What an excellent experience! From the first day Jason from the Jarrow Branch came to value my home, offering his expert advice, getting the house on the market and multiple offers in the first day, everything has went smoothly. Emily and the rest if the team kept in regular contact and were always available to answer the questions of an anxious seller.

Excessive buyer fees make low-value properties virtually untouchable.

I was interested in purchasing a small single-car garage being offered with an auction guide price of £10,000. In reality, I would estimate its value to be closer to £7,000.

As a potential bidder, I requested the Legal Pack and was sent a comprehensive set of documents, including the auction terms.

I was astonished to find the following:

> “This property is sold subject to a non-refundable reservation fee of 5% + VAT to a minimum of £6,000 + VAT (£7,200 inc VAT). This does not form part of the purchase price.”

I contacted the team to make sure I had understood this correctly, and they confirmed that I had.

So, if the property sold for £10,000, the buyer would pay **£10,000 for the property PLUS a £7,200 reservation fee**, before taking into account any other costs associated with the purchase.

That means a £10,000 garage effectively requires **£17,200 just for the purchase price and reservation fee**, with the fee alone equivalent to **72% of the guide price**.

For a low-value property, I find that level of fee extraordinary.

**Seller beware, too.** If you are considering listing a relatively low-value property through this type of auction, I would strongly recommend checking what fees will be imposed on your potential buyers. In this case, the fee structure turned what might have been an attractive purchase into something I simply could not justify bidding on.

Really disappointed. We instructed Pattinsons to manage a rental property for us and were promised they would look after everything for us. Sadly the experience has not matched the promise. The communication has been shambolic. Repeated requests from different agents within the agency about the same things which have been communicated to them time and time again. No internal joined up working. This is unfair on both us as landlords and our tenants. The repairs and maintenance service they offer is also extortionate. £100 quote to replace a bathroom lock. I’ve requested to escalate this to a formal complaint now as the service offered is completely unprofessional

Still can't view a property in Birkenhead-Hinderton Road. Been trying for weeks and still can't view it.

As always the staff in forest hall branch are professional & friendly ,they know the business inside out whether thats sales or rentals, the fees are competitive & fair ,keep up the good work & thanks for renting out my property & selling houses for me ,great job

Dealt with Eloise & Pattinson when applying and successfully renting my first property. Really clear communication and updates provided by the team would definitely recommend.

Worst service by agency don't trust them , offered two houses , but agency keeps saying customer want to go with other person although we offered more , I think agency is taking some money from buyer and refusing offer with offers customer service also worst not in clear in sales . I personally recommend please go with different agency.

Just constant bombardment from all there branches all because I liked properties from a central website like right move etc, its constantly phone call and emails, its a joke I've asked 4 times now to be removed true story, another true story they still haven't taken me off there database, fed up with them

Highly Unprofessional and Disappointing.

Several visits to Pattinson Estate Agents in Gosforth have been a complete disappointment. The atmosphere feels dynamic in all the wrong ways—staff members are constantly distracted on their mobile phones, sitting around, and displaying a total lack of self-respect or professional standards.

Worse still, there is a clear culture of dishonesty. I applied for several properties with them, but due to their constant lies and inability to maintain basic service standards, the process fell apart. Gossip and poor customer treatment seem to be the norm behind the scenes rather than actual service.

If you value honesty, integrity, and basic professionalism, stay far away from this branch. I certainly won't be returning.

We put are house on the market with pattersons in January and not many viewings. It was also on market with another agent who did sell it. Seemed ok with feed back from the 2 viewings we got from them but maybe it was due to other agent selling it for us we didn't get alot from them.

I want to say a huge thank you to Jason and his team @Jarrow Branch, along with the auctioneer team. They made a very difficult situation extremely easy with their knowledge, support and even laughter throughout the sale.
I would recommend them to anyone who wants a professional but yet personable experience when selling or buying their next property.

If I could this review a zero stars, i would.

Shocking and Misleading Service. I was repeatedly pressured by a representative called Carly to place a bid on a property, receiving around 18 calls insisting that the seller would accept almost any offer. I placed two reasonable bids within my budget, but was continually told that the seller was expecting more and that if I did not bid again the property would be removed from auction indefinitely.

The auction was originally due to end at 12:00, but it was extended by three hours specifically so I could place another bid. During this time I was repeatedly told that this would be the final opportunity and that the seller was waiting for my offer. Based on these assurances I placed another bid and ended up winning the auction, although I felt heavily pressured and misled throughout the process.

Before making any payment I made it clear that obtaining the remaining funds within such a short timeframe would be difficult. I was reassured that there would be flexibility and time to complete the payment. However, after they took £5,000 from me, the property was placed back into auction just two days later without proper explanation.

At no point before paying was I told that this would happen or given any realistic opportunity to resolve the situation. They are now refusing to refund the money.

I believe I was misled and pressured into bidding under false information, and I am now seeking legal advice and preparing to take legal action against Pattinsons. I would strongly advise others to be extremely cautious when dealing with this company.

The process started after the death of my late aunt,Pattinsons were quick very attentive to deal with our wishes and kept us informed all the way through absolutely awesome experience thank you

Alison and the whole team could not have been more professional. They kept me fully informed throughout the whole process, there were many obstacles to overcome and they remained calm, professional and empathetic throughout, keeping me regularly updated and often gave me information prior to my solicitor. I could not fault them, they made a very difficult process much more bearable and I can't thank them all enough, well done to you all Beth
