East Greenwich Office.

Extremely positive experience with John Payne - Sam Wilkins has shown a great deal of professionalism, care and excellent customer service.

He has been adaptable, accommodating, understanding and responsive throughout my search and I would recommend anyone to consider using him if you are a buyer/seller.

I have been house hunting for several months and dealt with multiple sales negotiators, but no others have given the same dedication and time in this process.

Friendly local property experts

Chris and Will did a great job helping us to sell our property. They had fantastic knowledge of the local property market and managed to sell our flat before it had even officially come onto the market. They worked really hard to make sure our sale went through and we had excellent communication from them throughout. I would definitely recommend John Payne in Lee!

Bad service and over-chargers

I was with John payne in my last flat and had a terrible experience.
I reported a leak in my radiator and chased it. Took them about 2 months to fix it and tried to blame me for the damage to the floor.
Had a leak in the boiler which damaged my couch and they told me it was not their responsibility as the couch was not on their inventory list and belonged to me.
Reported dampness and mould but simply painted over it and it was back 2 weeks later. Kept reporting it and they done nothing. This was the case for a year until i moved out.
When i moved out, i cleaned everything but didn’t clean the cooker or washing machine to their standard so they kept nearly £300 from my deposit, which is extremely excessive in my opinion. When i moved in, the flat was not cleaned and found loads of rubble from a previous plastering job swept under the fridge and freezer and in the boiler cupboard. The bathroom was full of limescale yet they have the cheek to charge me for cleaning standards.

I for one will never go back to John Payne.

Hi Chris. I am sorry to read your email and have investigated with the team. With regards to the leak, we do accept that the repair did take longer than we would have hoped. Partly down to the landlord and access issues with the contractor. I am unable to see that we ever tried to blame you for the floor damage but if this was the impression, we are sorry. The couch was yours and we always urge tenants (in the tenancy agreement too) to make sure they have suitable household insurance for situations like this.

The landlord had spend a lot of money on damp repairs before and during your tenancy. The damp reported may have been connected to this or more likely condensation.

We are sorry if you feel the cleaning charge was unjust but you did accept it. Ultimately, your deposit was protected by the TDS and you could have disputed the cost and asked TDS to adjudicate. You would have received the balance of your deposit with the disputed amount being returned should TDS have found in your favour.

The best estate agents I've come across in 20 years

The team at John Payne are were the most excellent that I've experienced in the last 20 years of my moving in and around London.

Will, Max and Chris were decent, trustworthy, and very efficient. There was constant communication throughout our sales and purchase process, they always had their eye on everything, and never dropped the ball.

I have no doubt I'd be giving them a call should I ever move again.

Excellent Experience

We recently rented our 2-bedroom flat through John Payne and were really impressed by their efficiency and professionalism. They arranged viewings very quickly and found us a wonderful tenant within a week. It has been a seamless process. Suzannah and Chloe in particular were extremely friendly and responsive and it has been a pleasure to deal with them. I would heartily recommend John Payne if you're looking to rent your flat quickly and easily.

Positive Experience - would recommend

Just bought a New House. Had a really positive experience working with the John Payne Staff. They were extremely friendly, professional, good listeners and very detailed in their prep work, helpful and provided timely responses to queries.

Sold my house with Acorn Estate Agents - which are part of the same Group and also had a very positive experience and helped take some of the stress out of selling a property.

Everything from selling to buying took about 8/9 months. Would definitely recommend them.

John Payne estate agents.

We bought a house advertised through “John Payne” and we were very pleased with the way things were handled. The process was very quick and easy, response times to enquiries were quick and efficient. Max was very easy to deal with, and the whole process took just under 10 weeks from start to key collection.

Professional and understanding how stressful selling/buying a house can be

Where do I start? From the minute Will came to view my house to put it online, I knew I was in safe hands. He even put up with my puppies trying to eat his shoes!! And even forgave my puppies for “marking their territory” on their carpet.
The house sold straightaway but unfortunately after 15 weeks my sellers pulled out which was pretty devastating as I had found my perfect forever home. But I have got to praise Will, Max and Chris who let me cry on each of their shoulders! Within two or three days it was being viewed by prospective buyers and a day later I had an offer and off we went again. I am very pleased to say that it went very smoothly apart from my potential buyers’ solicitors querying a tree preservation order on my property! Strange as I have no trees on my property let alone needing preserving! But again the threesome pulled together and supplied lots of tissues for me and got it sorted. Cannot emphasise enough how brilliant they are. I would urge anyone looking for a decent estate agency then look no further.
PS. Just one thing - they are addicted to ginger biscuits so get in a stock, especially for Max!

John Pain-Full

Had a terrible experience with the lettings side in Blackheath branch in 2013. Messed up the tenancy start date, ignored our comments on their terms which almost prevented the tenancy commencing and generally every dealing was a nightmare with incorrect details or wrong information. However worst they never explained to us about a deaf neighbor who constantly had TV and Radio at full volume this we had to endure for over a year, the owner had specifically requested this to be explained to potential tenants.
Overall poor service dealing with the lettings branch which luckily has now gone, believe part of the main estate agent and hopefully improved.

A superb service

Sue and Ben from John Payne (East Greenwich) we’re absolutely brilliant. First, they gave us an honest valuation. Then they arranged nine viewings in quick succession and we had an offer on the first day. From that moment all the way through the process Sue was there to answer any questions and was in constant communication with us, our solicitor and the buyers solicitor. She was in regular contact and didn’t waste a single day in the process. From offer to exchange was just seven weeks! Before the survey there were a couple of pieces of work that needed doing on the house and we couldn’t find anyone to do the work & even here Sue helped by finding a craftsman that could come and help within a few days. What is even more incredible is that Sue and Ben managed to do this in the run up to the end of the stamp duty change when solicitors were incredibly busy.
Sue was trustworthy, incredibly helpful and brilliant at planning. We couldn’t recommend Sue and Ben more highly.

Disappointing.

Things started off well with the manager of the West Greenwich branch upon meeting I was quite specific of how I would like things to go re viewings,agents and communication I was told that would be fine unfortunately things were not always carried through I was told there had been a misunderstanding there were other issues with communication and a fault with automatic reminders which made things confusing for me there initial inability to acknowledge there had been issues and to apologise led me to terminate there services.
(I did get apology for one of the issues yesterday unfortunately all a bit too late)
