Good communication from start to finish. Even though I added questions for the surveyor to comment on after we’d booked a date, he got back to us on everything we’d requested.

Very reliable and experienced
We have previously used Paul Summerfield to survey two properties and I would recommend him 100%.
The process through Gateway is fast and straightforward with a telephone call the same day the surveyor has been to the property followed by an email copy and hard copy if requested.
Paul is very knowledgeable and happy to thoroughly discuss the survey, good points and not so good.
Would be happy to use him again- though hopefully we won’t be moving house again!

It wasn't made clear where to sigh…
It wasn't made clear where to sigh terms and conditions and frustrating to have to go through that procedure before I could have paper copy sent to me.
And then despite making it clear you had my address wrongly stated and promise to correct it, still sent to me addressed incorrectly . Luckily my postman had been alerted by myself this would probably happen !

I understand the terms are a little small on the email body, unfortunately as these are generated via our system, it is the standard font size, however we are making moves to have this increased to a larger size. To add there is nothing to sign on the terms, it's a simple copy and paste of a statement that is required to have on file so we have some acknowledgment in place to provide you cover and also to satisfy the RICS.
On the note about the address being incorrect, I've just looked back at the instructing email we received from you on the 11th February and it appears you may have given the incorrect number to us. When after viewing the report on email and you notified us of this and we did change the door number on the covering letter so it would reach the correct house. I will however look in to this to establish why it wasn't corrected. If you wish for the report to be correct to read the right door number, please do get in touch and we can issue you with an amended report.

Issue missed in property survey report
[In response to the vendor's reply #2]: Thank you for your reply. I respect your point of view as I hope you will respect mine: I believe that the issue was missed at the time of the inspection. I detected the issue directly with an accurate visual check and by touching the external surface (tiles) underneath the toilet, which was damp. In order to find out plumbing or electrical issues, even visible ones, my advice to other customers would be to hire a plumber and an electrician rather than a surveyor.
[In response to the vendor's reply]: Please note that the photograph your team attached didn't show the area where the leak was found i.e. underneath the toilet. The two photographs your team attached showed just
1) a generic picture of the bathroom (not the specific area affected by the leak) and
2) the area under the sink in the kitchen (not relevant, as the leak was in the bathroom).

Unfortunately, I didn't have a good experience with Gateway Surveyors. I reported an issue that appeared to have been missed in the property survey report, but I didn't receive any refund as they stated that the issue was not present at the time of the survey. Should I need to check a property again, I would rather hire a plumber and an electrician directly, and I would go to the property with them while they carry out their checks. The survey conducted in this instance was useless for the intended purpose.

We understand that you did make a formal complaint regarding the leak that came to light when you inspected the property.
We fully investigated your complaint and when replying provided you with a copy of the photograph that was taken at the time of the inspection. This photograph clearly shows that there was no evidence of a leak at the time.
We are therefore unable to take any responsibility for defects that are not present at the time and this is the reason we did not offer you a refund.

Following your original complaint and our reinvestigation of the highlighted matter, at the time of inspection the bathroom floor area around the toilet was tiled / covered with a lino type material. You state you noted a bit of damp ‘under’ the toilet. I would refer you to our terms of engagement that we sent out to you on 2nd Jan 2024 which you subsequently accepted. Section Four – Internal Condition – “We will check floor surfaces that we can see, but we cannot pull back or damage floor coverings.”
We are sorry you were unsatisfied with our report but strongly believe that our report accurately describes the situation at the time of our inspection.
