a property factor with no professional values and customer commitment.

A poor company regarding communication and respect for customer liaison. All icing on the cake but no in-depth customer service. At the Dundee branch we have had five development mangers for our property and in general their understanding of property management and customer dialogue poor. Suspect lack of training.
Their billing is poor and error ridden. Any non payment is aggressively pursued with no preliminary discussions.
We were fortunate to have Alan Christie at the Dundee branch to give us assistance but gather he has left!!
The portal is not updated with any current information.
The ad hoc repairs service is abysmal and the owners organise themselves.
Recommending to the other owners to change factor.

Class Action Lawsuit

As some of you have already pointed out, the SNP-led government will not help you in your endeavour to recoup the monetary losses you have suffered at the hands of this thoroughly corrupt establishment, James Gibb Factors. Nor will they (gov't) change the laws. It's an uphill battle for all of you. As I see it, your only recourse to justice is to partake in a class action lawsuit. The primary benefit of this would be that you'd be sharing legal costs with other plaintiffs, and not have to bear the costs alone. Class action lawsuits are not a typical thing in Scotland, but it does exist. (However, like any lawsuit, you are as likely to lose as you are to win, so bear that in mind.)

Response to Review by Sarah 5th July

In response to the review left by Sarah: The effect James Gibb are having on you is unfortunately horribly similar to the effect they have on thousands of people. They behave like criminals because the licence they're given by government to operate as factors allows them free rein to behave criminally and get away with it. I've contacted three ministers for housing/justice at the parliament over the past few years - Shona Robison, Angela Constance, Paul McLennan - and the current first minister. They were all the same - they showed absolutely no interest in me or the problems I was explaining to them but, oddly, one of the housing ministers took the effort to make sure a factor didn't suffer for blatantly flouting the law. Write to your MSP and others in parliament. Ultimately, they are the ones promoting this type of factor, allowing them to make people's lives a misery and turning a blind eye. Also, see if you can get your neighbours to agree to sack Gibb. I'll never forget the day I was in a position to sit down and write a dismissal email to this outfit. I wish you all the best.

Worse than useless!!!

The Glasgow based office of this Company do nothing more than charge extortionate fees for doing absolutely nothing and they replaced a previous factor who were equally incompetent! I've now left 3 messages and 2 voicemails and 3 emails for the development manager and haven't had the courtesy of a response. as a so called service provider, they are failing miserably and I am now considering a move from flat life and factoring companies who frankly take money for nothing!

Terrible factoring company

Terrible factoring company. In the five months I’ve lived in my building I’ve had multiple issues which have been ignored. I have contacted them multiple times regarding these issues. I was then slapped with a £40 late payment fee even though I’ve been trying to contact them to dispute the fees as I’m paying for something that isn’t working.

It's truly astonishing

It's truly astonishing, and frankly enraging, how James Gibb and their parent company, Strathspey Capital, consistently operates with such blatant disregard for its clients, particularly amidst a crippling cost of living crisis. Their management fees, seemingly conjured from thin air, feel less like a legitimate charge for services rendered and more like a direct contribution to the ever-expanding coffers of the fat cats at the top. This isn't just poor service; it's corporate greed weaponised against the very homeowners they're supposedly serving.

Forcing residents to endure eye-watering charges for often non-existent or shoddy maintenance, opaque billing practices, and a complaints process designed to frustrate rather than resolve, is unethical to its core. While families struggle to pay soaring energy bills and put food on the table, James GIbb appears content to line its pockets, extracting maximum profit from every possible angle. It’s a deplorable exploitation of a captive market. Homeowners deserve transparency, accountability, and fair value, not to be treated as an endless revenue stream. This predatory model needs urgent, widespread challenge.

They are absolutely terrible

They are absolutely terrible. They were foisted on us when they bought our contract from another factor. Poor service and ridiculously expensive building insurance costs. Work done by them needs constant repair. Shocking. Any bills in dispute get slapped with a £40 ‘late fee’. There’s actually not enough space here to list my issues with them.

Everyone needs to stay clear

Everyone needs to stay clear of this company. Read, listen and believe the terrible reviews because they’re all the truth. Any good reviews they have is them posting them themselves because not one single person who deals with them is happy to be dealing with them. It’s criminal that they’re still running at this point, especially since they have almost 200 cases at the tribunal.

Their fees are all lies, no one should be paying 100 quid or over for factor fees each month. It’s not right. Ask people who are with different factors how much they pay and they won’t be paying as much as this, I guarantee you. They have no human decency about them. They are pursuing me for an outstanding balance to pay off in the one month. I’ve contacted them about how ridiculous this is, and won’t be paying it. They ignore emails and phone calls, basically couldn’t care about what you have to say unless you have money to give them. I don’t pay by direct debit because they will just steal the full amount out of my account without my permission. If you are continuing to pay them their ridiculous amount, you’re part of the problem. As long as they keep getting away with it, they will keep doing it.

I live alone, pay all my bills myself and just try to get by. How they can expect someone to afford over £500 a month is crazy. And because I’m not clearing my balance, they’re adding a £40 late fee charge each month until the balance is clear, increasing my said balance. I genuinely feel sorry for young families who have to deal with them or single parents because if I had a child and I kept getting ask for these crazy amounts, it would send me over the edge.

They don’t help you, they don’t set up payment plans that are SUITABLE and SUSTAINABLE, and they are quite happy to leave you in financial difficultly as long as they are getting their payments. Priority bills do not include factor fees, so always make sure you’re paying those bills. No point in missing a mortgage payment but paying your factors. Doesn’t make sense.

