Bought a house on Handley Place. From the beginning there were several issues with the sales team who kept mixing me up with another property being bought, disclosing personal and financial information in error. As completion was delayed due to the sales chain, St Modwen put our house back on the market. We had paid a deposit and were just waiting for the formalities but the sales team were not interested. The whole process was very stressful and at a time we were desperate to upsize due to having another baby on the way. St Modwen did not care, they just want your money.
Since moving in we have had little to do with the sales team thankfully but it didn't stop the poor service. The aftercare is impossible to get hold of, even though I chase regularly. Snags are acknowledged and then ignored. We have had to put our own money in to fix some of the snags due to St Modwen ignoring the issue.
Roads in terrible condition and overall site left in a poor state. Do not buy these houses until the development is finished otherwise they will abandon residents with nothing more than false promises.

So many things were promised by the sales people when first looking at properties at Handley Place, but nearly a year on from first moving in, it's apparent that was all marketing nonesense.
No retail outlets as promised, site not finished in summer 2025 as promised and general upkeep, now that most homes have been sold, is virtually non-existent. Even basics such as the roads and street lighting are still lacking making accessing homes hazardous after dark.
Hard to know if this is specifically St Modwen or Miller Homes (who recently took them over) approach to customer care, but either way, it's unacceptable.
We'd move again if we could afford it :-(

I've bought several properties from new build developers in the past. This has been by far the worst experience to-date. No after sales care, all they think about is the money for completion. They don't look after the communities they build and vanish into smoke as soon as defects are raised, taking no responsibility or accountability for their mistakes. Do not buy from these people.

I purchased a 2 bedroom flat at Handley Place in 2024 and discovered over 80 snags shortly after moving in. St. Modwen asked me to leave a 5star review reporting zero snags.
Unfortunately, the issues with the wider estate have been ongoing. The communal areas and landscaping remain unfinished or poorly maintained, and the overall workmanship leaves much to be desired.
Roads are unfinished and causing damage to cars daily. Handles have fallen off internal doors, and the bin store gate has been wedged into the tarmac because no allowance was made for the sloping car park it opens onto.
Communication has been another major frustration. I’ve emailed regularly since April about the gates and several other unresolved matters, but have received the same generic responses each time.
Recently, I was met with an automatic reply stating that the contact email address is no longer monitored, which speaks volumes about the lack of accountability.
Overall, my experience with St. Modwen at Handley Place has been disappointing.
Once the homes were sold, it seems residents were no longer a priority. I sincerely hope the company takes responsibility for addressing existing issues before moving on to new developments.

No wonder they pestered me to leave a review so quickly after completion! Customer service is next to non existent! We have had to chase them for months to replace a communal bin store gate that literally blew off in the wind it was secured so badly and to this day it’s never been fixed! I had to threaten them with the ombudsman to get them to fix a communal access door to a block. Terrible developer and I wouldn’t ever use them again.

Handley Place, Weston-super-Mare
St. Modwen have not completed the road resurfacing in a timely manner and are failing us homeowners. There is a very obvious health and safety risk as driving up and down the road has been made difficult. The residents have been let down following multiple requests to be informed of the planned timescales for rectification and are refusing to engage with residents regarding this issue.
To make matters worse they are failing to finish the site surroundings, as there are multiple tree planting issues, street lights not working (which is another health and safety issue) and the general aesthetics of the site is poor.
The fact that there are all of these issues and not a single St Modwen contractors on site is appalling.

Our experience with St Modwen Homes at Handley Place has been very disappointing. Despite asking many times, they still haven’t dealt with the ongoing problems in our community, including unfinished roads, poorly maintained green areas, not replacing dead planting, no attempt to start let alone finish a lot of the landscaping, and outstanding defects site-wide. I just want them to take responsibility for the current residents before moving on.

