Rotsvast is echt een aanrader! Ik kon zeer snel een pand bezichtigen, werd uitgezocht als huurder en kan snel het pand intrekken. Ze zijn ontzettend aardig, efficient en professioneel. Ik zou hen sterk aanraden!

Me and my wife recently got relocated to Maastricht. We were anxious on getting a suitable environment for us. We started reaching out to many websites and pages for help, but no luck.
Then I decided to visit Rotsvast office as it was near by my office. This is was the best decision so far as we not only found a house for ourselves but handled the process remotely without being physically present for the process.

Rotsvast Utrecht is een betrouwbare beheerder en ik verhuur al vele jaren via deze organisatie. Ze zijn vriendelijk, behulpzaam en hebben tot nu toe altijd snel nieuwe nette huurders gevonden als er een huurder vertrok. Communicatie is vlot en je kunt prima afspraken met ze maken.

Door rotsvast Middelburg eindelijk mijn plekje kunnen vinden! Heel fijn en vakkundig geholpen door Amber . Op e.v.t vragen werd snel antwoord gegeven en zorgde voor een goed contact tussen mij en de verhuurder. Aanrader!

Contact gehad met Angelique. Het was een lastige verhuur omdat het pand reeds verhuurt was. Uiteindelijk is het misgegaan door mijn toedoen en hebben we gezamenlijk een oplossing gezocht. Dat is dankzij de inzet van Angelique gelukt. Erg blij mee

I 100% recommend Rotsvast as an agency, if you want to find a really nice place to live, in very friendly prices.
Also, the staff there is very kind and willing to help you anytime, especially Mr. Ismaeel that helped me in my case.
They always have time to help you efficiently and make your stay in Maastricht easier and more relaxing.

AVOID THIS AGENCY
I have rented an apartment in Heerlen on February 1st 2022. Delivery was very fast because agent was in a hurry and I entered an apartment that wind was blowing through each and every window. Double glazing seems to be an unknown word for this part of the country. Unfortunately, I came from abroad and as I urgently needed a place to stay, I saw the apartment from video call (I do not recommend anyone to do the same). Walls very badly painted, cheapest (by far) quality on the tiles, a crack on the glass of the front door and many many other things that I swallowed since I had signed 1 year contract.
The year passed and I had to relocate to another country. I informed them 2 months ahead. And to my great surprise they want to keep 1072 euros from the 2 months deposit (eventually I found out that I was paying Amsterdam price for...Heerlen) because the owner decided that I destroyed everything in his "luxurious" property! He charged 140 euros for a blocked sink (which was not blocked and it was not mentioned in the end inspection protocol), 210 euros to repair the kitchen drawer (surprise, surprise, also not mentioned in the end inspection) and 336 euro for having 2 people cleaning. Well the funny thing is that I cleaned the apartment but during the end inspection they discrovered a small corner in the cabin shower with calc and some dust in the bedroom.
I am giving one star to Rotsvast first of all because they did not protect me at all. I was in a hurry to leave and they came for end inspection 1 day before the truck would arrive to pick up my things. The guy took some photos and did not warn me if he saw something that he didn't like. Then I left and they went few days later to make the final inspection which came like a huge surprsise for me! I had left some almost new furniture that did not fit the track and asked them if they could help as the transporter would send another track few days later. They informed me that owner threw away my things. Well, allow me to be a bit suspicious because the owner had bought another apartment in the first floor and I wouldn't be surprised if I see there the wardrobe, the Bo concept leather couch and the almost new washing machine-dryer.
But what I do not tolerate is that owner of the apartment that I was renting, issued an invoice from his company to rotsvast claiming the damages that he fixed. Ande they were not ashamed (or they thought me as an idiot?) to claim 1072 euro from the deposit based on an invoice issued by the owner...
I guess it is clear why you should avoid this agency...and I have all the evidence to support my claims.

WORST realestate agency in The Netherlands. I would give 0 starts but it doesn't have that options.

I am a high skilled imigrants, who rented a good property and the contract terms with Rotsvast are absurd.
If anyone wants more detail on the HORROR show that it is to rent with Rotsvast please do not hesitate in contacting me, I will be glad to send you all the emails and meaningless responses I received, so here is a short glimpse of what is happening:
I am being charged upon delivery for:
- Inventory costs that is not foreseen in the contract
- Being charged for Cleaning fee that is not right, because the handback viewing was made, and the inspector checked the cleaningless
- Being charged for extra energy costs that Rotsvast refuses to show me the calculations (By the way, Rotsvast did not allow me the option of having a energy contract on my name)

Fijne service, mooie appartementen in de portefeuille.

Absolutely horrible service. We committed to an apartment and had a plan to move forward for an agreed upon price. They ignored us and our calls for days, showed the apartment to others when they told us it's off the market and gave it to someone else.

Horribly unprofessional and didn't communicate properly. Will never work with this group again.

Ga bij een appartement kijken oke bevonden, krijg een dag er naar van de heer ismaeel bericht dat de eigenaar niet voor mij heeft gekozen. Maar dat kan niet zijn omdat terplekken alles goed bevonden was,en nog niet een om papieren gevraagt is en ook niet waarom welke reden. Krijg ook geen reactie op de meel. Zeer slechte sevice.

The positive reviews I see here are right, when concerning on how easy the process of getting a house was. They are good at sales.

They are bad at customer service. The experience while living in the rented house is very bad and specially at the end was really bad.

- Rotsvast (at least Utrecht branch) is DISHONEST:
This company actively CHARGED EXTRA for my deposit for repainting the walls (a value close to 1000€). I got photos and confirmation, 3 months after leaving, from the new tenants that they didn't paint a single square meter. I also had an agreement with Rotsvast and the new tenants (which I got for them) that they would keep the walls as they were and be responsible for them (this also happen between me and the previous tenant).

