developments regarding Manchester Waters Tower D. My first review was posted in March 2025; it is now February 2026, and my situation remains unresolved.
The Facts:
1. I invested in this development in 2022 with a deposit of over £86,000
2. The contractual Longstop Date of December 31, 2025 has passed - the project has not even commenced construction and has no plans to do so
3. My deposit has NOT been returned despite the breach
4. X1 has confirmed i that they are in breach of contract, but unable to pay due to no sufficient cash liquidity to refund investors and that repayment is not possible at this time
Legal Action Update: I instructed solicitors in March 2025. Nearly one year later, X1's legal team has failed to meaningfully engage, resulting in:
1. No resolution or progress toward deposit return
2. Substantial legal costs continuing to accumulate
3. Significant financial and emotional distress
Warning to Potential Investors: The highly positive reviews on this platform do not reflect the reality faced by investors like myself who are owed substantial deposits after missed longstop dates. X1 has admitted breach of contract and inability to pay, yet continues to operate and potentially take new investments.
I strongly urge extreme caution and thorough independent due diligence before investing with X1 Developments. Consider whether you can afford to lose your entire deposit with no recourse.
I looked at a waterfront property in Leeds. The team made sure I understood the environmental features and operating costs, and the ordering process was simple. Everything was in line with the brochure.
Throughout the process of purchasing a studio apartment, there was clear communication. It was a nice touch that the team checked in a week after handover to make sure everything was in order.
It was easy to purchase my first property from X1 Developments. I was impressed that the keys were ready precisely on the scheduled date, and the sales team was patient with my inquiries.
After seeing an apartment in Chatham Waters, I made the decision to place the order. Everything was in good condition, and the handover proceeded according to plan. It was helpful that the team also offered advice on operating expenses.
X1 Developments have been extremely unprofessional. They chased us urgently to pay our deposit, yet when it came to refunding it, we’ve been waiting over three months with no response or resolution.
They have breached the terms of our contract and owe us thousands of pounds. Despite countless emails, calls, and texts to Casey Paul and Melissa Green, we’ve been completely ignored.
Our experience has been deeply frustrating and disappointing, proceed with extreme caution if you’re considering working with this company.

Every time l had a question-whether about timelines, returns, of legal process-l got an honest, helpful answer. There were no hidden fees of suprises alog the was.
The sales team were incredibly knowledgeable and didn't rush me into a decision. The gave me pase to do my own research, provided floor plans and specs, and connected me past investors who'd had good results.
What impressed me most was the finish. The apartment was turnkey-ready, with quality flooring, modern appliances, and even soft furnishings included. Within a week, I had three viewings and a tenant signed.
Now, six months on. the rental income is hitting the predicted yied and I've had no issues at all. It's the kind of hands-off incestment that every lanlord hopes for. I'm now planning to reinvest again with the same developer.
I felt confident throughout the entire process. X1 provided clear updates, and the result was even better than expected.
Buying at Media City was a smooth and professional process. X1 Developments kept me updated every step of the way, and the handover was straightforward. Great build quality and great service.

My experience with X1 is very, very poor
X1 have not kept to the agreement signed. The payment, due at the end of August 2025, was not paid as agreed. The representative promised this would be paid, but nothing was received as of the time of writing this review. X1 never talked to you directly. I have a mix of experience, they were good when they are doing the sale. My recommendation is never deal with X1. I don't know why a company this big is behaving irresponsibly and untrustworthy.
I want to share my very bad experience with X1 through Fabrik Property Group, where they have been holding our hard-earned money for over 5 years even after deed settlement with little progress.
Unfortunately, myself with my other 4 colleagues working overseas in Middle East trapped by their smooth and sweet talks, especially sugar coated scammer Shaz Yaqoob in Fabrik Property Group, perhaps a part of their strategy to deceive people. I am sure he still promises to his victim a life-changing fortune with his only goal is to steal money. I am sorry to saying like this but as a a responsible citizen to protect others,I’ll request you, put your foot in my shoe and think, if a designed trapper with fancy websites drains you financially with your life savings while pretending with a convincing legitimacy.
My understandings are, this is a very well-planned scam with fake awards and glowing images in their web pages. Please keep away. I strongly believe law of the land and will take legal action if the dispute remains unresolved.

I had been thinking about investing for some time, but was very wary of scams and false promises. From the first call, Sanjay gave me the reassurance I needed. He was open, clear, and genuine, and that trust made all the difference.
This was my first investment, and naturally, I felt nervous. Sanjay guided me through each step and took care of the details, allowing me to proceed with confidence. There were a few delays with the solicitor and the development, which ran a little behind schedule; however, Sanjay kept me updated throughout and ensured I was supported.
X1 Cheltenham Place was completed in December 2024, and since then, I have been receiving my rental income on time, exactly as agreed. Sanjay also arranged site visits both before and after completion, which gave me further confidence. I would also like to thank the X1 staff who assisted with this.

I've seen a lot of off-plan apartments that disappointonce completed-but not this time. The attention to detail in the finished unit was excellent, with no sage of delays. The materials used were modern and durable, and even the communal areas had a high'end feel. You can tell this is a develoiped who takes pride in the product, not just the sale.
This was my second investment with the same devloper and the experience was just as smooth as the first. Everything was managed professionally and the tenant moved in within days of completion. What l vove most is how hands-off it all is-l barely had to do anything.
