Vlotte en persoonlijke intake en heldere afspraken gemaakt over de dienstverlening. Selectie van huurders duurde even. Maar op tijd afgerond. Prettig dat Rotsvast een goede huurder voordraagt en alle coördinatie uit handen neemt.

Rotsvast verhuurd al vele jaren mijn appartementen naar volle tevredenheid. Ze vinden snel huurders en zorgen voor de juiste papieren en contracten. Communicatie verloopt vlot per mail en app. Zou ze zeker aanraden als betrouwbare en loyale partij !

Renting from Rostvast is a nightmare. The renovation used the cheapest materials, and the windows leaked every time it rained, leading to wood decay and mold. Despite claiming an A++ energy rating, the apartment was freezing in winter, dropping to 10°C. Common areas were never cleaned, and on top of that, they constantly raised the rent and service fees without fixing anything. Terrible value and service – avoid this company.

Communicatie was super vlot en alles was snel geregeld! Floor is een hele fijne medewerker en erg vriendelijk en meedenkend!

Really bad experience, when you need something they are not there!!!

Leaving the property: Our landlord has chosen Rotsvast as the agency to rent out the apartment when we leave, but the agent isn't trustworthy. He refuses to compromise viewing times and insists that I stop working and cancel my summer vacation to fall in with his plans. He constantly lies to us as well. When he came to take the measurements of the apartment, he told me that there will be a separated checkout process where they inspect the property, so I left him to go about his business. Later, I hear from the landlord that there was an inspection of the property done by him containing wrong information (we have construction across from us, and we are busy packing). The property they have listed also has pictures of 6 years ago (3 tenants ago), the wrong energy rating, and the wrong description of type of appliances.

Do not trust or believe what the Rotsvast agent tells you. They don't care, and they are not in the business to be cooperative. Avoid them as far as possible.

First interaction with them in 2022: Our first place to rent, being new to the Netherlands, the agent from Rotsvast refused to speak English with us. She skimmed over a lot of the details such as the damaged walls, the damaged floors and the stove & oven not working. She also said that everything will be repaired and fixed before we move in and then told us to use a utility company for our power and gas as it was the only one in Hilversum. Not knowing better, we did as she said just to realise later on that it was one of the most expensive utility companies, and that there were multiple other companies providing power and gas to Hilversum. The repairs never took place, and we had to get another oven, get an electrician to do the electrical work, and get other handyman services to assist us in making this place liveable.

The service was friendly (in Dutch) and convincing. But take what they tell you with a pinch of salt.

They have shown great support when you need to request change on some non-working items that needs to be replaced. Professional enough to inform of any visits and made the key turnover fast and easy.
Recommended for first time tenants like us who came all the way from Asia.

All apartments I went to view were clean and proper, reaching very high standards when it comes to student housing, for an appropriate price. The employee I was in contact with was incredibly sweet, helpful and quick with her responses to my questions and needs. Without her help I wouldn't have been able to find my current apartment which I love. I highly recommend the services of Rotsvast!

Nadat wij hadden reageert op een woning werden wij snel uitgenodigd voor een bezichtiging, heel handig met een datumprikker. Toen wij langskwamen hadden zij alle tijd voor ons en mochten wij vragen wat we wilden. Eenmaal in de procedure om het huis te krijgen waren wij wat laat met het insturen van documenten ivm vakantie. Wij zijn toen persoonlijk door de makelaar benaderd of we dit nog even wilde gaan doen. Hij heeft ons gebeld en ons door het proces heen geholpen. Dit was heel fijn, want wij werden die middag nog aangewezen voor het huis. Toen wij waren geaccepteerd voor de woning kregen wij ook inzage in de inspectierapporten en werden wij wij voor de eindinspectie nog een keer uitgenodigd. Het contract was overzichtelijk en snel getekend. Wij zijn erg enthousiast over de service die wij hebben ontvangen.

Zeer snelle en serieuze reactie ontvangen van deze makelaar op mijn interesse voor een woning in Hilversum. Enthousiaste rondleiding en een prettig contact.

In 2023, I rented a house from this company. Since I had just moved to the Netherlands and urgently needed a place to stay, I rented a house in Tilburg without much research. They took a full €2500 deposit from me on the first day. I never delayed my rent payments, always kept the house tidy, never received any complaints from any neighbours, treated the house as my own, and never delayed the rent payment even for a single day.

During my one year stay in this house, I had no contact with the company except for transferring the rent to their account. At the end of the year, I informed them that I wanted to move in with my girlfriend. Since I didn't want her to stay with me illegally, I sent a polite and understanding email explaining the situation to the company.

However, they responded to my English email in Dutch with a single sentence, saying that if more than one person was registered in the house, I would be evicted. They rejected me very rudely, showing no signs of politeness. When I asked why, they again responded with the same rude tone, simply saying no.

Frustrated by this situation, I decided to move out of the house. I informed them about my decision and handed over the house, in a cleaner condition than I had received it, 15 days prior to my move-out date. They took the rent for the 15 days I left early, and despite expecting the deposit back on the day I moved out, they kept me waiting for a month. They never responded to my emails for a whole month.

Only when I stated that they were withholding my €2500 and that I would take them to court did they finally reply. Their response, once again extremely rude, stated that the deposit would be returned within a month and that there would be deductions because I had left the house dirty and kept pets. It was a lie because I have 30 pages signed by me and the landlady document showing house is super clean. Naturally, I was furious. I had already waited for a month, and they asked me to wait another month, stating that there would be deductions from my €2500.

Imagine a company taking a €2500 deposit from you before you even move in, but then making you wait for two months to return it. They don't care about the inconvenience caused when you have to find and rent a new place.

I eventually got my money back, but they deducted €500 without providing any explanation, invoice, or justification. When I asked them what was dirty about the house, they didn't respond. I asked for an invoice, they didn't respond. This company is a complete scam. Definitely and absolutely do not do business with them or rent their property. If you do, be prepared to jump through hoops to get your deposit back.

Onlangs hebben we onze nieuwe woning gevonden via Rotsvast, we zijn tevreden met het verloop van het proces. De afspraken werden correct nagekomen en we zijn blij met onze keuze.
