Avoid Renting with Jacksons Estate Agents Streatham: Dishonest, Unprofessional, and Neglectful

I would strongly advise avoiding Jacksons Estate Agents Streatham - my experience with them over the past two years was a complete nightmare. There are so many examples of their unprofessional and unlawful practice, but I’ve covered a few below.
 
I was left with severe black mould for over nine months, despite calling and emailing Jacksons almost daily to try to get it sorted. The mould affected the walls, bedding, and furniture, and I had to throw away many of my clothes because of this issue. I have asthma and had highlighted that my health was at risk, but they left me living with severe mould for 9 months, only taking action when my dad had to step in. My asthma is now considerably worse because of their neglect. On another occasion, the fire alarm malfunctioned and was going off constantly, but Jacksons claimed this wasn’t an urgent issue and said they would send someone round in 3 days… how is a fire alarm malfunctioning and going off continually not deemed urgent?! The tenants weren’t able to sleep at the property during this time, as Jacksons left us with the continuous fire alarm noise, as well as in a dangerous environment without proper fire safety.
 
During our viewing and offer process, Jacksons made a series of promises that were never kept. For example, they told us the landlord would be replacing all the carpets before we moved in. Two years later, not only had the carpets had not been replaced, but I overheard an estate agent making the same promise to new, prospective tenants at their viewings. They also assured the new tenants at the viewing that there had never been any mould at the property, which was a lie given the months of black mould exposure we suffered. This level of dishonesty is absolutely appalling. As well, our property was advertised as furnished but, after moving it, we found out the house was lacking a lot of basic furniture, including having only 1 dining chair for 3 tenants (it transpired that most of the furniture I had seen at the viewing had belonged to the previous tenants).
 
Due to the issues in the property, such as the mould and a flea infestation (at the start of our tenancy due to the previous tenants having a cat), I had to move out temporarily on multiple occasions. These issues were never treated with any urgency - Jacksons often took weeks to even acknowledge the issue or start repairs. Their complete disregard for our comfort and safety was astonishing. Of course, I don’t know how much this delay was due to Jacksons, and how much was due to the landlord not communicating with the estate agent. However, even if it was the landlord who was slow at responding, as an estate agent, it is your job to ensure tenants have a safe, habitable accommodation and you should be ensuring timely responses from the landlord.

Jacksons took over a month to communicate with us about our deposit at the end of the tenancy and, when they finally did, their proposals were outrageous (and illegal). They accidentally sent us the check-in report for the new tenants, which included an invoice detailing that the landlord had paid £240 for a professional clean, despite having proposed to deduct £385 for this clean from our deposit. As well, the items the landlord had proposed to charge us to remove (charging £70 for this) were all listed in the check-in report - the landlord had kept all of these items but proposed to charge us for their removal. The check-in report we were sent by mistake made it clear that Jacksons and the landlord were attempting to retain as much of our deposit as possible by inflating and adding charges.

Jacksons broke the law on multiple occasions, for example leaving us to live in mould-infested conditions for 9 months, the outrageous handling of our deposit, and sending people to the house with less than 24 hours' notice on multiple occasions, even after I repeatedly asked them to stop doing this. They demonstrated a complete lack of care, professionalism, and responsibility throughout our entire tenancy. They left us living in dangerous, unhealthy, and often uninhabitable conditions, and only responded to issues when I took extreme measures, like threatening legal action. Their dishonesty, broken promises, and disregard for tenant welfare are disgraceful. Please do not rent through Jacksons Streatham – my experience was truly horrific, and no one should have to go through what we did.

UPDATE: Jacksons replied to this review saying they'd been in touch. They have, of course, not been in touch.

Tenant/ The relationship with the Jacksons team…

The relationship with the Jacksons team has been a very good one for me starting from the house viewing and until the end of the tenancy. The communication was very transparent, clear guidance and a very smooth one. They helped and supported whenever I needed any assistance.

It worked out well with Jacksons

After working for three months with my builder and spending a lot of money to get my rental flat in SW16 in good order I entrusted it to Jackson’s rental team .
As Alex Bland said “we are good at matching people up “ ( landlords and tenants) Thankyou to Paul Rooney and his team of whom I met three attentive polite and helpful rental agents . I had plenty of opportunity to ask questions and there is a lot of compliance to understand all of it taken step by step during the journey to find a tenant .
Thankyou for all the viewings and to Alex in particular who matched my garden flat to two lovely applicants. Thankyou to Alex for injecting the sense of humour that was so helpful in sometimes what seemed a stressful time along with the utmost patience and professionalism . Thankyou for the attention to detail you gave to my documents and ensuring their compliance. And for always taking calls and working what seemed like late hours in the office . I would highly recommend Jackson’s estate agents .

Incompetent at best

Incompetent at best, crooks at worst.

As a tenant renting a Jacksons property, I have never found them to be anything short of useless and money-grubbing. Bear in mind, folks, that Jacksons get more money from landlords if they manage to drive you out of the property so they can re-list it. Myriad problems with the property have been reported and ignored, the letting agents cause constant miscommunication with late contracts, and on several occasions, lying to us about our rights as tenants.

KNOW YOUR RIGHTS AND AVOID LIKE THE PLAGUE

Issue Management

We’ve lived in a Jackson’s managed property for 2 and a half years now and any time we’ve had an issue Shakira has been my go to person. She is pro active, efficient and always willing to get to the bottom of the issue. Would be lost without her!

Lots of talk, no real action or results.

