Having had no end of difficulties with a tennant I approached Brearleys in Brighouse and was directed to Andrew Marsden. Andrew who is a specialist in property matters was a breath of fresh air. Not only did he direct us through the Section 21 notice and the subsequent court hearing he also was on hand on numerous occasions to give advice and reassurance. We have now been awarded possession and a warrant to enable us to gain it. I would recommend Brearleys and Andrew Marsden to anyone who needs help in any property matters, he is attentive, knowledgeable and comes across as an amiable person who is genuinely interested in people and wants to help in the most appropriate and way.

A little late in life but we decided to finally get our Will's done once and for all and we decided on Brearleys Solicitors in Birstall where we dealt with a young lady by the name of Chloe Lord. I think one of the reasons I had been put off by doing our Will's is thinking that this was going to be a long drawn out task but honestly Chloe couldn't have made it easier. She explained everything in detail and in a way we understood and was such a joy to deal with. Such a lovely young woman who will go far and who Brearleys should try to hold on tight to. Moving house is difficult enough without having to deal with the rudest most unhelpful conveyancer on the planet. You will see from other review other clients have been subject to the incompetence of Chloe. How this person has retained her job is beyond me! Chloe even called me one afternoon for no reason to scream and shout at me down the phone because I had emailed with the audacity to ask on progress after 3 months with little progress. She left on maternity leave without the courtesy to inform her clients she was going off. Only for my case to be transferred from Brighouse to Morley - good job I can drive. At least at the Morley office they got things sorted! Avoid the Brighouse conveyancing service if you wish to retain your sanity.

Brearleys Conveyancing team in Cleckheaton bought and sold my apartments in Heckmondwike and Otley 2022-2024. On completion of Otley cash sale, I was invited to make an appointment (18 December 2024) to rewrite my will. (I am 81). It’s very simple, just 30 words besides names of myself (Testator), my daughter (Executor) and my son, and partner (two Benefactors). I bought a proforma Will document at Heckmondwike Post office for £4.50: quote “Guidance with Forms”: “Will and Testament”: “Solicitor Approved”: “Legally valid”. I filled it out in 5 minutes, believing it would be helpful. Brearleys paralegal (unqualified) assistant who does the job quoted £300 plus VAT. Then said she had been instructed not to complete, her 10-minute typing job, that day. Having already cancelled a 14-year-old Will, I said it was essential as leaving UK next day. Her boss, Brearleys partner in charge of Cleckheaton office then intervened: he said “well, it’s possible”, but I would have pay extra £200! total cost £600.00 I declined, then asked them to simply witness my signature on Post Office form. He refused to allow any employees of Cleckheaton Office to sign, claiming that it was not legal. I duly got it signed and witnessed by free service, later same day at the Post Office in less than a minute: one only needs photo-ID: total cost £4.50.
Cleckheaton’s conveyancing team all agreed to act for me in sale of my apartment on May 5 this year. On July 24 co-Partner and Head of Conveyancing in firm. ordered the conveyancing team to abruptly sever all services without valid reason. She continues to order Cleckheaton team, using inter alia untruthful statements, unlawful instructions re. file ownership, and a bogus invoice in a vindictive manner. There is compelling circumstantial evidence of Sex, Age, and Ethnicity discrimination, all criminalised in 2010 Equality Act. This raises concern by SRA misconduct standards. My £4.50 PO-Will is still good.
