The Berkley Group Flat Purchase
Working with The Berkley Group whilst purchasing my 1 bed apartment at the Horlicks Factory was an exceptional experience from start to finish, and much of that is thanks to the incredible people I had the privilege of working alongside—Izzy, Ellie, Saied, and Cameron.
From day one, the team fostered an environment that felt both highly professional and genuinely supportive and welcoming.
Each person brought something unique to the table: Izzy’s infectious spirt and clarity, Ellie’s thoughtfulness and attention to detail, Saied’s insight and problem-solving mindset, and Cameron’s collaborative spirit and excellent bow making stills😊. Together, they created a dynamic that made information clear rather than overwhelming.
What truly set this experience apart was how valued and heard I felt. The Berkley Group proactively practiced open and honest communication. My Ideas were welcomed and there was a real sense of mutual respect that made the process both meaningful and enjoyable for my daughter and I.
I walked away not only feeling valued but also with a deep appreciation for the culture and people who represent The Berkley Group and with their efforts make it what it is today.

Difficult buying experience - slow and arrogant legal team were a pain to deal with, but we got there in the end. Moving in experience has been great though, with all snags rapidly sorted out and a lovely welcome from the team on the ground.

4.5/5 premium, but with minor flaws
Berkeley has a strong reputation for offering premium properties, and that is largely my experience with their Glasswater Locks project. Most aspects were delivered against the top standard. There were some minor flaws that stopped me from giving Berkeley a full five stars, however. The dishwasher door catches the plinth and makes noise when opening and closing, and the backing board under the bathroom sink was not fitted at the time of completion. Costumer service is responsive and keeps me updated throughout, but the dishwasher door issue has not been fully resolved. That said, the overall experience with Berkeley is great.
£500m profits, but the Christmas tree didn’t make the cut.
Berkeley Homes has had a stellar year financially, yet at Royal Arsenal Riverside they couldn’t stretch to putting up this year’s Christmas tree. Festive cheer clearly didn’t pass the cost review.
Mind you, they seem happy to build over every remaining inch of green space, so perhaps a tree even a temporary one was asking too much.
Mean-spirited and disappointing from a developer of this scale.

Quality build and professional customer service. Special requests were readily agreed. Choice of carpets, tiling, kitchen colours. House feels solid and substantial. Snags dealt with quickly. Nothing is too much trouble for customer service at this development.

We bought a lovely new flat on Highcroft Development in Wallingford. The whole process was superbly handled by the team. It’s a great place to live - not just a flat.

Woodberry Down is no longer safe
Woodberry Down is not safe! Crime is now so bad that walking outside puts you at risk of theft or stabbing, any time of day, any day. Even cars are being stolen from the street. Berkeley don’t care nor have they done anything to address the rising crime rates. It’s not safe here anymore. The local gangs have also recently started entering the buildings, so we are not even safe inside. Where is the accountability?
Berkeley Homes Is a Total Disgrace – Unsafe, Poorly Built, and Financially Exploitative
Living in a Berkeley Homes development has been one of the most disappointing and frustrating experiences I’ve ever had as a homeowner. For what is marketed as a luxury development, the reality couldn’t be further from the truth. I have lived here for 10 years and the situation is rapidly worsening.
Crime & Safety Concerns
Despite the premium pricing, the area has felt increasingly unsafe. During my time here, I have witnessed numerous crimes including daily phone snatching, attempted robberies at knife-point, trespassing, and break-ins — into bike storage areas and to local shops like Sainsbury’s. There was even an incident involving an elderly resident losing their life, which deeply shook the community. Many residents feel that security is nowhere near sufficient for a development of this supposed calibre.
Shocking Build Quality
The build quality is absolutely not what you would expect from a “luxury” brand. Issues appear early and often — from poor finishes to recurring structural and mechanical faults. Everything feels rushed and cheaply put together, despite the premium marketing.
Facilities Constantly Broken
The communal facilities, which form a huge part of the service charge justification, are frequently out of order. In my experience this includes:
Lifts regularly breaking down
Entrance gates malfunctioning
Leisure facilities closed for repairs
Repeated hot water outages
It feels like something is always broken, and the level of inconvenience is staggering.
Service Charges Out of Control
Service charges are increasing by over 20% each year, yet the standard of maintenance is declining. There is little transparency, minimal accountability, and no improvement in service despite the rising costs.
Overall
For the price point and branding, Berkeley Homes promises a luxury lifestyle but delivers an experience filled with safety concerns, poor construction, constant facility failures, and spiralling, opaque costs. I regret buying here and would strongly advise potential buyers to think very carefully before committing.

Knife crimes on property with no intervention
I’m disappointed with the growing lack of security at Woodberry Down. Crime has noticeably increased, with incidents like phone snatching, trespassing into buildings, and even knife-related events making residents feel unsafe. My husband was mugged at knifepoint, an elderly man was murdered on the property, and the same group of kids from the nearby estate continue to commit crimes on property with no intervention from Berkeley homes. Security presence is minimal and access points aren’t well monitored. For a development sold as premium, this is unacceptable. I hope Berkeley Group addresses these issues urgently, but right now I cannot recommend living here.

Greedy company, bad quality homes
I lived in their development area in Woodberry Down for 4 years and decided to move out. This company doesn't care about you. All they care is money money money. Their slogan: "built for life", seriously? There are many issues in our flat and in the neighbours' too. Broken this, broken that. It took them so long to fix the lift. Water problem, heating problem. The quality is unacceptable. Also, with the crime rate increasing in Woodberry Down, they don't care at all. All they care about is selling new built, turning council houses into modern expensive flats, all gentrification. Don't live in Woodberry Down. Don't live in Berkeley's homes. This is a greedy company and they don't care about you at all.

As a whole very pleased with the property. Excellent overall condition and finish. Staff have been helpful and sorted any issues. A few little niggles such as marks on the carpet were sorted very promptly.
The biggest annoyances are the Kitchen extractor which is functionally useless and the property lacks a MVHR which seems an odd choice. The MEV used was not properly connected (ducting separated from MEV) and made the first shower an interesting experience. It seems incredibly basic that things like this were missed pre handover. In that regard standard new build logic applies, check everything on handover including what’s in the loft.
Annoyances aside it’s a great property overall, the buying experience was smooth and pain free. I would recommend Berkeley to other buyers.