We moved into our property at Handley Place three years ago, and since day one, we have experienced persistent issues throughout the house. We’ve had leaks in every room — from radiators, pipes, drainage, and taps. All carpets have had to be replaced due to damage caused by contractors, and several windows were replaced because of poor quality. Even now, three years later, technicians continue to attend our property to repair ongoing flooring issues upstairs.
St. Modwen has also been involved in a long-standing land dispute with a neighbouring landowner who has built a double garage on the development’s land. Residents, including ourselves, have been subjected to shouting and swearing between St. Modwen staff, contractors, and the neighbouring landowner. Despite this, St. Modwen has shown no interest in resolving the matter and has ignored all communication from residents, seemingly hoping the issue will simply go away. As a result, residents are left paying to maintain land that has effectively been taken over by someone else.
The development itself has not been completed in accordance with the sales materials, legal documentation, or approved planning application provided at the time of purchase. Both the sales and customer service teams repeatedly assured us that the site would be completed as per the original site plan, yet these promises have never been fulfilled. Even after escalating the matter to the customer service manager — and receiving written confirmation that the work would be completed — nothing has been done. To this day, there has been no planting, no hedgerows or trees, and streetlights remain unconnected, with no electrical cabling installed.
The behaviour of the customer service staff and management has been deeply disappointing. They deny responsibility, provide misleading information, and once presented with evidence, often cease communication altogether or conveniently move roles within the company — leaving the same pattern to repeat. Over the past three years, the turnover of sales and customer service staff has been remarkably high, further demonstrating the company’s instability and lack of accountability.
I would strongly advise anyone considering purchasing a property from St. Modwen to reconsider. The company’s customer service is virtually non-existent, and the quality of their homes falls far below the standards they advertise. They are certainly not the five-star builder they claim to be.

Moved onto Handley Place locking two and a half years ago, everything went well with the company at the time but since they were taken over things half gone down hill quite fast.
The estate has been left unfinished, dead tree and unfinished verges. Walk ways not complete- edges of the children playground not completed.
We were promised a lifestyle with a greener outlook that just hasn’t been fulfilled.

Handley Place/Locking Mosslands site
The roads: The roads are unfinished and we're due to be complete in March of 2024. We have been left with exposed iron works which have caused damage to my tyres and caused for them to be replaced. I know I'm not the only one with this issue. It's unsafe and a major hazard. We were promised that the roads would be surfaced in October of 2025, 18 months after the proposed date. The top of Faraday Road has had a first surface, but the lower part of the road hasn't even had a base layer. We have now been informed that the road is finished?! We are furious.
In addition to this, some of the bricked roads have been layed but not secured. When walking or driving down them you can feel/hear the bricks moving.
Green spaces: These have been half arsed. Grass areas haven't grown properly due to a few reasons. Rubble has been left in grass beds, and they have laid grass on clay mud where it simply won't grow. Trees were left by the road for planting in some of the hottest weather a few summers back. They were dead on planting. The area simply looks sh*t.
Drainage systems: Not only is there an inconsistent foul smell on site when walking around (we sometimes smell this in our own home too), us and many of our neighbours have experienced blocked drains and improperly sealed water pipes which has allowed for smell to seep into our home. St Modwen blamed us for this initially, until one of their builders confirmed that a few houses have had this issue.
Leaks: Our kitchen sink had a leak due to improperly fitted pipework. We decided to sort this ourselves at our own expense as we could not wait for St Modwen to take action. This is of course on our snag list which we submitted within the two year guarantee. We are still waiting for all of our snags to be resolved. Some of them are pretty major.
We are holding a residents meeting in just over a week and have over 50 people confirmed in attendance from the site. The site management company will be in attendance, but I think it's pretty cowardly that St Modwen have declined to attend.
We will be escalating all issues to the ombudsmen and hope we gain solutions from St Modwen/Miller Homes. That or compensation for the time we have put into trying to rectify issues and the stress and sleepless nights it has caused a whole neighbourhood. I'm just incredibly grateful that there is a strong community spirit here and they picked the wrong people to mess with.
If you are considering purchasing, my advice is don't. There are plenty of builders out there with better reputations who don't play the blame game and pass off your issues to other parties.
Very happy to take half a million off you and very quick to ignore your endless emails, phone calls, visits to the homebuyer hub.

I purchased a house on their Handley Place development in Locking. Initially the customer service was good but I did come under some pressure to write positive customer reviews. Since then my experience has been very disappointing. While most issues with my home have been dealt with, the estate itself is a disgrace. There have been unfinished roads (the only way in and out) into the estate for months now. The raised ironworks is hard to navigate and are really high. The green spaces and little park are also unfinished. Despite raising a complaint with them I’ve not had a response yet. I know others on the estate feel the same.

