I would like to express my sincere thanks to Ben O’Brien and his team for their outstanding professionalism, dedication, and support during a very ‘awkward’ house sale dealing with disruptive individuals.

From the very beginning, Ben and his team were compassionate, understanding, and always willing to go the extra mile. They guided us through every step of the process with patience, clear communication, and genuine care, making a challenging situation much easier to manage.

Their hard work, attention to detail, and commitment to achieving the best possible outcome were evident throughout. Nothing was ever too much trouble, and we always felt supported and reassured.

From the beginning, the service felt disorganised and at times misleading. We were told there was a “pool of investors,” however this did not materialise in any meaningful way during our sale.

They used photos already taken by a previous company and we had to rewrite their initial property description which was littered with errors.

Two of the “managers” we dealt with are incredibly rude and if you raise complaint with them they just shout over you repeatedly.

Communication throughout was poor. When we raised concerns, they were not handled constructively and were often dismissed rather than addressed. Although it was acknowledged to us that the service had “fallen below the usual standard,” nothing meaningful was done to improve the situation.

They provided incorrect and misleading information about their fees - which only came to light some weeks later.

Viewings were particularly concerning. The agent attending appeared unfamiliar with the property and, on one occasion, incorrectly told potential buyers that it was available to rent rather than for sale. Despite being told this individual would not continue with viewings, they remained the person conducting them.

When I raised complaints about this agent I was told she would not conduct any more viewings but she was the same agent who conducted all viewings on our property. She even bought her small child round when doing the viewings - completely unprofessional.

After accepting an offer, we were given inaccurate information about the buyer’s position, which led to prolonged uncertainty, additional stress, and financial impact.

Smoothsale staff then told us to liaise with our buyer directly as he was “being difficult” and they did not want to deal with him!

The lack of organisation continued right up to completion. We were instructed to leave keys at a key safe which, upon arrival, was no longer there — a final example of the poor coordination we experienced throughout.

Overall, the service fell well below what we expected, and the process was far more stressful and drawn out than it should have been as a result. The whole process lasted over 6 months and we did not even receive the offer amount we initially accepted.

This review reflects our genuine experience.

Smoothsale have repeatedly attempted to stop us sharing our experience. We have found this ongoing contact to be intimidating and have had to report this to various agencies. Thankfully Trustpilot have reviewed their complaints and found that the review is genuine and have allowed this to remain online - despite the best efforts of smoothsale to claim otherwise.

I am unclear where the reports of abusive behaviour have come from as this has never been mentioned before now. I can only assume this is a response to finding out that their latest attempt to remove this review have not been upheld by Trustpilot.

I approached Smoothsale because I have been struggling to sell my flat. This had been going on for such a long time, and I was quite desperate. I simply couldn’t understand what the problem was. Now it may be odd to give a 5 star review to a company that didn’t fulfil my request, but I completely understand the context now. The reason for this is that Ben O’Brien went out of his way to help me. I have heard nightmare stories about this kind of business, but Smoothsale stand out for me. The reason for my inability to sell was all down to the upcoming changes in legislation, and I am currently stuck in no man’s land. Ben patiently helped me to understand my situation, and to give me hope. I now have a plan for a way forward, and when the time comes for legislation change, I wouldn’t hesitate to work with them again. A really personable and trustworthy organisation.

Pleasant, attentive, good communication

We were really in a bind after a failed sale with private buyers - Smooth Sale were advertising the property for us and we dealt with Sophie, who was lovely, but the buyers could not get the funding in the end.

We then agreed a conditional offer with a cash buying company but they tried to reduce the price to an unacceptable level, so we went with Smooth Sale, who were able to give us an offer that we could accept. The other company then tried to block our sale by having registered OS1's on our property. Ben O'Brien in particular went above and beyond to get everything sorted and eventually we were able to complete our sale. If Ben/Smooth Sale had not stepped in when they did, I would have lost my onward purchase. 10 stars - highly recommend.
