Scamming and conning grubby hands
Well.
Your just as conning as your cars. Honest people buy houses. Half your staff prob rent, so don't understand. I've been on the ladder since 19. I saved up hard to get where I am. My house is working £250,000 and you offer £130,000. Where do you get these figures. I bet you if you got your scamming little grubby hands on my beautiful house, you will sell it for way more than that. Where's the justice. How do you sleep at night. Does it make you feel good, knowing you conned so many innocent and vulnerable people. Karma will get you in the end. Lucky I read the reviews before signing anything over to a shambles of a business. You should be ashamed!!!!!

Do not keep there Word
Had a Conversation with one of your advisors, about buying our flat, I told him it was a retirement flat with yearly fees to pay on it, he said not a problem we take on retirement property’s he offered me a figure which I expected to be well below market value, i accepted the figure and was sent the paperwork to accept which i signed, two days later i got a call from another advisor in your company, who explained they had their Underwriter to look at it and decided it was too much of a risk to take on and therefore will not be proceeding, i asked if they would offer a figure for it, she said £1000, needless to say I was totally insulted. So why in the First place say they will take it on and offer you a figure and then withdraw, Very Frustrating to say the least.

Quick to respond
Quick to respond. The only reason I dropped a star was because I had phone calls (4) from lots of different departments ( probably necessary from their side) but I found it annoying having to repeat myself.

Beware "we buy any home"
These are very polite and professional in their approach. They gave me a quote of £153000 as a price for my home. 2 weeks later they contacted me to say 2 local estate agents "walshes" and "browns" had valued my house at approx 30k less than the 2 estate agents who had been selling my house. As a result they would have to reduce my house cash offer to a sum which I think equates to between 60 and 70 % of the house's value. That was before any last minute drop. As a result I will not use them, and would strongly urge other people to be very wary of them. Other cash buyers had contacted me and openly said the house value was as I had been advertising , but the market is slow, so they would only pay 70% of its value , as they would have to get rid of the house full price to make a good profit which could take 1 year. The point is the other cash house buyers were honest ! It's the way WBAH operate that is at fault...it does not appear to me to be honest. "Floating " valuations used as an excuse to lower offers they give initially does not inspire trust.

From offer to sale was impressed.
I have just finalised the process from initial offer to completion and payment.
Overall I am happy with the way things went, of course the final sale price was less than I would have received on the open market but you are effectively paying for a speedy, guaranteed sale, so no complaints. I had been trying to sell this property for several months and had been consistently let down by others. Selling this way was far less stressful and a timely result was achieved.
WeBuyAnyHome were honest throughout, including discussions on price etc. Nothing was hidden.
Special mentions go to Tom and Chelsea who were a pleasure to deal with and most importantly were always helpful, honest and transparent.
Would recommend this company if you require a speedy and stress free(ish) sale.

Read the Small Print... I Did. 👀📄
Read the Small Print... I Did. 👀📄
📞 I have literally just come off the phone with the WBAH team after deciding **not to proceed**.
From day one, my position couldn't have been clearer.
❤️ I needed a fast sale to help fund urgent medical treatment for a sick relative.
🚀 WBAH assured me they could move quickly.
💷 A price was discussed.
🤝 Expectations were agreed.
✅ Everything sounded simple.
...Then reality arrived.
🎭 Act 1 – The Survey Saga
🚪 Survey Visit #1: The surveyor decided not to attend because the tenant was unwell.
📍 Survey Visit #2: They turned up at the **wrong address.
🤦 You genuinely couldn't make this stuff up.
Eventually, the survey was completed and, as seems to be the predictable script with these types of companies...
📉 The offer was reduced.
Given my circumstances and the urgency of the situation, I reluctantly accepted the lower offer because I had been promised a completion within two days.
📄 Then the paperwork arrived...
This is where the alarm bells really started ringing. 🚨
❌ Incorrect information.
❌ Terms heavily weighted in WBAH's favour.
❌ Buried in the small print... a clause allowing WBAH to charge **£5,000** if I decided to withdraw during a two-month retention period.
Seriously? 🤨
When I challenged the wording and simply asked whether the contract could be made more balanced, I was told I was...
💬 "Threatening to walk away."
No.
I wasn't threatening to walk away.
📖 I was reading the contract.
There is a very important difference.
🔍 Here's where I think WBAH made a bad assumption...
Perhaps the expectation is that people selling their homes are stressed, under pressure and won't bother reading the small print.
That they will simply sign whatever is put in front of them.
❌ Wrong customer.
👨💼 I'm a contracts specialist.
I read every clause.
Every definition.
Every obligation.
Every piece of small print.
If your business model relies on customers not spotting contractual terms that are overwhelmingly in your favour, then you've picked the wrong person.
💡 Thankfully, reading the contract probably saved me from making a very expensive mistake.
👥 One final piece of feedback...
Please invest in some customer service and communication training for your staff.
Questioning contractual terms is **not** the same as "threatening to walk away."
Customers should be able to ask reasonable questions without immediately becoming the problem.
A little less defensiveness.
A little more empathy.
A little more professionalism.
Especially when you're dealing with people who are often selling their homes because life has dealt them difficult circumstances.
👋 Thanks for helping me dodge a bullet.
Bye bye, We Buy Any Home.

