Shocking service provided by this company charging for providing little to no services taken extra charges for work that is never been done

James Gibb have factored a building we have investment properties in and I have always found Sophie F from the Glasgow office organised and keen to push the maintenance of the building forward and this is essential to protect my investment in the building.
Some people are resistant to pay for factoring but I personally find it essential to keep buildings & developments, dry, safe and well maintained. imagine how difficult it would be to gather funds in from multiple owners!!!
keep up the good work guys

Very poor at dealing with upkeep, maintenance and repair. Slow to react to requests and poor stakeholder and contractor management. Also poor management of finances and payment collection, with additional money being collected via direct debit without warning.

Since August I’ve been trying to get a clear explanation of my factor charges. Despite repeated requests, communication from Ross Moffat and Rachel Hendry has been slow, last-minute, and difficult to follow. I’ve had to send email after email just to understand my own account.
Before anything was properly explained, the situation was escalated to solicitors and even my lender, which caused completely unnecessary stress. I was also promised an account credit that, as of writing this, still hasn’t been applied.
I’m not disputing the charges. I’m disputing the way they were handled. The communication, clarity, and customer care have been appalling. This is the worst account management I’ve ever experienced.

Joke of an institution, charging absolute fortune for the maintenance, does absolutely zero in return, not once in last 5 years roads around the development been unsnowed, gritted or dealt with in any possible way. Grass getting cut about 4 times a year that's about it. Complete frauds. Someone should look into it and check what we are being charged for!!???

Moved out of our property over 5 years ago .. they produced a final invoice which was paid through our solicitors.. after several months of moving out of our property they finally sent us our float money back. Now 5 years down the line they have sent me an invoice for £11.33... for what? If you have miscalculated your accounts all those years ago thats a you problem!! I will not be paying.

Meeting went well with Alasdair Crichton and important notes and photographs were made to help progress to next stage , i.e. professional assessment of works required, and prioritise the most serious work.
Following professional assessment, and production of a plan of works with estimates, agreement of works from the owners will need to be sought.

Polite, friendly. Try their best to fix any problems and prompt to reply

Clear and efficient communications by email. Clear invoicing. Prompt and polite replies to emails. All work on the grounds completed to excellent standard. Emergency works on fallen trees undertaken swiftly and with excellent comms throughout.

Dealing with James Gibb Residential Factors feels like being bled for money at every turn. Charges appear with little transparency and the whole process feels focused on fees rather than helping homeowners.
Communication is poor, concerns are brushed off, and everything is handled in a rigid, bureaucratic way. Instead of support, you get stress and frustration.
I would strongly advise anyone to check every charge closely and keep everything in writing.

Very disappointed services, no one wish to help or speak regarding my issue. Unsure why we paid so much for the factoring . Avoid.

James Gibb is an adequate Factor that tends to keep me well informed. Their invoicing structure is a nightmare tho'.

My apartment block was reissued estimated charges by EDF in August 2024 that totalled over £2000 per resident due to an inaccurate first estimated reading on 1.9.22 (an issue that has likely affected many James Gibb customers). Much of these charges are in breach of Ofgem backbilling rules. All told, EDF charged us £28,476.86 from late 2022 until the end of 2024, whereas our meter reads indicate we used £13,344.72 worth of electricity. Despite being charged more than double our usage James Gibb have provided the following responses: 1.) the charges are accurate 2.) the charges are not accurate, but have been balanced out by undercharging on the previous contract (no calculations to support this, and I wasn’t a resident during that time period) 3.) it’s not their responsibility to ensure the invoices are accurate. What they haven’t done is carry out my request that EDF recalculate the invoices from the meter reads, despite this dispute now running for 16 months. Their response has been reminiscent of deny, delay and defend tactics employed by insurance companies. We ended our contract with James Gibb at the end of 2024 and our costs have cut in half for a better service with Myreside.
*Update 12.2.26* James Gibb's broker has stated that the invoices cannot be recalculated according to the meter reads as the disputed period is more than 12 months old, and that would breach backbilling rules. Never mind that their reissued charges from the 1.7.2024 consist of invoices prior to 1.7.23. Even more comically, James Gibb's broker from Indigo swan has stated that we needed to dispute the reissued invoices prior to 09/23, even though they didn't yet exist. And now I am personally left with an excess charge of £1,458.75 for electricity I never used (£18,963.71 for the block 2 residents in total). On this basis James Gibb have closed the case. What a service!!!

Our present manager is doing very well . Would give five stars if financial team did better xx

Cowboys.
Can't/ won't explain charges on bills.
Ignore even emergency contact - fire alarm going off all bank holiday weekend.
Charge commission on insurance!
Never respond to complaints.
Change your factor - it's not that difficult 😊
*Edit - in response to JG reply. We did leave JG over a year ago and we STILL don't have final confirmation of electricity bills and other bills dating back several years and they won't share the bills with us because they're are apparently far too many for us to manage.
In addition they didn't respond to a SAR in time and then were awkward about how they would share it. I spoke with the ombudsman and will pursue it again once all dealings with JG are complete before myself and my neighbours pursue another tribunal.
