To add insult to injury, and further to previous reviews, the money from the property sale (circa £350k) still hasn't been transferred to our accounts. Our solicitor is "checking".

We had a very disappointing experience using this firm for our house purchase.

Communication was extremely slow throughout, and at one point we were actually told to stop emailing for updates and simply wait to hear from them. The conveyancer handling our sale was extremely rude and unprofessional. We were repeatedly asked for the same information multiple times, which clearly showed poor internal communication between staff handling our file.

The transaction should have been straightforward as neither we nor the seller were in a chain, yet the process was heavily delayed. The delays were so significant that the seller nearly pulled out twice. We even had to contact the seller directly to reassure them that we were not the ones holding things up. I also had to go into firm itself to hand over documents and speak to someone in person as I lost all trust - not a shock to find that the conveyancer dealing with our sale, was not in!

The estate agents involved commented that this was the worst firm they had dealt with, which unfortunately matched our experience.

To make matters worse, the final fees were unclear and difficult to understand, but we felt pressured to pay immediately due to the risk of the seller withdrawing for a third time.

Buying a home is stressful enough without feeling unsupported by your own solicitors. We would not recommend this firm based on our experience. Find someone else and save yourself the stress!

Constantly adding fees onto a fixed fee service. No explanation...in English what they are for and why they are being added after contracts have been sent out and returned.

Ellen at Birchall Blackburn provided incredible support and representation during family court proceedings. Having worked with Ellen for some time I had total confidence in her knowledge of my case. She is highly responsive, reliable, professional and knowledgeable and has a calm and compassionate manner. I also feel she has always offered options and minimised unnecessary costs where possible. I’m incredibly grateful to Ellen at the team for their support and achieving the outcomes I hoped for within proceedings.

Birchall Blackburn were great in the purchase of our right to buy property. Very efficient and quick to respond to any queries. They use clever tech to verify capital and deposits etc and so there is not the usual drama of printing bank statements or downloading them to then email. All done very quickly though an app. Jade was our conveyancer and she was great. I worried about the distance as the firm is in Manchester and we are in the South East of England, I needn’t have worried as all went extremely well and completion happened yesterday. Thoroughly recommend!

Following a recommendation I chose to use Birchall and Blackburn Law to sell my late mothers home. The transaction was very straightforward, no chain involved and we had a cash buyer desperate to move in. I had previously used local solicitors but decided to save on the cost and use a remote service as the transaction was so simple. The initial response was very efficient and the online portal facility is very good. Unfortunately things very quickly changed. Communication between the solicitors seemed patchy with both blaming each other for delays and omissions. After 19 or 20 weeks I began to call my contact several times a week and each time the call went to answerphone. I followed up with an email each time but ultimately my calls were only returned once or twice and only after three or four days had passed. At 24 weeks my buyer was threatening to cancel the process. I tried to call the conveyancing team many times but was still unable to get past the answerphone.
In desperation I called the new business desk and surprise, surprise the call was answered each time.
I asked to speak to someone in authority and eventually, after several calls, I spoke to a supervisor in the conveyancing team. Long and short of it is that the sale went through - eventually and after a great deal of stress and anguish. If I were generous I would say that this company is going through a period of growth and perhaps is not adequately staffed or trained in the appropriate teams. I cannot recommend their services based on my experience and would strongly advise using a local conveyancing team where you have easy access to the people involved.

Great service, and made sure to keep me updated through all stages of the process.

The worst law firm I ever had !!!
No response for emails, doing nothig with our case, when we try to contact with them ignore my phones and messages, Demi Maclee was 3 times on holiday since we started our case, and not doing her job at all. Please avoid this company if you want to have delays and problems!!!! I give 1 star but should be -10

UPDATE:
We are still waiting for completion date, nearly 6 months!!! Still no answer on emails or phones, clearly ignored us !!!! Our buyers thinking about resignations and we are lost our property now because people who working for BB are incompetent and not doing their jobs!!!!

I would strongly advise anyone considering this firm to think very carefully before using them.

Our house purchase took 2 years and ultimately never completed because the sellers pulled out. While not everything was within the solicitor’s control, the level of delay, poor communication and lack of basic case management throughout was frankly shocking.

We were passed between multiple solicitors, which meant constantly repeating information and never having consistent oversight of our case. At one point our assigned solicitor went on indefinite leave, something we were never informed about. We only discovered this when we received an out-of-office email with no return date, and had to chase the firm ourselves to find out who, if anyone, was now dealing with our case.

Response times were extremely slow. On one occasion I was actually “told off” for chasing within their two-working-day response window, despite the fact that the sellers had informed us the solicitors had been sitting on important paperwork for 4 weeks. Clearly, our concern was more than justified.

There were two major legal issues with the property: a boundary issue and a defected lease. While both were eventually identified, the handling of them caused huge delays. The boundary issue took months to resolve, and once that had finally been sorted, the firm then revealed the lease was still a problem but failed to explain how it could be rectified until this point. This caused yet more delays. During this period, we went around three months with virtually no communication at all from our solicitor.

They also held our Lifetime ISA funds for five months, despite the legal limit being 90 days. They were not even aware they were holding the funds until I specifically asked. When I raised concerns about lost interest and potential investment growth, I was told they would investigate with their accounting team but then never heard back.

To top it all off, when the sellers finally pulled out, we were not informed by the solicitors at all. We found out via the estate agent. It has now been weeks since then and we still have not heard a single word from our solicitor.

Overall, this has been an exhausting, stressful and deeply disappointing experience. Poor communication, lack of accountability and prolonged delays made what was already a difficult process far worse. I would not recommend this company to anyone.

I used them for my divorce and Linda Pullinger was beyond amazing, she ensured that I understood everything and that I was in the loop. She was very professional and beyond efficient!
I used them for my house purchase and Ben Wilde was out of this world, he ensured that everything was as it should be and without him I doubt I would have got the house so quickly!
I am now using them to write my will.
Honestly 10/10 company and I will now only use them for everything that I need. Definitely an excellent team!

Our solicitor Karen was fantastic, never avoided a phone call and always got back to us within the day sent which is unusual for solicitors during the house buying process. The only fault I found is that the documentation that was sent to sign was quite difficult to get your head around and as a first time buyer I feel as though it would be beneficial to have some what your hand held and a clearer indication of where to sign. The process was a lot longer than expected to say we weren’t in a chain and it would have been good to know what the days were and on which side. Overall would definitely recommend using the solicitors for house purchasing.

Unfortunately, this is going to be a negative review. I asked them to handle my case as I was buying a property. The case was a straightforward one (a freehold), but all the company managed to do in one month (!) was an ID check.

Apparently, they had a big influx of clients at the time, but they were neither responsive nor honest about that. The real estate agent warned me about the Google reviews, which were mixed, but I still decided to go with Birchall Blackburn Law - a mistake on my part.

I would give them two stars because the conveyancing quote was very competitive and the web portal they used for communication was okay. However, doing nothing for a month doesn't really deserve anything more than 1/5.

I switched to a different provider when the sellers' representatives couldn't reach the people assigned to my case. I had to give them a call myself, unsuccessfully. I called them again, waited until the end of the day, and then asked them to stop working on my case as it was going nowhere.

Surprisingly, they responded to my cancellation email very quickly. It's definitely not a scam, but I was certainly disappointed. I was also able to get my money back since I had funds on my account that they hadn't used towards searches, etc

Please do not trust these people with your house. They take forever - because of them dithering about, I lost the sale on my house 🙈🙈🙈
