Didn't get what I asked for.

I requested details of a property and was sent the wrong details. Also I did not receive the report until 2 days later, when it was promised immediately. I complained and asked for a refund, but it was not forthcoming. This is a rip-off, £100+ for details that cost £6 from Land Registry. Don't use.

Please make sure that you are in the official government site:

Or you will be overcharged by circa 800% for a deed you can get for £3. I was! and nothing arrived till they were 'pushed the next day.

They seem reluctant to answer the phone too which for information is hidden in their Terms and Conditions 0151 528 2228

I applied for title deeds,deed plan and burdens on a property in Scotland over 3 weeks ago.The website stated documents would be emailed in 1 hour and I paid £30.95 as I needed the documents urgently. They seemed genuine and asked for some additional information from me very promptly from an email address at land-search-online.co.uk In this email they told me to reply to a different customer service address at deedflow.co.uk. I have had no documents and no reponse to my emails from either address.
I am now using the offical Scottish Government site -and, like other reviewers here, feel very foolish for being taken in by them.
Just before I started writing this review I emailed both email addresses and asked for a refund. I have just received an email saying a refund will be processed in 7 to 10 days. I will update this review if I do receive a refund.

Not good, though unlike many other reviewers I did eventually get what I paid for. Unable to make the government site work, I turned to this one: £23-94 for a £6-00 government service. But we needed the document.
We ordered on Friday afternoon. By the following Tuesday, nothing had arrived, despite their 'one hour' claim - and no initial acknowledgment of order. Payment had gone through our bank to Deedflow.co.uk
I wrote to Land Search's customer services, asking them to attend to the order.
Having read our bank's website advice on reclaiming a payment for goods not received, I wrote again the following Tuesday, this time cancelling the order (within the 14 day cooling off period) and requesting a refund - or I would ask my bank to take action.
Within two hours the electronic copy of our register documents had arrived.
If you've fallen for this extremely poor service, don't despair - this remedy could work for you, too.

SCAM company just charging £100 for a £10 government service. I feel such a fool!!

DO NOT USE THIS COMPANY - the deserve zero stars. I like others who placed reviews thought I was using the government land registry site. They took £42 for a search of unregistered land that was advertised at £34.95; the advertised price did not say +VAT. I was provided with a document of a registered property that I could have purchased for £3. They have no telephone contact number so no ability to complain. Alarm bell rang when I received an e-mail at 22.23 on a Sunday night, so I suspect this is nothing but a one-man band with a fancy web-site.

Mistakenly thought they were the Land Registry. Got an email with attachments for a title plan which would have cost £3 and doesn't print complete on A4 paper, a title register and and LSO Guide booklet. All were electronic copies for me to print off. I have been told that there are no historic documents available so can reclaim a portion of the fee of £101 from their customer services site. Lets hope I can and will put this down to experience

Thought I was on the land registry site but unfortunately it was this one. I paid them £15 for title deeds a month ago and have received nothing. I have tried contacting them but no reply. Avoid they are a SCAM!

Absolutely conned as well. For what should cost you £6 on the Land Registry (if their site were working correctly as it was not when I tried 2 days ago) Landsearch or Deedflow or whatever their real name is charge you £41.88. How they manage to get in front of you so you actually think you are still on the Land Registry site is beyond me but they do. BEWARE. DO NOT USE. THIS IS A SCAM

Absolutely conned!
I requested a detailed title plan .
I expected a large scale plan of the plot ,showing detailed measurements of boundary dimensions & other relevant features.
Instead I received a basic A4 OS map with the plot requested outlined in red- that was it .
DO NOT USE THIS SITE
Please take this link off so other people searching for the official Land Registry web site will not be conned in the same manner as I was.

SCAMMERS DO NOT USE THIS COMPANY..THEY TAKE YOUR MONEY AND RUN.BEWARE...CAN THEY BE REPORTED TO ANY AUTHORITY FOR STEALING MONEY AND MAYBE REMOVED FROM THE LINK WHEN SEARCHING FOR THE OFFICIAL LAND REGISTRY.

Unbelievable we do not have a way of getting this business removed. Having paid them £68.35 last October , emailed them a few weeks later asking for an update we have heard nothing. Surely there must be someway of removing their details from Google.
We are so cross for being scammed as we are normally ultra cautious but their details fooled us on this occasion. We are now telling everyone we are in contact with AVOID THIS COMPANY !

DO NOT USE. I used them to get my land registry details, because they said they would send the information in an hour. 48 hours later I hadn't received a thing. There's no phone number on their site - always a tell-tale sign that a site can be dodgy - and when I contacted them they didn't respond. I then discovered I could get the information I needed from the government website for £3, not the £41 Land-search-online charged. Because I didn't get the email from Land-Search-Online I politely asked them for a refund. They refused, twice - despite the fact they hadn't sent me what I'd paid for. I have now submitted a credit card claim.

They say they add value to justify their fee, however they add zero value. They will not do anything hard or complex for you - they just click on the land registry buttons the same as you do. There is nothing that they can do or access that you cannot get yourself from the land registry website.