I personally want rid of them, and will look into ways of getting people to vote them out and bring in new factors. Serious changes need to be made and actually executed. Stay clear of them.

Cowboys

Cowboys. Do not buy or rent a property factored by this company, emails do not get answered, phone calls do not get returned, agents - when eventually tracked down - promise to attend the property and then do not come. The factors agent did then attend the following day after I telephoned and promised work would be undertaken - that was almost a year ago and nothing has happened. I get the impression staff turnover is high, but no matter how poor morale is this should not be taken out on paying customers. Avoid this company if you can.

Wish there was a minus star

Shocking company, do not publish their charges, will not disclose what they pay for services. Dandara development they charge £38,000 for grass cutting which is twice a month between April and September. Plus £28,000 for Administration plus a Management fee. They threaten with legal action at the slightest protest. The deeds say a Residents Committee should be formed but they ignore any requests to commence this. I want them booted out.

James Gibb officially binned! The people who ACTUALLY matter have voted!

James Gibb (JG) most recent West Powburn representatives (Neil Main AND Mark Smith BOTH) were recorded at our EGM on 7.5.25 stating a 24 hour call handling service is NOT a core service.

Historically, we permitted JG a minimum spend of £20 per property for emergency remedials to facilitate the easy remediation of faulty, low value fixes on our estate. It had worked perfectly well for 20 years until David Reid, after appointment as CEO of JG in 2019, decided with the then "Board," that this £20 minimum spend could be mis-appropriated in contractually obligating us to an annual spend with Property Response 24 Limited (a 24 hour call handling service in which David Reid's wife, Lorna Reid, is a 25% silent partner).

No one was consulted, wanted it or agreed to it.

The previous FREE telephone system worked fine, and that is what the NEW MANAGEMENT offered us at our EGM, reinstatement of the FREE emergency call service which they considered to be 'best practice.' They also offered us 20% reduction in our Management Fee and 7.5% reduction in our Insurance.

JG still received NIL POINTS at the EGM (not a singular person voted for them - even with their all singing and all dancing offers) and they are now on notice. 🥳

Of course they've maxed it out. Their WSS states 1 months notice, but also states at their discretion 3 months, so of course they've gone with the "'their discretion'ary" option of the 3 months!

The people who really matter and pay JG WAGES have FINALLY had THEIR say!

David Reid and Nic Mayall, no longer Directors of JG or PMAS 🏴󠁧󠁢󠁳󠁣󠁴󠁿 and yet TPI 🏴󠁧󠁢󠁥󠁮󠁧󠁿 accepts David Reid with open arms? 🤦‍♀️🤷‍♀️

Thanks England! If he moves there we'll be well rid! 😉🥳🏴󠁧󠁢󠁳󠁣󠁴󠁿

And Nic Mayall now demoted to Senior Associate somewhere on his 'trope'ical island in the sky! 😵‍💫 🏖

Cheerio! God-bless! And may Karma hit you both where it most hurts!

Horrific service

Horrific service. They bought over our initial factor back in 2014/2015 and we received a letter informing us of this. Our fees have jumped from £25 a month 3 years ago to around £90-100 a month (for a one bedroom house). They insist on charging us all communal electricity even though the meter is at 0. I have recently sold the property and they’ve charged me £100 in admin fees- just to change a name on the account?? How can they possibly charge me to sell my own house? Now I have my “final” bill through and I’m due back over £130 and they’ve only refunded me £37. I emailed them assuming a mistake but no apparently they are keeping my money back because of a dispute over electricity fees- that I will have already paid. How do they continue to operate? Nothing but thieves.

misleading factor costs

Got keys to a flat ran by james gibb in January 2023 and their costs were £77/month. Within six months the costs jumped to £150/month and now they have taken £303 from my account because the direct debit which they almost doubled in the last year and a half still somehow doesn't cover their costs.

AVOID AT ALL COSTS

AVOID AT ALL COSTS

They are the definition of useless. The charges for what they do carry out are the biggest rip off you’ve ever seen, and when there is a serious issue with their property, such as rotting timber along the perimeter of the roof, they will take absolutely no action

This despite the fact that they have known the issue is allowing RODENTS AND BIRDS into peoples attics.

Totally, totally useless

Disputed items on an invoice

My last invoice from their Edinburgh branch was from 28/11/24 to 27/02/25. In it they included 4 months of communal electricity for September to December at a cost of £249.66 PER FLAT! Previous bills were around £7.50 per month per flat. They also included a charge for lift maintenance even though our block doesn't have a lift.

I've disputed these charges on 3 occasions now and have an e-mail from the development manager stating that the charges are incorrect and that she would ask the accounts team to issue a corrected invoice. However all I've had from the accounts team is two demand notices stating that the disputed amount has to be paid in full with the second notice threatening legal action. Neither demand notice acknowledges that I have disputed items on their invoice.

I have paid in full all other items on the invoice but I dont think I should be paying over £250 in charges which one of their own employees has admitted are incorrect.

James Gibb are a disgrace of a company

James Gibb are a disgrace of a company. False bills, don’t carry out work required. We had water leaking in 2018 from a flat and they refused to gain entry, even when we started to have mushrooms growing on ceiling at main entry. Took until 2021 to address this. Now pulled out of our estate and refusing to give new factors the information