If you want to be blamed for every snag that your property comes with then you should strongly consider purchasing a St Modwen/Miller home. It'll give you endless nightmares and worries about what could go wrong next.
Sewage smells across the site, debris left from builders, rubble in grass which has killed patches of grass off (it's like they shook a rug with how they laid it), they promised green areas and have delivered a brown site, they stupidly left trees by the side of the road to die and then went ahead and planted them (where is the common sense in that?!)
The woman at the Locking Mosslands site hasn't got a clue and escalates everything (where?! We don't know).
We've had leaks in the property, flooring with pieces missing, damaged bricks... Need I go on.

We were one of the first to move into Handley Place, we said at the time thankfully we are one of the first to move into Handley as it was so difficult to get our snags sorted… good luck to anyone that moves in at the end when they are disappearing off site and this seems to be the case! It took us years of complaint after complaint to get our snags sorted, I really feel for those who have recently moved in.
They have left the site in an absolute state, dead trees, unfinished roads, massive drainage issues which is giving us great concern. We had someone from the water company visit to talk about what to put down drains to not cause blockage, this person admitted that the issue was the developers throwing rubble and building debris down the drains and into gardens.
Most recently they decided clearly that they were done trying to sell homes during the Miller takeover and instead sold a large block to housing association, homes that we were assured would not be social housing… we now have the pleasure of listening to constant domestic incidents, police arrivals, banshees screaming at their children and honestly the most disgusting language. We have young children and it is so upsetting that what was peace and quiet for close to 5 years has now changed to this. Again St Modwen/Miller sold the dream and delivered something extremely different, we can’t wait to move.

We had several issues with the sales team after we had purchased our property breaching GDPR and disclosing very personal information about our family to other potential buyers, essentially random people!! We did complain about this however I don't feel like this was taken seriously as you will be able to see from other reviews that this is a common occurrence with this company.

We moved into a shared ownership on a development still under construction. Not an issue with this. However Since then everything has been abysmal. Downstairs toilet had a blockage in the pipes due to Builders chucking debris down the pipe during construction. Snags not dealt with promptly, for which we are still waiting for some to be resolved. Digging up the grass outside the front of the house as the utilities apparently run under it and couldnt be bothered to notify us that they needed to do works. A water main was hit during this instance aswell. Drivers cutting the corners and crushing recycling boxes. Dead Trees and landscaping not replaced after being promised it will be. Road surfaces not finished several months after construction of properties were finished.
A Leak under our bath as the pipework had not been tightened properly which was causing mould in the downstairs bathroom.
And after hearing about several other properties in the area being substandard including a cooker that was condemned 2 days after the new owners moved in, I am not entirely suprised by all of this.
It seems their biggest concern is building the place as cheap as possible and selling for as much as they could get

We moved into our new build house this summer Handley place. From the get go we had issues, one of the sales team breached GDPR rules multiple times, this was reported but nothing had been looked into. Our boundary lines were cut in our back garden, concerns were raised from day one and still not resolved. We sense no one can be ‘bothered’ to help. The road is horrendous full of rubble, uneven and open drains. The landscaping is a mess, dead trees and overgrown grass, builders rubbish everywhere, unfinished pavements, no dog poo bins, children’s park is unfinished. This is my second house I’ve bought with St Modwens previously and I am truly gutted with the careless treatment this development receives.

My drive out of Handley Place, Locking is horrendous with unfinished roads, raised ironworks and ramps. I suspect St Modwen/Miller Homes will not take responsibility to rectify any of this before walking away and handing over to the residents.

I live on Handley Place, a St Modwen development that looks presentable from the outside but behind the front doors tells a different story. The roads remain unfinished. Surface water collects because drainage was never completed. Streetlights go out for months. Landscaping is dying off. Routine maintenance is ignored. Residents pay full management fees for a site that is still incomplete years after people moved in.
Communication is non-existent. Emails are left unanswered, calls are never returned and written complaints receive copy-and-paste replies that avoid responsibility. Their most recent response to residents confirmed they would be “taking no further action” on several open issues that fall squarely under their original build obligations. That sums up their approach: avoid, deflect and close the file.
The biggest concern for anyone looking to buy a St Modwen home is what happens after completion. Once you have your keys, you lose all leverage. Problems with workmanship, infrastructure or safety are pushed between St Modwen, their contractors and the management company until nobody is accountable.
If you are viewing a St Modwen property, visit Handley Place first. Speak to the people already living here. Ask them how many open defects remain and how long they have been waiting for a response. Keep detailed records from day one, copy every email, and be ready to escalate through the Consumer Code and the New Homes Ombudsman. You will need to fight for every basic fix.
