Leaders - Derby Avis 

Honestly, I have no words. By far the worst Letting agents (unsure on the selling/ buying side), I have ever used. April 2022 my kitchen ceiling collapsed due to an ignored repair I kept reporting. This was repaired at the landlords expense and never looked into properly. Over 1 year on and the leak is back and I have another gaping hole in my ceiling with water running out right next to my kitchen light… but it’s not urgent. Here we are 2 months later no further forward and being constantly ignored. Leaders start repairs then never finish them. My bathroom floor is all ripped, my walls pulled apart and never put back together searching for a leak. My bath panels pulled out and never put back. I was chased for rent that I never owed for a year, then once I filed a huge complaint and they actually looked into the matter it turned out I’d over paid by £260+ so they “credited” back my account and I had a poxy apology. I actually sought legal advice over all that but didn’t take it any further once it was rectified. Now I am in genuine danger with water pouring right next to my electrics I am actually taking it further because nobody at all cares. They never call you back. I’m sorry to say that some of the Admin team and property “Managers” have no time for you, make you feel like you’re a nuisance and are ridiculously unprofessional! You only have to read some of their out of office replies, it’s embarrassing for a huge company. Anyway, this is only half of it. I won’t bore you with the rest. You’ll probs read it in the papers soon 😊 AVOID LEADERS AT ALL

Am still bringing up my story to let the general public know of the ill treatment i received from Leaders and thier landlord who threatened.
I rented a 5 bedroom house from Leaders and was advised that it was long tenancy,so i got myself comfortable knowing i was going to leave in the property for atleast 5 years.They tricked me into taking entering a no deposit scheme which saw me paying more than £50/month for nothing. 6 months during my tenancy, they told me they were selling the property and i either had to buy or leave. I was not yet prepared to buy a property and with all the efforts i put to relocate with my wife and 3 children i was confused,depressed and stressed out that i had to start looking for a new home.I stayed in the property for more than 6 months while it was being sold and paid my rent in full an on time as i have always done. We had weekly visits from different persons that wanted to buy the house which terrified my children. I finally got a new place and i had to spend a lot of money again to move,look for new schools for my children,sygery etc. I made sure the unit was kept cleaner than when we initially moved in. Then a month later leaders sent me an email that i owe them £861 and i must pay the money. I also had the landlord at some point threaten me that since i was not a British citizen, he could make life difficult for me, that he knew people. This people are the worst of humans i have ever had to know. They are heartless and will prey on thier tenants

Having dealt with Leaders in the past and having a poor experience I was nervous to use them again.

However Lucy Hibbitt our letting consultant made the process so much easier and smoother than the previous time!
Much improved and certainly a good service :)

Had a terrible experience with Leaders Derby and in specific their agent, Sophie Morris. Overall, I found them to be highly incompetent, rude, unprofessional and dishonest. I am delighted that my solicitors always forced them to deal with any outstanding issues as the language of legal consequences is the only one they speak. Stay away from this agency, they are ruthless cowboys with no morals or ethics.

The response was very impressive and Georgie is highly professional with customer service and swift to respond to my emails. The option of virtual viewing makes it easier for me that is relocation from one city to another without the need to travel all the way.

Made my absolute day with how quick everything went. Literally within 30 minutes of being interested and applying for the property, I had instant replys and call backs and information I needed to know. Even when the branch was closing soon. I would like to Thank Gemma and Tom for their help and beneficial support. However, at certain times there were delays in email response, but resolves with prompting. Property management and inspections so far seem to be honest and straightforward.

Erin was so friendly every time she contacted me, very helpful and didn’t mind answering my questions. Great customer service, thank you.

Poor communication

Reasonable fees, if they actually do what they charge you for. (they only carried out 1 out of the 7 property inspections they should have.

They lied about their own terms and conditions and told me I had to continue using them while my tenant lived at the property (their own agreement says otherwise)

They send and charge for contractors who do poor quality work. Things quickly broke and we were charged again, they also didn't do all of the work they should have.

They tell you they work with reputable suppliers. They sent someone to price electrical work, they priced over £5,000 and said maybe more is needed following further inspection. I had other companies price this as I thought it was ridiculous and they both came in at around £800-£1000 to be complient. The companies I chose had lots of 4-5 star reviews. The company leaders sent had mainly 1-2 star reviews on google!

They take a long time to pass on messages from the tenant.

They break their agreement, admit to it (accidentally) then expect you to pay to end the agreement.

1 positive, hence the 2 star rating. They did find us a tenant very quickly, although I assume that was likely more Rightmove's doing.

All in all, a bad experience, I would highly recommend you look elsewhere for an agent!

I am a landlord and I have been paying leaders for a full management service on a flat in Ipswich as I live elsewhere. Every time there is an issue, I have to get involved because the people they get quotes from are eye wateringly expensive. Last issue, leaking toilet, £543 to supply and fit including no less than £78 call out charge. Local Plumbers did it for £273, I'd recommend them, by the way. When I queried if they had been to the property to inspect the work they said they'd phoned the tenant who was happy with the repair and, any way, 'Leaders employees were not trained to inspect works' A cooker just two years old, their 'electrician' deemed it 'unrepairable' due to parts being unavailable, rubbish. Last year they added an additional £11/month on my fees to pay for their employees 'compliance training', whatever that is. You'd think that would be included in the business model? I emailed them last August with my dissatisfaction and that I would be looking to move my business elsewhere, to which I received no reply. An indication of their commitment to service?

An out of the ordinary handover to a new tenant handled with sensitivity, persistence and diligence. Thank you!