- Rotsvast is INCOMPETENT:
There were some problems in the place where we lived, mostly old pipes that were leaking to the downstairs neighbor. They took forever to send someone and completely messed up the first appointment date and hour. Also, they take forever to answer important emails and they use a "call center". Most of the time the responsible department is not there and they will leave them a note to call back, but they never do.

Edit: Response to Rotsvast reply:
"Dear Pedro,
The apartment had to be painted, we discussed this with the new tenant which was introduced by you, he showed us the damages during the switch as you were not even there. Meanwhile we told you we are waiting for a quote instead of charging you the standard price per m2. In the end this saved you 20% on the total bill."

- The tenants themselves told me a different story at the time
- I call one of your agents after the switch and was informed that everything was fine with the walls. Now it changed?
- A quote for the walls took 4 months? And you charged our deposit before even painting or giving a proper invoice. Thus, its an illegal fictional charge.

Stop gaslighting people please. Thank you!

Wacht nu bijna 4 maanden op onze borg zonder enige communicatie en/of terugkoppeling.

Ik had snel woonruimte nodig, dus heb de laatste tijd met heel wat vastgoedbedrijven contact gehad. Rotsvast was één van de beste. Vooral hele snelle reacties op e-mails, wat ik van veel andere bedrijven in deze branche niet kan zeggen.

As an expat and freelance designer, searching for an apartment in the Netherlands, it is not the easiest process. With that being said, Sanarya at Rotvast Maastricht has made this process extremely simplified and seamless. I recommend her and Rotvast for anyone searching for an apartment in the Netherlands. I hope to work with her again when it comes time for me to move in the future.

The service was extremely helpful in finding a place, as the agency's connections are a massive help in this regard; the people are very friendly, thoughtful and super commited.

Uitstekende & snelle service! Als verhuurder ben ik zeer tevreden over Rotsvast Utrecht. Alles wordt uit handen genomen en adquaat afgehandeld. Ik kan Rotsvast Utrecht zeker aanbevelen!

Let op, je moet zelf heel hard achter de betaalde borg aanzitten. Ik ben nu bijna 2 maanden geleden verhuist maar nog geen borg terug. Gaat om een hoog bedrag dus ik ben al 1 maand bezig om het terug te krijgen. Heel veel mails gestuurd waarvan er 1 is beantwoord met wat mijn nieuwe adres is. Daarnaast meerdere keren gebeld maar telkens is de financiële afdeling niet aanwezig (gek voor zo'n groot bedrijf?) En wordt er gezegd dat ik word teruggebeld wat nog nooit is gebeurd. Ook zat ik in een huis waar de gaten in de muren en de hal blank stond als het regende maar hier is na verschillende meldingen nooit iets aan gedaan. Denk dus goed na als je met deze organisatie in zee gaat.

Update: mij word gevraagd om deze recensie in te trekken omdat het niet zou kloppen. Mijn buurvrouw (ook huurder via Rotsvast) huurt nu mijn kamer en heeft de borg wel terug ontvangen via Rotsvast. Dat de borg dus nooit door Rotsvast wordt betaald is onzin.

Nou ik zou trots zijn op zo'n sjieke, aanvallende klantenservice. Hieraan is precies te zien waarom mensen niet met jullie in zee moeten gaan. Ik ga hier verder niet op in, ik pak het op een andere manier aan. Jammer dat het zo moet gaan.

Ik zou geen woning huren bij deze verhuurder. Mijn ervaring is niet prettig geweest. Mijn appartement (Jan van Foreeststraat) had al vanaf het begin lekkage problemen. Telkens als ik er melding van maakte kreeg ik te horen dat er aan gewerkt werd. De eigenaren zijn zelfs hoogstpersoonlijk langs geweest en garandeerden dat de lekkage problemen in het gebouw de hoogste prioriteit had. Toen ik na een jaar de huur opzegde was er nog steeds helemaal niks aan gedaan. Het probleem verhuisde gewoon mee naar de volgende bewoner. Die er naar verwachting nu nog steeds mee zit. Er heerst veel onvrede onder huurders van deze verhuurder. Je betaald ontzettend veel voor de ‘service’, bemiddelingskosten, absurde opleverings-eisen om je borg (2 maanden huur) bij Gods gratie terug te mogen ontvangen. Ik heb mij niet thuis gevoeld ik dit appartement, mede door de sfeer die er hing in het gebouw ten aanzien van de verhuurder. Als je probeert om verhaal te halen, worden de rollen omgedraaid en wordt je het gevoel gegeven dat je gewoon een ongeduldige en lastige huurder bent. Zelfs als je al een jaar geduldig bent. Ik heb altijd koopwoningen gehad en begrijp nu wat huurders meemaken op de woningmarkt. Je voelt je in een hoek gedreven en moet alles maar slikken om te zorgen dat de verhuurder het je niet nog lastiger gaat maken. Je borg a €1700,- verliezen is een hoop geld namelijk. Daarvoor ga je wel op je handen zitten en houd je je mond. De verhuurder kan zover gaan als hij wil.

Had a very great experience with Rotsvast. Frank from the company had understood my requirement and desperate need of finding a house asap. He scheduled an in person meeting and showed us the house. Arranged everything end to end very smoothly and ensured our move in experience was pleasant. Must recommended. As an expat I very thankful to RotsVast for their service.

Edit : 28th oct 2024 - Things were good during the house hunt. When we left the house, the agency along with landlord try to seize our 2 months deposit without a proper reasoning. We lived in the house for more than a month in peak winters without Boiler working, no one came to fix and ignored our calls. Finally when I warned of legal notice they returned my deposit. At the end they promised to sell my furniture to next tenant, but didn't pay me any money. They are money sucking vampires.