I honestly don’t know where to start with this lot after wasting 4 months on the market with these amateurs and lost opportunities for properties. I instructed Jacksons to sell my property and from the get go they used every stereotypical real estate agent tactic to get my instruction, threw in lots of buzz words/phrases, but got no results.

They over valued my property claiming “record breaking sales” then offered long contract terms, fairly high fees and a “massive database”, weekly updates, etc I was pretty skeptical about their valuation, but I managed to negotiate them down on the contract length and fees without much argument, but that’s probably where I should have spotted the trap.

After the first week I had a viewing, but as I predicted the price set was far too high and the buyer went for another property. After that we had barely any viewings and after I threatened to use my cooling off period to cancel the contract, they promised to “up the ante” on my property to prove their worth and "flood the property with viewings". Unfortunately all of those viewings were a waste of time because every single piece of feedback was “lower the price” OR “I’m looking for a garden”; I mean why are you bringing people who are looking for a feature I didn’t have? What a waste of time and not only that, I had to chase them to get feedback despite the promises of weekly feedback.

In retrospect, I felt that Jacksons’ agents were young, inexperience and handed a pretty tough situation by their business development people who focus on signing people up no matter what without any consideration for the impact on lives. It's just all about that commission and the classic tactic of “get them in with some wild valuation, sign them up and haggle down the price since they're stuck with us”.

After handing in my notice I went to a different agent and my property sold in 2 weeks, and now I’m happy in my new home. The difference was the new agent didn’t bs me, offered realistic and useful advice, brought in real buyers and actually had a team of experienced agents who got things done.

Interestingly, Jacksons sent me an unsolicited marketing email saying “more record prices being achieved near you!”. The cheek of them sending an email to me after all this, and I didn’t even opt in for marketing emails nor does it have an unsubscribe link, which goes to show the type of agents they have.

To close, AVOID Jacksons and don't fall for their tricks. You'll save yourself alot of time and stress.

Rude agent

The agent acts nice at the start, but then 'force' you to make a higher offer on the property, because 'the owner would want to sell it to me if I match other bid', meanwhile he told me more people will visit the property today. Calling me non-stop even when I told him again and again that is my final offer. He could not control his temper at the end when i refused to make a higher offer.

I used Jacksons as a tenant for a…

I used Jacksons as a tenant for a couple of years and had a really good experience with them. They were one of the best estate agents I've had in a long while! When we had any issues, they were usually pretty prompt at replying, and we almost always knew who our key contact was.

I didn't quite give 5 stars as there was an ongoing issue with a pest infestation during our tenancy (a problem throughout the building). It was unclear who was at fault but there were long delays in communication and some things were not followed up. We left after 2 years and it was never resolved.

But by and large they were professional, friendly, helpful and quick at responding. As many of us will know this makes a huge difference to your life as a tenant but is not guaranteed, so we really appreciated it!

Do not buy from these estate agents. My partner and I put in an offer on a property on a Friday morning, meeting the asking price. Even the estate agent indicated that our offer would be accepted. However, Jacksons did not immediately present our offer to the vendor/seller. Despite making several calls to check on the status, we were consistently given evasive responses.

Over the weekend, they showcased the property to numerous other potential buyers instead of submitting our offer. We have calls and emails confirming this delay. Finally, our offer was accepted on Monday.

Then, on Tuesday JACKSONS ESTATE called to inform us that other viewers had visited the property over the weekend and someone had made a slightly higher offer. He asked for our next best offer, clearly attempting to incite a bidding war. Rather than engaging in this unscrupulous behavior, we decided not to proceed with them and withdrew our interest in the property. We refuse to work with such disgraceful and greedy estate agents.

- UPDATE - They emailed to apologise and state that one person was let go from their team, for similar behaviour. yet in my opinion it was their WHOLE TEAM who was in on this. They knew what they were doing. After writing us, they have now disputed to trust piliot that I had named and shamed the person responsible. Evidently either they haven't let that person go or they are still refusing to accountability! DO NOT BUY FROM THIS FIRM. This is a SELLERS Agency, not a BUYERS AGENCY.

Seamless process renting in SW London

I'm currently renting through Jacksons Estate Agency in Streatham (Streatham Hill) and have had an excellent experience throughout.
I have rented throughout London for ~10 years and this has been the best experience I have had with an estate agency. The viewing process, offer, review, and acceptance was done within a 24hr turnaround time, with all three of the properties we viewed on that day being close to or matching our expectations. Our main point of contact, Elizabeth Blackwood, has been helpful in communicating and resolving any issues and answering any questions; similarly, the maintenance and corrections done to the property by Ghigo were efficient and timely, both were a pleasure to work with.
I strongly recommend anyone in the SW London area to work with the above.

Incessant phone calls despite asks to stop

Incessant with phone calls. I’ve requested more than 8 times to only receive emails and not phone calls as I have been getting calls non stop during my working day. I’ve been property shopping for a long time and know what I’m looking for, so want to see pictures/location/specs in an email or online before I’d agree to view in any case, so there is absolutely nothing I need to be phoned for that I can’t pick up or follow up on via email.
Despite this, I got 7 phone calls in one day from different Jackson’s agents (1 even called back a second time in the afternoon after I’d politely requested not to be contacted via phone only that morning). Each and every call I was told they would make a note on the system of my preference to only receive emails and never phone calls, which obviously never happened as the calls kept coming.
I’ve also been getting duplicate emails from the same agent for the same property on multiple times.
Other than blocking each number that calls, I don’t really know what to do anymore because I do want to be able to be contacted if it is specifically on a property that I have actually enquired on.
Just not the countless phone calls for properties I have no intention of viewing (particularly not blindly).