Be prepared for a price drop at the 11th Hour
We started the process with WBAH by agreeing a price at 75% of what we had the property on the open market for on 26th April.
After their 'underwriting' process was completed the price war reduced by a further 11%
My husband and I discussed this and as we were 6 week in reluctantly decided to go ahead and signed WBAH's 'Final Price Agreed Document' on 3rd June.
This week were were in a position to exchange contracts, however received an email reducing the price yet again by another 12.5%, albeit with a sliding profit sharing but only on a sales price way above valuations used to justify the underwriting process.
We obviously refused this, on Thursday received their 'best and final' offer which although increased was still a 6.25% reduction on the Final price agreed on 3rd June.
Obviously we are so disappointed, and as we were ready to exchange we had started packing and now have to unpack, cancel removals and remarked our property after loosing nearly 8 weeks.
Please be careful if you go down this route
☆ After reading the response from WBAH, their bending the truth again. This was not a reduction after their initial offer, after their checks etc. They reduced the price and sent a revised contract with 'Final offer ' there reduction is 5 weeks after this fact the property is in impeccable condition as well they know and there was no valid reason for the addional £20k drop at the last minute ☆

No problem with WBAH offering below market value ... however ...
I have no problem with We Buy Any Home offering below market value - that's their business model.
I accepted an offer and we exchanged contracts. They had a survey done. There were exceptional legal issues that needed resolving which took 6 weeks. At the point we were ready to complete, WBAH wheel out the surveyor's report citing remedial work required.
You can choose to believe that they only just looked at the surveyor's report they had for 6 weeks before mentioning it, or consider it a tactic to reduce their offer. They pulled out in the end.
Also ask yourself why do WBAH always phone you to talk about the deal and only follow up in email when they absolutely have to. Is it because they believe in the personal touch or could it possibly be to ensure you can't easily prove they've said something?
Read the contract before you sign to exchange. It basically says they can pull out at no cost, but if you pull out you're liable for £5k.
My property eventually sold for a lot more than their original offer.

Not had a good experience with the last cash buyer that pulled out of our sale, for no reason,
But my experience of we buy any home so far is leaps and bounds above the last company, fingers crossed sale will go through with no issues
Taylor, Chris and Phoebe have all been amazing, so far.

Essentially a scam preying on vulnerable customers
Essentially a scam, which I knew from the start, but thought it would be interesting to see just how much they would try and rip me off by. Multiple valuations of my property at £220-240k prior to approaching them. Initial enticing offer at £161k with legal fees, which was below what I was really willing to accept already, but the rapid speed would have made up for it.
After 'underwriting' they offered a derisory £130k.
I'm glad that I'm not in a position where I feel forced to sell, because this sort of approach, which will often be to vulnerable customers, is appalling.

After putting my details in they gave a figure between £396,900 to £485,100 of course this was ‘too good to be true’ after speaking to someone on the phone, it was clear they were comparing a current run down property currently for sale a few doors away, to mine, which has been extended & good condition throughout - they only offered £390,000 - what a rip off company!!
